The Department of General Services - Facility Maintenance Division provides critical operational support for the City of Norfolk by ensuring that all municipal facilities are safe, functional, and well-maintained. The division oversees mechanical, electrical, plumbing, carpentry, custodial, and general maintenance needs across a diverse portfolio of city buildings and cultural assets. Facility Maintenance also manages preventive maintenance programs, capital improvement planning, incident response, and coordination with external contractors and vendors. At Dana Street, the Carpentry and Maintenance Division serves as the operational hub for departmental activity, supporting continuity of operations across multiple work sites while ensuring consistent standards of quality, safety, and customer service.
The Maintenance Mechanic II assigned to Dana Street reports directly to the Carpentry and Maintenance Division. This position performs skilled maintenance, repair, and carpentry duties across a wide range of city facilities. Work involves both preventive and corrective maintenance, supporting the operational readiness of municipal buildings, event venues, and administrative workspaces. The Maintenance Mechanic II serves as a key resource in ensuring building systems, carpentry tasks, and general repairs are completed efficiently, safely, and to departmental standards.
The Maintenance Mechanic II collaborates with other Facility Maintenance divisions and supports emergency response as required. The position requires sound judgment, strong trade knowledge, and the ability to adapt to evolving facility needs.
* Perform skilled carpentry and general maintenance work including installation, repair, and upkeep of doors, locks, hardware, windows, partitions, and cabinetry.
* Conduct preventive maintenance inspections to identify needed repairs and ensure compliance with safety codes and facility standards.
* Respond to work orders assigned through Asset Essentials; mark tasks as complete promptly and provide accurate documentation of work performed.
* Support supervisors in maintaining accurate records of labor hours, material usage, and cost tracking for assigned tasks.
* Assist in special projects and capital improvement activities, ensuring work is completed in alignment with departmental priorities.
* Serve as a point of contact for facility staff regarding minor repair needs, escalating issues requiring specialized trades as necessary.
* Maintain proper use and care of tools, equipment, and personal protective equipment (PPE).
* Participate in incident response and corrective action efforts, ensuring safety and operational continuity.
* Support cross-training efforts and serve as a backup to other maintenance functions to ensure operational coverage.
Work requires knowledge necessary to understand basic operational and technical processes. Level of knowledge equivalent to four years of high school or equivalency.
Required:
* At least (2) two years of hands-on experience performing general building or mechanical maintenance. Basic knowledge of pumps, motors, plumbing, and electrical troubleshooting. Proficiency using computerized maintenance management systems (CMMS), preferably Asset Essentials (formerly Facility Dude), or a similar system.
Strongly Preferred:
* Prior experience working in secure facilities or government buildings.
* Valid Driver's License required.
Work Schedule:
* Schedule will be Monday-Friday from 7:00AM-3:30PM. Occasional overtime work will be required due to facility emergencies and/or contractor work scheduling.

SUMMARY
Performs skilled work in the maintenance of facilities and/or equipment and in the operation of motorized equipment.

ESSENTIAL FUNCTIONS:
Assists with preventative and routine maintenance functions to interior & exterior buildings, pools, mechanical systems, chemical systems and equipment.
Performs pool operator functions, including maintaining circulations, filtration and chemical feed systems, pool water quality and chemistry, and required testing and records.
Assists with repairs and improvements to buildings, pools, mechanical systems and equipment.

ESSENTIAL KNOWLEDGE, EXPERIENCE, AND ABILITY:
Strong knowledge of: building maintenance requirements, commercial pool operations, major building mechanical systems including HVAC, boiler, chiller, circulation pumps, building control systems, state health and safety requirements for public swimming pools and spas, building and fire codes, regulations for handling and storage of hazardous chemicals, general cleaning and sanitation requirements for a public facility and the appropriate use of cleaning agents and solvents.
Good knowledge of principles, practices, and methods used in facility maintenance and construction management, maintenance and operation of powered equipment and hand tools.
Skill and ability to: perform preventative maintenance and routine repairs to building, pools, mechanical systems, and equipment, perform plumbing, mechanical and carpentry tasks, read blueprints, use computers for control, maintenance and general applications.

ESSENTIAL PHYSICAL DEMANDS AND TYPICAL WORKING CONDITIONS:
Work will be performed indoors and outdoors at Papillion Landing Facilities and their surrounding outdoor areas, including times of inclement weather exposing staff to hot, humid, cold, rain and snow conditions.
Work is performed during a variety of shifts and requires continuous physical exertion at a fast pace. Exposure to a variety of environmental elements, including dust, noise and other irritants.
Work required almost constant physical activity, including walking, running, standing, kneeling, bending, crouching, reaching, stooping, lifting and carrying various supplies, equipment and other materials i.e. tables, chairs, commercial cleaning equipment, materials and supplies. Assists with basic maintenance, preventive maintenance, and repair of various mechanical equipment and systems, appliances, and other related Prince William Water structures and systems. Demonstrates a commitment and supports a culture of diversity, equity and inclusion.
* Assist senior mechanics with gathering and setting up mechanical maintenance materials and with general installation, maintenance, and repair of various equipment and systems (i.e., pumps, piping, chemical feed systems, blowers, generators, etc.).
* Provide preventive maintenance assistance such as visual inspection; packing; adjusting; lubing; checking bolts, alarms, fluids (oil, coolant, fuel, etc.); cleaning/changing filters; disabling chargers; etc.
* Assist with general equipment installation.
* Assess Prince William Water buildings for problems and assist with general maintenance and repairs (such as leaks, broken windows, etc.).
* Identify common faulty mechanical equipment and/or system problems.
* Work closely with other Mechanics on daily work assignments, projects, and tasks.
* Write general notes regarding daily maintenance work using the CMMS system and respond to emails.
