Building Maintenance Technician

Job Description: This is a full time, hourly position. The position is to provide maintenance and repair of the buildings associated with Ability360 properties and ensure cleaning of the facilities to provide an impeccable and safe environment for all consumers, vendors and tenants. We are looking for an individual who can work independently and with co-workers while at the same time possessing the ability to use common sense to accomplish the tasks required efficiently and effectively. We are looking for someone who is self-motivated and willing to step in and help out wherever necessary.


Duties and Responsibilities:  The primary responsibility of Maintenance includes:  Painting  Electrical  Plumbing  Carpentry  Grounds/landscaping  Cleaning  Must be able to complete work order forms, take direction, be organized and have the ability to effectively communicate with supervisor, employees, consumers and tenants  Must enjoy working with tenants/employee's at the property and take on all tasks with a friendly "can-do" attitude  Perform all aspects of property maintenance, including preventative, corrective, deferred and emergency maintenance  Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations  Maintain accurate inventory control of tools, equipment and supplies.  Perform maintenance inspections and repairs on vacant areas  Assists the Building Maintenance Engineer on special maintenance projects  i.e., preventive maintenance of building components and/or mechanicals  Serve as off duty maintenance providing evening, weekends and holiday emergency service  Ensure exterior curb appeal of the community and cleanliness of grounds  Recommends measures to improve methods of operations, performance, safety and quality of service
 Move and assemble furniture as needed including modular furniture
 Pick up wheelchairs and durable medical equipment for the Loan Closet
 Deliver office equipment and/or heavy filing cabinets, etc to Ability360 offices
 Set up tables and chairs for meetings in the conference center or other meeting spaces
 Driving Ability360 consumers for larger social and recreation programs
 Accessible Van Training to be completed within 3 months
 Perform other job-related duties as assigned


Hours: Work schedule requires a great deal of flexibility and is dependent upon program needs and will include some early mornings, evenings and weekends. Primary schedule will be Tuesday through Saturday , Please only apply if these days of the week are possible.

Under general supervision perform skilled work involving the operation, maintenance, repair, alteration and additions to HVAC, electrical, plumbing, and mechanical building systems, building furnishings and site improvements.
ESSENTIAL JOB FUNCTIONS are listed below:

1) Assist in performing preventative/predictive maintenance on, troubleshooting, repairing, installing and operating various types of HVAC-related equipment, emergency generators, and general building mechanical, electrical and plumbing equipment and systems in accordance with industry standards and mechanical, electrical, plumbing and building codes.

2) Perform general building maintenance and repair related to drywall, masonry, painting, ceilings, roofing, tile, carpets, windows and other related items.

3) Monitor the work of and/or assist others, including contractors, engaged in maintenance, construction and operation activities. Ensure work is completed in compliance with contract terms and conditions and in accordance with company safety, security, environmental and conduct rules.

4) Perform general housekeeping duties as required, such as, assemble, move, repair, hang and adjust furniture, wall hangings, doors, windows and other office items, assist in snow removal, storm damage cleanup, lawn maintenance, spill cleanup, inventory management.

5) Procure necessary quality parts and material in the most economical and accepted manner, with guidance from supervisor.

6) Maintain records, including inspection documentation, and submit reports as required.
Requirements
NOTE: Position will be filled at the title and salary grade level commensurate with the qualifications and experience of the selected candidate as compared to minimum education/experience requirements stated below.

Education: High School Diploma or GED
Experience: One (1) year relevant experience in HVAC, Electrical, Plumbing, or Carpentry; Two (2) years of experience as a Building Maintenance Technician B, or Three (3) years equivalent external experience, required for consideration as Building Maintenance Technician A.
Licenses/Certifications: Must possess and maintain a valid state drivers' license.

OTHER REQUIREMENTS - ADDITIONAL INFORMATION:

Successful completion of the Construction and Skilled Trades (CAST) pre-employment test required for consideration.

Physical demand level is Medium: Constant standing, frequent walking; occasional pushing, pulling, lifting, climbing, squatting, kneeling; This position requires lifting, moving and carrying equipment up to and in excess of 50 lbs;
Requires working indoors and outdoors in all weather.

Electrician or HVAC license or CFC refrigerant certification preferred. Must be willing to pursue the certification.

Overtime required.

Overnight travel may be required. In addition, scheduled as well as unscheduled, weekend and evening shift work may be required. Will be expected to respond to emergency call out work.

Requires the ability to utilize a computer.

Responsibilities

REHAU Incorporated, a leading international polymer manufacturer, is seeking a reliable Building/HVAC Maintenance Technician at our Americas Region headquarters in Leesburg, VA. As a Building Maintenance Technician, you will work with a team that is responsible for the general appearance and maintenance of the property to help maintain a great work experience for our employees and tenants. Specific job responsbilites:

• Monitor property for any repairs or replacements that may arise.
• Complete work requests for general maintenance.
• Utilize several trade skills such as plumbing, electrical, painting, roofing, heating & cooling, carpentry, furniture assembly, & locksmith tasks.
• Reviews assigned work orders. Estimates time and materials needed to complete repairs.
• Assists with troubleshooting and repairs of buildings and installed systems to include plumbing systems, kitchen equipment, roofs, drains, shop, and HVAC.
• Supports maintenance of facility property by performing such tasks as raking, sweeping, leaf blowing, or snow removal.
• Responds quickly to emergency situations, summoning additional assistance as needed.
• Works with supervisor to assist in monitoring building system operations and performance.
• Occasional on-call duties.
• Create and maintain a safe work environment.

Qualifications

• 1 - 2 years previous experience in maintenance preferred
• Basic knowledge of electrical systems, plumbing systems, and painting
• HVAC and EPA experience is preferred
• Valid drivers' license and insurance may be required
• Must be able to lift up to 50lbs
