Job Summary:
The MaintenanceSupervisor is one of the most critical keys to success at our individual property sites. The MaintenanceSupervisor is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a clean and well-maintained living environment for residents, visitors and staff. It is your duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. Oversees the team of maintenance techs and properly delegates tasks when necessary. Working alongside vendors and contractors with the Community Manager to direct larger scale projects.

Responsibilities
Performs maintenance tasks personally and delegates to assistants. Oversees and occasionally inspects work performed by assistants.
Institutes and manages system for handling resident service requests. Completes work orders within 24 hours as much as possible.
Schedules maintenance personnel in conjunction with manager so that maintenance is available for emergency purposes, 24 hours a day, seven days a week.
Conducts regularly scheduled safety meetings with entire staff; maintains and communicates HAZCOM standards. Keeps SDS sheets current and readily accessible. Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants.
Must be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
Maintains accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis.
Inspects and maintains all tools in excellent condition.
Develops and supports all maintenance staff members. Instills a "safety first" attitude not only with maintenance technicians but with all staff members.
Instructs staff on proper use and guidelines for wearing safety items.
Minimum Requirements
Position requires at least 3 years experience in property maintenance or equivalent field. Must be HVAC and CPO certified.
Work Hours: 40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis and for emergencies.
Equipment Requirement: Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate.
Equipment/Machinery/Tools: An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:
Hand Tools: Various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.
Power Tools: Wrenches, grinders, sanders, drills, saws, etc.
User-Move Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders.
Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand power augers, etc.

As the MaintenanceSupervisor, you will oversee the maintenance and upkeep of the buildings and grounds at the Grand Forks Armory Complex in Grand Forks, ND. WHAT YOU CAN EXPECT TO DO IN THIS ROLE:
PROPERTY MAINTENANCE
Perform, schedule and supervise maintenance repairs throughout the property.
Schedule, monitor and conduct preventative maintenance.
Maintain a flexible, available schedule to respond to and resolve after-hours and weekend emergency maintenance and custodial requirements.
OPERATIONS
Use Yardi (or similar) property management software to manage open service repair requests
Create and manage a budget while maintaining an accurate inventory of maintenance items.

These regional offices have specialty crews performing construction projects, repairs and renovations. The asbestos team provides asbestos abatement services to the TDCJ. About the Role
The Senior Maintenance Technician performs daily maintenance tasks as directed by the MaintenanceSupervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.

Maintenance and Repairs
Perform daily maintenance tasks and diagnose/repair issues in various areas.
Respond to maintenance requests promptly and professionally.
Property and Amenity Maintenance
Maintain pool, hot tub, and other amenities.
Ensure safety and cleanliness of buildings and grounds.
Maintain exterior property for curb appeal.
Preventative Maintenance and Inspections
Schedule and document preventative maintenance and apartment turns.
Conduct regular inspections of common areas and equipment.
Supervision and Coordination
Supervise duties and outside contractors in the absence of the MaintenanceSupervisor.
Coordinate move-ins and move-outs.
Safety and Compliance
Assist with safety meetings and compliance with policies and regulations.
Report potential liabilities and ensure property compliance.
Inventory and Supplies Management
Maintain inventory and assist in purchasing materials and supplies.
Resident and Community Engagement
Participate in resident functions and assist with posting notices.

What You'll Need
Education and Certifications
High school diploma or equivalent required
HVAC-EPA (Type II) or EPA Universal license is required.
Certified Pool Operator (CPO) license strongly preferred. Associates hired without a CPO license will be required to obtain within 90 days of hire.
Valid driver's license is required.
Experience
2+ years of experience in property maintenance or a related field.
Experience in supervising contractors preferred but not required.
Skills and Competencies
Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
Ability to read, write, understand, and communicate in English
Ability to work independently and as part of a team
Strong organizational and time management skills
Knowledge of safety regulations and compliance requirements
General computer skills including operating a mobile device
Superior customer service skills including the ability to manage difficult customers and/or situations
Ability to be on-call for after-hours emergencies
Ability to work a flexible schedule to include weekends, evenings and holidays
