Job DescriptionDescription:
Loan Servicing Coordinator is responsible for reviewing closed loan documents for accuracy, missing documents, proper signatures, dates and other relevant data and enter information into tracking software; review other legal documents as needed, image and index all loan files and proof unloaded loans; maintain an accurate filing system of all notes and credit files; reconcile loan disbursements; and compose and send routine correspondence and reports as needed.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
May complete callback of daily loan system reports to ensure proper payment posting, exception corrections and loan data.
Review tickler reports to ensure collateral insurance and other ticklers are being monitored and followed, including, but not limited to, receiving collateral.
“Board the loan” onto the loan system, ensuring that the appropriate information is entered in the correct system fields (ticklers, flex date fields, addenda's, etc.).
Disburse loan proceeds and fees paid per Disbursement Authorization.
Prepare are modification loan documentation on Laser Pro as assigned by Supervisor.
Secures collateral and other documentation in safekeeping (documentation file). Prepares and manages credit and non-negotiable document files.
Processes loan payments, loan draws and advances, including, but not limited to Construction advances.
Process Participation payments/advances and forward to appropriate participant per Participation Certificate.
May be required to process Guidehouse SBA 1502 Report.
Maintains record keeping for loan system, which may include balancing loan activity, preparing general ledger entries, verifying data entry, and correcting any errors or maintenance issues.
Maintain credit files in an up-to-date condition. Manage file systems of retention storage and other related matters.
Handle incoming mail, including but not limited to, receiving, sorting, copying, and filing.
Quotes loan balances, payoffs and payment information to customers, lending officers and processors.
Process paid loans, including, but not limited to, Customer letter, “release” collateral.
Reply to Demands for Payoff. (First Notify Loan Officer following that a demand has been received).
Responds and researches exceptions reported by loan officers/loan processors; responds to customer inquiries.
Responds to credit verification and payoff requests.
May process charge-offs or non-accrual loans; maintains accurate records on non-accrual billed loans.
Prepare are modification loan documentation on Laser Pro as assigned by Supervisor.
Requirements:

Computer skills to include use of Microsoft Office products, Laser Pro and other programs as required.
Strong mathematical ability.

Overview
The Construction Disbursement Associate I is responsible for the set up of the construction budget into CLCS, the review of construction loan data entry for completeness and accuracy and the disbursement of construction loan draws.
Responsibilities
* Enter new construction loans in the CLCS system and set up appropriate budget.
* Perform 2nd review of data input for accuracy and ensures the new loan set up line item budgets are in accordance with the credit approval.
* Review the disbursement draw request to the specific line item in the budget ensuring funding within the budget. Obtain approval for budget change request line item
* Process construction loan disbursements per guidelines and proper approval from the relationship manager in accordance with approval guidelines.
* Obtains title insurance date down/change orders for each draw request when required.
* Orders third party inspection reports, balances borrower's construction loan budget against bank records
* Ensures receipt and approval of inspection and title date down reports for all voucher disbursement requests.
* Schedules all disbursement transactions and inputs requests into the CLCS system
* Monitor use of borrower's soft cost funds and disbursing funds on borrower's behalf.
* Maintain current property and general liability insurance for all files.
* Ensure that all disbursement documentation is scanned and saved in the imaging system.
* Interface with relationship managers, title companies, appraisal department, construction services, accounting and etc. to manage the servicing of loan portfolio.
* Provide excellent customer service to clients. Responds to general inquiries on loan status.
* May perform other duties as assigned
Qualifications
* Associate Degree preferred, or equivalent work related experience
* Experience 2 or more years of experience in commercial real estate construction loan administration.
* Demonstrated ability to administer a portfolio of complex commercial real estate construction loans including participation loans; Strong technical expertise in construction loan administration functions; Considerable knowledge of commercial real estate construction financing including multi-phased construction and multiple collateral properties; Experience in commercial lending terminology, commercial loan practices and requirements, loan servicing, loan documentation and legal and documentation compliance; Considerable knowledge of construction finance, accounting and data systems.

We are currently seeking a Loan Disbursement Specialist to join our Construction Disbursements Team located in downtown Salt Lake City, Utah.
The Construction Disbursement Administration (CDA) group is responsible for managing roughly 200 commercial construction projects simultaneously. We work with multiple departments around the Bancorp to ensure that construction is progressing properly and all agreements within the loan documentation are being followed by all parties. We have currently switched to a new construction monitoring system and are working to streamline and improve our processes in all aspects of construction monitoring. The Salt Lake City group works closely with one another and we maintain a collaborative mentality when monitoring the construction loans assigned to us. The Disbursement Specialist will:
* Review, analyze and process customer loan draws for commercial and residential construction projects, loan fund disbursements, equity draws, etc., including review of invoices, lien waivers, and budget.
* Prepare payoff quotes, credit bids, default letters and loan modifications.
* Schedule and direct pre-construction discussion with Borrower, Builder, and RM when requested.
* Administer participation loans, coordinate with participating/lead bank(s).
* Order, input, and review inspection reports.
* Updates and maintains various reports and ticklers for loan maintenance.
* Assists with and may serve as liaison with lenders, loan administration, and outside vendors.
* Monitor and may process interest rate changes.
* Review loans for past due status, insurance coverage, tickler exceptions, etc.
* Ensure loan administration is consistent with loan documents, bank and department policies and procedures.
* Other duties as assigned.
Requirements:
* Some experience with commercial, construction or loan servicing process and procedures, loan documentation or processing or other directly related experience.
* Basic knowledge of lending disbursement processes, procedures and loan documentation.
* Basic knowledge of standard construction budget and loan servicing practices and techniques.
* Must have good audit, problem solving, data entry and customer service skills.
* Ability to review and process data per loan documentation.
* Good time management and organizational skills.
* Must be accurate, detail oriented and able to multi-task.

Have the ability to answer questions and resolve problems for Relationship Managers and Portfolio Managers. Handle loan funding / closing upon receipt of executed loan documents. Coordinate / communicate among escrow / title company, borrower, and PMs/RMs to ensure smooth and timely funding/close of loans.
