Job Description
The Maintenance Supervisor oversees the daily maintenance operations if an oceanfront Hi-rise building to ensure all building systems, equipment, and facilities are properly maintained and operating efficiently. This role supervises the maintenance staff, coordinates repairs and preventive maintenance schedules, and ensures compliance with safety and regulatory standards. The Maintenance Supervisor plays a key role in maintaining a clean, safe, and well-functioning environment for residents, guests, and employees.
Experience:
HVAC knowledge, preferred.
4+ years as a Maintenance supervisor or similar position.
Basic knowledge of relevant regulations and codes governing maintenance activities such as safety, environmental and building codes.
Prior experience managing and leading a team.
Requires working knowledge of building systems including, but not limited to fire suppression, security systems, pool equipment, domestic water pumps, generators, and elevator equipment.
Hi-rise building experience required.
Full-Time Mon-Fri 8am-4:30pm

The Maintenance Supervisor (HOA) is responsible for the daily supervision of Maintenance and Housekeeping staff. He or she is responsible for department organization, performing maintenance checks, supervising the inspection of all mechanical sections of the club house, and reporting to management on all areas. The Maintenance Supervisor is also responsible for the seamless running of all the common areas mechanics, HVAC, pools, cleanliness, organization of these areas and maintaining a team of energized and motivated professionals.
The Maintenance Supervisor also provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service as it relates to this function. This includes working interdepartmentally, as well as, with our external customers.
Responsibilities
Essential Duties and Responsibilities
Completes a daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities.
Assists in securing bids and proposals and makes recommendations to the Property Manager as they relate to the building's physical condition.
Working knowledge of all tools and equipment, repair, and maintenance of that equipment, and requesting or reporting equipment issues to management
Monitors work performed by service, building repair and maintenance contractors, assessing issues and handling escalations, offering recommendations for resolution to management.
Responsible for stocking, ordering, and organizing an inventory of parts, supplies, and materials, while complying with the budgetary constraints dictated by the Association's Operating Budget and following established purchasing procedures.
Responsible for receiving and verifying items received with maintenance deliveries.
Maintains a safe work environment by properly training staff in safety procedures, as established by OSHA and Castle Group, and by ensuring staff has proper PPE's, equipment/supplies to perform their job.
Works with the Property Manager to create and execute the Hurricane Preparedness Plan for the property and delegate tasks to team, as needed
Provides inspection reports, checklists, pool log and other maintenance reports to Property Manager detailing property condition, safety issues, project updates and any other requested information.
Using the established guidelines, assists in the preparation and implementation of a preventative maintenance program for the building and/or community, documenting procedures and processes followed.
Executes the maintenance work schedule provided by the Property Manager.
Responds to emergencies in the building and/or community as needed and is on-call 24/7. Maintains thorough knowledge and understanding of the emergency equipment and procedures and communicates to the Property Manager the status and outcome of any emergency.

What we're looking for:
Previous experience in a related maintenance field, along with electrical, plumbing, and general maintenance is desired
Experience in general maintenance, and entry-level computer skills including Microsoft Office and Outlook
Be self-motivated, observant, have high attention to detail, and will detect maintenance needs throughout the property and rectify concerns
Must be able to effectively communicate with managers, residents, and peers verbally and in writing; have the ability to follow instructions and schedules as designated; and be dependable, solution-oriented, and professional in appearance
A pleasant personality and people skills are a must.
This candidate will also be required to pass a background check, a physical, as well as a drug screening.
Must have a valid driver's license in the state of employment and personal vehicle.
Candidate may also be asked to support the Lifestyle Director after normal business hours, and occasional on-call services are required.
The physical requirements can vary, but generally, they may include:
Mobility: Ability to walk the grounds long distances in various weather conditions.

The Maintenance Supervisor works closely with the Property Manager and HOA Board to support community standards, manage maintenance schedules, and protect association assets.
Key Responsibilities:
Supervise, train, and support maintenance staff, assigning tasks and monitoring performance and productivity.
Conduct regular team meetings, safety briefings, and performance evaluations.
Develop and maintain work schedules, ensuring adequate coverage for daily maintenance needs and special projects.

Qualifications
Education/Training/Certifications/Licenses:
High school diploma or equivalency preferred. May require HVAC certification.
Experience/Knowledge/Skills:
Requires a minimum of (3) year's general experience in building trades, repair, and maintenance or handy work. Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required.
Computer literacy:
Command of computer hardware/software is preferred, but not required.
Language requirements:
Multiple language fluency is desirable.
Travel and availability requirements:
May be required to travel for training sessions off-site on an ad-hoc basis.
Ability to work extended hours and weekends based on project requirement. Ability to respond to emergencies and callouts in a timely manner during on-call rotation or as directed by surpervisor.
Physical Requirements:
Ability to lift 50lbs. following appropriate safety procedures: Work in an upright standing position for long periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain). Walk and climb stairs. Handle, grasp, feel objects and equipment. Reach with hands and arms. Communicate, receive and exchange ideas and information by means of the spoken and written. Ability to quickly and easily navigate property/buildings are required to meet the job functions. Repeat various motions with wrists, hands and fingers. Ability to detect auditory and/or visual emergency alarms. Ability to work extended/flexible hours and weekends based on project requirement. Driving when necessary (may be required to possess a valid Florida Driver's License.) Ability to climb ladders and work at heights above ground level (maximum 12-16 ft).

Working Conditions:
Work will be divided between indoor and outdoor work. The proportion of indoor to outdoor work will fluctuate. May be exposed to weather conditions such as heat, cold or rain while working outdoors.
