The MaintenanceSupervisor (Condo) is responsible for the daily supervision of Maintenance and Housekeeping staff. The MaintenanceSupervisor is responsible for the overall maintenance and physical appearance of interior and exterior of property by evaluating facilities to determine maintenance or repairs that need to be performed and assess building systems to plan work assignments and project schedules.
The MaintenanceSupervisor provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service.
Responsibilities
Essential Duties and Responsibilities
Completes a daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities.
Assists in securing bids and proposals and makes recommendations to the Property Manager as they relate to the building's physical condition.
Working knowledge of all tools and equipment, repair, and maintenance of that equipment, and requesting or reporting equipment issues to management
Monitors work performed by service, building repair and maintenance contractors, assessing issues and handling escalations, offering recommendations for resolution to management.
Responsible for stocking, ordering, and organizing an inventory of parts, supplies, and materials, while complying with the budgetary constraints dictated by the Association's Operating Budget and following established purchasing procedures.
Responsible for receiving and verifying items received with maintenance deliveries.
Maintains a safe work environment by properly training staff in safety procedures, as established by OSHA and Castle Group, and by ensuring staff has proper PPE's, equipment/supplies to perform their job.
Works with the Property Manager to create and execute the Hurricane Preparedness Plan for the property and delegate tasks to team, as needed
Provides inspection reports, checklists, pool log and other maintenance reports to Property Manager detailing property condition, safety issues, project updates and any other requested information.
Using the established guidelines, assists in the preparation and implementation of a preventative maintenance program for the building and/or community, documenting procedures and processes followed.
Executes the maintenance work schedule provided by the Property Manager.
Responds to emergencies in the building and/or community as needed and is on-call 24/7. Maintains thorough knowledge and understanding of the emergency equipment and procedures and communicates to the Property Manager the status and outcome of any emergency.
Other duties and responsibilities as assigned.

Carry out supervisory responsibilities in accordance with Castle's policies and applicable laws.

Southwinds Condominium Association, ("Southwinds") is a 96-unit, 43-acre residential condominium complex located in Vero Beach, Florida on the ocean, including common areas such as 2 swimming pools, a spa, guard house, dune crossover and gazebo and isa member of the Moorings Property Owners Association
The Senior Maintenance Technician (“SMT”) is part of a team of three people reporting to the Community Associaton Manager (“CAM”) that are responsible for the day-to-day maintenance and upkeep of Southwinds. This includes, but is not limited to, inspecting, maintaining, cleaning, and repairing the common elements of the condominium property. The SMT is an employee of the property management company; currently RealManage / Keystone Property Management Group. There is additional information on the property manager at the bottom of this posting.
Reports to CAM:
The SMT will receive work assignments, oversight, and guidance directly from the CAM who is responsible for administering and supervising the property in conjunction with the Southwinds Board of Directors (“Board”). From time to time the SMT may also receive guidance and direction from the Board. The CAM and the SMT will conduct regular walk-throughs of the property to establish and update work responsibilities and priorities and ensure compliance with any milestone inspection requirements. The SMT shall appropriately respond to emergencies, while keeping the CAM informed of the status. Work Hours:
On average, this is a 40-hour-per-week position, and the normal work week is based on five eight-hour days,
Monday through Friday, with an hour allotted for lunch and two 15-minute breaks, one in the morning and one in the afternoon. Possible Living Arrangements for SMT:
The position may include on-site living in a 900 sq. foot, 2- bedroom cottage located on the Southwinds property, which would be deemed part of the SMT's compensation package. Should it be determined by the Board and the SMT candidate that the position will include living on-site, such on-site living would entail additional responsibilities, including during off-hours (primarily emergency related), the details of which will be shared prior to hire.

• 5+ years previous experience in construction or condo property management/maintenance preferred
• Must be able to work collaboratively as an important team member with good communication skills.
• Must be computer literate (uses e-mail, spreadsheets, time tracking software, document creation for reports, etc.)
• Must have a valid Florida driver's license and own a vehicle.
• Must have a mobile phone to be able to be contacted during work and off-hours.
• Certification as a Pool and Spa operator a plus; knowledge of irrigation systems is helpful.

SUMMARY
The maintenance technician position, under limited supervision, performs work of routine difficulty maintenance; performs related work as assigned.
Qualifications
RESPONSIBILITIES AND DUTIES include the following:
Maintain all exterior areas of buildings, including brushing debris from walls, ceilings, and all outdoor surfaces. Pressure wash when needed.
Maintain and clean all interior and exterior furniture and fixtures such as tables, fans and pool lounge chairs.
Maintain pools including vacuuming and filtration systems
Pick up debris in and around the facility.
Maintain general appearance of all indoor spaces by vacuuming carpet, dusting of all fixtures, mopping floors, cleaning windows, bathrooms, counters and tiled areas.
Provide simple repairs as needed.
Maintain tennis courts including surface, wind screens and nets.
Work in a safe manner and recognize unsafe situations.

SUPERVISORY RESPONSIBILITY:
This position has no supervisory responsibilities.
WORK ENVIRONMENT:
