The Assistant Superintendent is on the front line of building maintenance and upkeep. They are responsible for ensuring that all maintenance issues throughout our buildings are identified and addressed in a timely manner.
Keep a log of their time as reporting mechanism for property managers
Ensure availability 24 hours for emergency call status
If for whatever reason they are unable to be on a call status for a specific period of time (i.e. vacation or sickness) they must inform the property manager as soon as possible and arrange for alternative coverage.
Failure to respond while on call is dereliction of duty and can lead to sanction including potential termination.
Conduct complete inspections of their buildings once per week
Maintain written records of these inspections
Whenever supplies or service contractors are needed, call the manager ahead of time so that a Purchase Order can be authorized
Meet with the Building Maintenance Supervisor and the Property Manager to discuss building issues/concerns once per month
Perform all work orders within a reasonable amount of time and request signatures from tenants as appropriate. Work orders shall be considered completed once the tenant has signed. If the tenant refuses to sign the super must inform his/her manager
Work must not be performed in an apartment without work order
In case of work emergencies, responsible to use discretion and inform management as soon as possible of the emergency, if possible prior to performing work
May not perform work in apartments for personal profit
Obtain and maintain all necessary certifications and licenses necessary to adequately perform their duties.
Maintain all floors swept and mopped on a daily basis
Spray buff all floors on a weekly basis

Position Summary: The Intermediate HVAC Technician is responsible for installing, maintaining, and repairing heating, ventilation, and air conditioning systems. This position requires knowledge of HVAC systems, troubleshooting skills, and the ability to work independently and as part of a team.

Job Description:
Our stores depend on the Facilities Technicians to keep the entire building operation running smoothly and ensure a safe and clean working and shopping environment for employees and customers. In this role, you'll work closely with the store and division maintenance team to execute vital preventative maintenance programs to ensure your store is in good repair and equipment is running smoothly. What will I do?
* Continuously inspect both building and grounds, looking for repair opportunities, and ensuring a safe and clean work and shopping environment
* Perform simple repairs, replacements, and maintenance on basic parts including (but not limited to) case doors, shelving, fixtures, ceiling and floor tiles, carts, racks, gaskets, hinges, filters and basic plumbing/plumbing fixtures, and restroom facilities
* Perform basic painting/touching up of interior/exterior doors, office, walls, trim, etc.; assist with small in-house, divisional projects, or tasks as needed
* Collaborate with the store Maintenance team members and Store Leadership; execute a Preventative Maintenance program for store equipment and facilities; troubleshoot emergency issues while assist in coordinating and monitoring resources and resolutions
Required Qualifications
* Previous mechanical or related experience
* Experience with mechanical/technical projects including home improvements, remodeling, general repair/handyman work and effective and safe use of power tools
* Basic Computer skills/Knowledge

General Purpose
The main purpose of the Service Technician is to repair and provide basic maintenance for products brought in for service by customers and to assemble new products for the sales floor while providing excellent customer service.

Reports to: Power Equipment Service Manager
Duties
Ensure that customer and co-workers receive an outstanding friendly experience, maintain outstanding standards, have a solid product knowledge and all other components of customer service.
Repair and maintain all equipment brought in by customers to their specifications
Communicate with customers regarding the status of their service, and notify customers regarding any changes in repairs that need to be done beyond an initial estimate
Prioritize tasks and stay on schedule with maintenance orders and repairs
Ensure mechanics are on schedule with maintenance orders and repairs
Make sure that all parts are available in order to complete a customer's repair; contact the Parts department if additional materials are needed
Communicate with Service manager regarding the status of repairs
Keep all areas of the department clean and organized: Benches and service bays
Make sure tools are in good working condition and report any problems to management
Test machines once repair is completed to ensure good working condition
Seek assistance when help is needed in completing a repair job, and assist others in the department when requested
Physical Requirements
Employee must be physically able to:
Ability to operate and use all equipment and tools necessary in the department
Ability to move or handle merchandise generally weighing 50-75 pounds
Bend, squat, stretch, climb and lift
Ability to quickly make coordinated hand and finger movements to grasp, manipulate, or assemble objects
Qualifications
Familiarity with parts and components of engines and the tools required to fix them
Ability to look at engine components and diagnose repairs necessary in order to fix them
Use logic and analysis in order to determine the strengths and weaknesses with using certain approaches
Ability to prioritize tasks and manage one's time
The ability to read and understand information presented in writing
Ability to use critical thinking to solve problems, handle conflicts and serve the customer
Ability to work overtime as needed
Ability to work in all weather conditions
