The Community Assistant (CA) role is a tremendous leadership and career development opportunity that goes far beyond just another part-time job. The CA plays a vital role in creating a supportive and vibrant living environment within a successful student housing apartment community. CAs are integral to the marketing and leasing process in their communities. Once those residents have leased, CAs are responsible for assisting with various needs, promoting community engagement, and maintaining a safe and inclusive atmosphere. The Community Assistant serves as a resource, provides exceptional customer service, and contributes to the overall success and well-being of the residents.
DUTIES AND RESPONSIBILITIES:
Customer Service: Provide exceptional customer service to residents, prospective residents, and their guests. Create a welcoming and inclusive atmosphere by promptly addressing concerns, maintaining a clean and organized community space, and ensuring a positive resident experience.
Resident Support: Assist residents with inquiries, concerns, and requests in a friendly and professional manner. Serve as a knowledgeable resource regarding community policies, procedures, and services. Provide guidance and referrals to appropriate campus resources when necessary.
Leasing & Marketing: CAs play a significant role in the leasing and marketing process at their community. With duties including outreach marketing, social media strategy, delivering tours, fielding digital inquiries, calls and visits and more, CAs are involved in every element of the sales process.
Community Engagement: Develop and implement engaging activities, events, and programs that foster community spirit and encourage resident involvement. Collaborate with fellow Community Assistants and staff to create a diverse and inclusive community that promotes social connections and personal growth.
Administrative Duties: Assist with administrative tasks such as managing resident inquiries. Maintain accurate resident records and documentation. Support the coordination of room assignments, move-ins, and move-outs. Assist with maintaining community bulletin boards, newsletters, and other communication channels.
Safety and Security: Promote a safe and secure living environment by adhering to and enforcing community policies and procedures. Report maintenance issues, safety concerns, and potential policy violations to appropriate staff members promptly. Assist with emergency response and crisis management protocols.
Team Collaboration: Collaborate with other staff members to ensure seamless operations and a cohesive residential community. Participate in staff meetings, training sessions, and professional development opportunities. Support and assist Resident Directors and other staff members as needed.
Participating in the “turn” process.
Additional responsibilities and requirements may be assigned based on the specific needs of the housing community and institution.

Job Summary
The Maintenance Technician is an important role with direct contact with our residents, providing a top-notch customer experience while responding to maintenance needs for the company's portfolio of single-family homes. This position is assigned a company vehicle and will travel between homes as assigned, delivering timely and professional service to residents.
Essential Job Duties and Responsibilities
Respond promptly and professionally to maintenance service requests
Provide excellent customer service to prospective and current residents and promote a quality living experience for all residents
Perform ProCare visits periodically throughout resident's lease term to perform preventive maintenance and repairs across multiple trade categories (e.g. HVAC, electrical, plumbing, swimming pool, carpentry, sheetrock, exterior structural, and appliances) in order to reduce future reactive maintenance service requests
Complete general property condition assessments (“GPCA”) at all property visits and submit alerts to property management for items that require immediate attention
Understand and review Technician-specific reports/scorecards to identify opportunities for improvement
Provide continuing education to residents regarding important maintenance topics, such as resident maintenance responsibilities, resident bill backs, no-show charges, etc.
Perform repairs to vacant properties while they are on-the-market or during the turn process
Properly utilize and care for company supplied tools, materials and vehicles
Perform other duties as assigned

High School diploma or equivalent
Minimum one year of previous experience in property management maintenance, other building maintenance or related experience is required

Essential Functions:

Oversee and review work completed by other capital markets analysts to ensure accuracy

Oversee and perform reporting functions:
Management of the data repository
Responding to investor and prospective investor data requests
Creation of the annual investor presentations as well as the quarterly newsletters
Support the asset management team in preparing budgets and annual property business plans
Prepare comprehensive memorandums for presentation to the firm's investment committee on new acquisitions and sales of existing investments
Assist in transitioning new acquisitions to in-house property management, leasing, accounting and construction teams and work with these teams on an on-going basis to maximize the value of the firm's investments
Assist in the preparation of quarterly investment reports to senior management
Keep current on market trends / dynamics where the firm has existing investments and in markets the firm is targeting

CAs are integral to the marketing and leasing process in their communities. Once those residents have leased, CAs are responsible for assisting with various needs, promoting community engagement, and maintaining a safe and inclusive atmosphere. The Community Assistant serves as a resource, provides exceptional customer service, and contributes to the overall success and well-being of the residents.
DUTIES AND RESPONSIBILITIES:
Customer Service: Provide exceptional customer service to residents, prospective residents, and their guests. Create a welcoming and inclusive atmosphere by promptly addressing concerns, maintaining a clean and organized community space, and ensuring a positive resident experience.
Resident Support: Assist residents with inquiries, concerns, and requests in a friendly and professional manner. Serve as a knowledgeable resource regarding community policies, procedures, and services. Provide guidance and referrals to appropriate campus resources when necessary.
Leasing & Marketing: CAs play a significant role in the leasing and marketing process at their community. With duties including outreach marketing, social media strategy, delivering tours, fielding digital inquiries, calls and visits and more, CAs are involved in every element of the sales process.
Community Engagement: Develop and implement engaging activities, events, and programs that foster community spirit and encourage resident involvement. Collaborate with fellow Community Assistants and staff to create a diverse and inclusive community that promotes social connections and personal growth.
Administrative Duties: Assist with administrative tasks such as managing resident inquiries. Maintain accurate resident records and documentation. Support the coordination of room assignments, move-ins, and move-outs. Assist with maintaining community bulletin boards, newsletters, and other communication channels.
Safety and Security: Promote a safe and secure living environment by adhering to and enforcing community policies and procedures. Report maintenance issues, safety concerns, and potential policy violations to appropriate staff members promptly. Assist with emergency response and crisis management protocols.
Team Collaboration: Collaborate with other staff members to ensure seamless operations and a cohesive residential community. Participate in staff meetings, training sessions, and professional development opportunities. Support and assist Resident Directors and other staff members as needed.
Participating in the turn process.
Additional responsibilities and requirements may be assigned based on the specific needs of the housing community and institution.
