Community Healthlink is a multi-service, private, non-profit organization committed to promoting, maintaining and restoring the dignity, well-being and mental health of individuals and families in Central Massachusetts.

The Building Superintendent works at the many program facilities around Worcester County doing maintenance, repairs and general upkeep.

+ Perform a variety of routine facility maintenance and repair duties including basic carpentry, plumbing and electrical

+ Perform routine preventive maintenance to ensure that buildings continue to run smoothly, systems operate efficiently, and the physical condition of buildings does not deteriorate
+ Record repairs of maintenance information

+ Read work orders to determine repairs needed

+ On call hours may be necessary

The Building Superintendent reports to the Director of Maintenance. In this role the Super is responsible for the day-to-day operations of a newly constructed 350+ unit apartment building, all of which are affordable to low income apartments. The Super is responsible for ensuring that janitorial, life safety, repairs/maintenance and tenant services are implemented and carried out in a manner that is consistent with owner directives and NYC Housing Maintenance code.

Essential Functions:

  • Supervises a team of maintenance staff to carry out the interior and exterior maintenance program for the properties. Provides staff supervision, training, motivation and assistance as necessary. Evaluates work performance of maintenance/service staff.
  • Responds to work order requests from property management staff and occupants to ensure that maintenance issues are being solved promptly;
  • Insures that all maintenance documentation and reports are completed accurately, on time, and in accordance with company policies and procedures;
  • Responsible for the Turn over and preparation of vacant apartments for new occupancy;
  • Ensures compliance with building safety and security codes;
  • Ensures full compliance with requirements of HDC, HPD, HCR, and other governmental and oversight agencies and lenders;
  • Manages and performs preventative maintenance services;
  • Conducts daily, weekly and monthly physical inspections of common areas as well as move–in and annual inspections of units;
  • Orders, purchases and maintains inventory of materials, supplies and parts. Assists Property Manager with the development of the annual maintenance/service budget;
  • Schedules outside vendors and obtains competitive quotes for work to be performed and monitors completion of work performed;
  • Manages pest and rodent control plans;
  • Provides emergency on-call services on a rotating basis with other maintenance/service staff;

Job Specifications

  • Must possess strong customer service skills. Must be able to effectively communicate with residents, staff, and vendors to ensure the safe operations of buildings.
  • Must have a minimum of 8 years of comparable work experience; or with a 4 year college degree, a minimum of 5 years of comparable work experience;
  • Must be able to effectively train and supervise other maintenance/service staff through the course of the work day. This should include the ability to fairly evaluate maintenance/service staff performance, provide constructive advice when needed, and working as a team leader;
  • Must possess a solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance service and repair; heating, ventilation and air conditioning (HVAC) systems; and ability to use power machinery properly and safely.
  • Must possess the ability to read, comprehend, and follow simple to moderately complicated verbal and written instructions. Must possess basic math skills (addition, subtraction multiplication, division and percentages, etc.); Must be able to work with multiple deadlines, maintaining control over projects assigned within time frames allowed and changing priorities.
  • Must be able to diagnose and repair equipment or appliances, which are not easily seen or reached, i.e. under counters, or ceilings, etc.
  • Must have access to reliable transportation.
  • Work requires the ability to maneuver or move heavy equipment, appliances, supplies and tools which may weigh up to 100 pounds and the ability to inspect roofs and/or roof-top equipment.
  • Experience in renovations and a skill trade profession (e.g. electrician, plumbing, HVAC) is a plus.
  • Strong computer and systems knowledge is preferred;
  • Certifications in HVAC, boiler, sprinkler, plumbing, is preferred;

Working Conditions

Job environment entails working indoors and outdoors. Outdoor conditions may be affected by weather conditions ranging from rain or snow to excessive heat. Regular exposure to cleaning supplies, paint, and power machinery. Work order requests may involve working in occupied or unoccupied units in varying degrees of cleanliness in a small apartment building.
