General Maintenance and servicing operation throughout the facility to include but not limited to: plumbing, basic electric work, painting, carpentry, snow removal, ground, preventive maintenance and similar functions. This position has rotating On-Call responsibilities for urgent situations. Under the general supervision and work direction of the Director of Building Services performs a variety of general maintenance and repair to maintain buildings, equipment, fixtures and grounds in proper appearance operating condition.

Required to use a variety of hand tools, power tools, bench tools, and other equipment to perform assigned duties. Operates all equipment and utilizes all tools in compliance with the safety standards of its operation and utilization.

Performs all duties in a manner in keeping with the safety of self and all others. Keeps worksites clean and orderly. Is aware of client safety concerns when working in occupied homes and/or programs.
Reports all unsafe conditions to immediate supervisor in a timely and responsible manner.

Responds to a variety of maintenance calls / work orders and performs repairs in a timely manner ensuring the services to clients, staff and visitors is not compromised.

Assists in all aspects of grounds and roads care to snow removal, lawn mowing, planting, and yard cleanup as required by the season.

Utilizes maintenance soft ware (PMWORK's) to manage completion of work orders in a timely manner. Accepts and records completed work orders with appropriate notations to date, time and costs. Enters Asset Management data related to capital purchases and improvements.

Access company properties/homes for items in need of corrective and preventive repairs. Enters said items into computerized work order system for assignment and follow thru by self or others.

Repairs and services machinery, furnishings and other equipment within the facility; to insure such equipment is safe and operable.

Is knowledgeable/familiar with appropriate MSDS forms that relate to all substances used on the job. Utilizes all substances on the job according to the MSDS guidelines for safe and proper utilization and immediately brings any and all questions regarding such to the employee/s direct supervisor.

Ability to read, write, and comprehend safe and proper use of chemicals, materials and equipment used in performing one's responsibility.

Physically able to use power tools / equipment in a safe and proper operating condition.

A high school diploma or G.E.D is required. Post secondary vocational training is desired.

Experience of three (3) to five (5) years of progressively more responsible duties in the building maintenance trades is desired.

Possess basic computer skills and/or ability to learn.

Must hold valid Massachusetts Driver's License.

Proven safe driving record.

Must be able to work independently and use initiative to complete work in a timely manner. Must have good analytical and judgment skills to problem solve while completing a variety of assignments with minimal supervision.

Must have excellent interpersonal skills as the incumbent will interact with clients, all levels of management, affiliate staff and fellow coworkers.

Knowledge of Massachusetts building, plumbing and electrical codes is desired.

Pay Rate: $19.00 + per hour DOE

In this role you will:

• Perform 3-year maintenance and service calls on Mobile Offices when instructed

• General repairs to mobile office units using carpentry and other skills relevant to the task

• Install/remove counter tops, plan tables and movable partition system

• Perform electrical troubleshooting in mobile/modular units as well as reworking electrical

• Perform basic plumbing in mobile and modular units

• Install security items such as deadbolts, latch guards, and security bars

• General cleaning of interior and exterior of mobile and modular units

• Keep yard and working areas in a clean, working order

• Load units with foundation materials and entry systems

Skills/Qualifications:

• Experience working as a Carpenter, Foreman, or Field/Customer Service representative with limited to no supervision

• Strong customer service and teamwork skills

• Knowledge of electrical and or mechanical systems

• Plumbing and electrical troubleshooting and repair

• Provide an acceptable driver's abstract and maintain a valid driver's license and acceptable driving record per Pacific Mobile standards

• Help branch to achieve annual Key Performance Indicator (KPI) goals

Physical Requirements:

• Climbing up and down on ladders and equipment

• Ability to work on concrete floors and uneven surfaces for up to 8 hours

• Ability to lift 50 pounds

• Ability to pick-up a minimum of 25 pounds consistently and carry up to 250 feet unassisted

• Work outside in all weather conditions

• Ability to work more than 40 hours per work week and up to 12 hours per day

Summary

Responsible for the proper operation, repair, and maintenance of all assigned Air Handling/Conditioning Systems including, but not limited to, the following: various types of refrigeration equipment/systems, various types of humidifying equipment/systems, furnaces (gas, electric, solar), various types of boilers, various types of fans, various types of heaters, controls associated with any and all air handling systems in use, and duct systems. Provides technical support and assistance to Air Conditioning Mechanics and performs other duties as may be assigned.

General Duties

Duties include, but are not limited to, the following:

1. Performs building maintenance engineering and other miscellaneous maintenance/repair duties which include moving, changing, trouble-shooting and repairing mechanical and electrical building systems/ devices (fire alarms, security, lighting, elevators, air conditioning, kitchen, plumbing, etc.)

2. Reads and interprets drawings and specifications

3. Tests and diagnoses trouble using specialized tools and test equipment

4. Performs functional routines and adjustments/repairs on complex building systems/ equipment.

5. Programs digital building electronic automation systems.

6. Analyzes system problem printouts and takes appropriate action.

7. Gathers/records data and prepares reports

8. Orders material, parts, and building supplies as required.

9. Makes decisions based on analysis, technical knowledge, and capabilities of equipment.

10. Follows all appropriate laws, Company policies and procedures.

11. May be required to perform additional duties and tasks as required by the Company.

Basic Qualifications

1. Tests- Results obtained in standard tests for this position must meet minimum requirements established by the Company, in accordance with Company policy

2. Working knowledge of electrical, mechanical and/or digital theory.

3. Working knowledge of HVAC electrical systems.

4. Working knowledge of B.A.S., fire alarm and plumbing systems.

5. Working knowledge of, and manual dexterity to use, various hand and power tools and associated test equipment.

6. Working knowledge of automated building controls.

7. Demonstrated effectiveness to interpret and use blueprints/schematics/wiring diagrams/manufacturer's specifications.

8. Working knowledge of job-related equipment.

9. Physical condition to perform job duties including seeing/hearing; fingering/feeling/handling/ reaching; bending/crouching/squatting/kneeling; pushing/pulling/lifting/carrying weights in excess of 50 pounds while climbing ladders (heavy work).

10. Able to work from a stepladder, climb to rooftops and ascend and descend by extension and/or stationary ladders.

11. Demonstrated effective communication skills.

12. Basic keyboard skills, alpha and numeric.

13. No diagnosed condition(s) as defined by applicable state law(s) likely to cause loss of consciousness or control while driving and must be mentally alert to work around moving machinery and live electrical circuits.

14. May require a Building Engineer's certification and licensing.

15. EPA Universal certification required (CFC).

16. Advanced knowledge of commercial air conditioning and heating.

17. Tolerance to work in confined spaces.

18. Able to perceive differences in color.

19. Working knowledge of organizing, planning, perceptual, and analytical skills.

20. Tolerance to work in outdoor environment and/or areas that are damp and dirty.

21. Tolerance to work with chemicals such as: refrigerants (freons), gasoline, lubricating oils/greases, number 2 diesel fuel, fiberglass, contact cleaner/solvents, acetylene, acetone, paints, silicone, ammonia, cement, asphalt, acids, rubber, methane (sewer gas), coal tar, and adhesives.
