Conduct preventive maintenance inspections (PM) and diagnose, repair, and rebuild major equipment and components, including balers, conveyors, hydraulic power packs, eddy currents, electro-magnetic belts, optical sorters, diverters, compressors, trash compactors, motors, glass breakers, wire tie systems, fans, pumps, forklifts, front-end loaders, and building equipment.
Maintain the Daily Equipment Inspections (DEI) backlog.
Adjust work procedures to meet production schedules and inform the Sr. Plant Maintenance Manager if additional work is needed or cannot be completed within Standard Repair Times (SRTs).
Inspect the quality of third-party repairs and rebuilds.
Recommend improvements to enhance production, equipment performance, and product quality.
Multitask and manage multiple priorities with efficiency.
Respond to emergency breakdown service calls.
Perform work with limited supervision while maintaining high standards of performance.
Be flexible with your work schedule, which may include nights and weekends to meet operational needs.
Maintain a clean, safe work area in compliance with Corporate/OSHA standards and ensure all work is completed according to safety procedures.
Perform repairs in line with Waste Management Safety, Life Critical Rules, and OSHA requirements.

Essential Duties & Responsibilities

Maintain usable fill guns and ejectors through bench testing, cleaning, rebuilding, and inspecting.
Water treatment: collect, test and report water samples for hardness, pH and etc. at various stages throughout the process
Responsible for following plant specified job specification, task list and completion of all requirement paperwork.
Maintain reliability of equipment through implementation and execution of a preventative and predictive maintenance program.
Responsible for conducting him/herself in a safe manner and adhering to all required safety protocols and policies, including lockout/tagout.
Required to wear PPE properly and comply with company safety standards.
Keep the area around your workstation clean and free from dirt and debris; this may include cleaning assigned areas of the building or pieces of equipment as instructed by your supervisor.

A Day in the Life as a Housing Maintenance Technician:
As a Housing Maintenance Technician, you'll be responsible for all aspects of grounds and facilities maintenance of assigned housing projects, both interior and exterior, as well as maintenance equipment, building security, and the safety of staff and visitors. The Housing Maintenance Technician shall be available to receive and respond to requests for maintenance during and outside of normal scheduled hours.
Your day will involve:
Performing equipment preventive maintenance tasks such as: checking for proper equipment operation; lubricating bearings, changing air filters, and changing heat exchanger and condenser coils as needed.
Performing electrical and plumbing systems preventive maintenance tasks such as inspecting plumbing fixtures for leaks and repairs, checking drain lines to ensure they are free of obstruction, checking appliances for proper operation, testing light switches and electrical outlets and conducting ground fault detection tests.
Performs such mechanical tasks as repairing or replacing space temperature and HVAC equipment controls.
Performs such carpentry work as: hanging doors and installing windows, replacing/repairing door and window hardware, re-glazing windows, installing and/or repairing cabinets and handrails; repairing roofs, gutters and downspouts; replacing floor tiles and repairing carpet; and patching plaster walls and ceilings.
Performs such masonry work as: repairing cracked concrete, replacing broken masonry brick and ceramic tiles, re-grouting ceramic tile and sealing concrete and exterior brick walls.
Performs such plastering and sheetrock repair as: mixing plaster and drywall mud, removing old plaster and lathe; installing lathe, ground coat and white coat; installing and repairing drywall; blends and feathers edges to match surrounding surfaces.

Requirements
Qualifications to Be a Housing Maintenance Technician:
To excel in this role, you'll need:
Education: High school diploma or equivalency credential. Post-secondary education in building trades preferred.
Experience: Three years of experience in building maintenance management, including experience with building systems and grounds maintenance. Ability and skill to perform a variety of small and large jobs. Ability and skill to use hand and power tools as well as maintenance equipment.
Characteristics: Highly flexible and responsive to change, a creative problem solver and work independently. Well organized, able to prioritize tasks and follow through. Communicative and responsive to Agency and staff needs.
Skills: Ability to operate machinery and perform grounds maintenance.
Technical: Knowledge of Heating Ventilation and Air Conditioning systems. Knowledge of electrical, plumbing and construction of commercial buildings. Advanced knowledge of effective safety standards, practices and procedures.
License/Certification: Successful completion of criminal record check. Must pass Agency Drug & Alcohol pre-employment testing to be qualified. Required to participate in random drug and alcohol testing as established by Agency Drug & Alcohol policies for safety sensitive employees. Valid driver's license with access to reliable transportation to be used in fulfilling the responsibilities of the position; and meet insurance requirements. Driver's license and maintain Department of Motor Vehicle record that is compliant with the loss control requirements established by the Agency's insurance carrier. A current physical examination report must be kept on file.
Reliable transportation and a valid driver's license are required, as some travel within the community may be necessary.

Position Summary:
The Maintenance Technician II (Electromechanical) directly supports daily plant productivity and operations. This position performs routine maintenance, preventative maintenance, servicing, and repairs on all food processing and packaging equipment
Essential Duties and Responsibilities:
* Troubleshooting, diagnoses, and repair of online food processing equipment. Major components being, mixers, grinders, industrial ovens, blast Freezers, Form Film Packaging machines, Carton forming and sealing machines, printers, metal detectors and a variety of conveying equipment.
* Performs Process Line equipment and tooling change over's
* Simple fabrication and welding for repair and improvement.
* Troubleshooting and installation of electrical control systems. Relay logic, PLC Logic, Photo eyes, Sensors. Etc.
* Troubleshoot installation and programing of variable frequency drives
* Troubleshoot installation and programing of controllers not limited to level and temperature
* Repair, maintenance, and installation of hydraulic and pneumatic machine components
* Installation and relocation of processing equipment as needed.
* Uses technical manuals to research proper machine operations and to acquire replacement parts
* Immediately report unsafe or unsanitary conditions
* Completes Planned Maintenance tasks for assigned equipment
* Use of computers for looking up parts, completing pms, training, research, etc
* Read and understand the production schedule
* Participates in continuous improvement activities
Qualifications:
* 5+ years in an industrial electrical mechanical or related position
* Industrial equipment repair
* Mechanical, electrical, pneumatic, and hydraulic systems repair
* Experience working from mechanical drawings
* Experience working from electrical drawings
* Experience with three phase power
* High School diploma or GED required,
* Vocational certificate or degree in mechanical or electrical field preferred.
