Trails & Greenways
Participates in the work of a crew of MaintenanceTechnicians and Seasonal Workers involved in the cleaning and maintenance of trails, greenways, and blueways. Typical tasks include, but are not limited to: trash collection, mowing, construction and maintenance of natural surface trails, light construction projects, and amenity maintenance.
Typical Qualifications
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
* Performs work in the completion of greenway and blueway maintenance and trail construction
* Knowledge of and ability to skillfully operate a wide variety of mowers and equipment, including: Toro 5900, Ventrac, zero-turn and walk-behind mowers, weed eaters, edgers, blowers, front-end loader, forklift, backhoe, bobcat, mini skid steer, chainsaws, trail work tools, and tractors
* Inspects equipment for proper safety and ensures that truck is equipped with all necessary equipment for the day's assignment
* Load/unloads materials such as soil, mulch, gravel, etc.
* Performs minor repairs of greenways, blueway, and trails
* Operates heavy and light equipment for snow/ice removal
* Follows established safety procedures

Transportation
Operates dump truck loads and unloads general dirt, timber, chemical, refuse and other materials
Operates riding and push mowers cutting and trimming grass
Operates tar distributor and patches holes in streets
Operates chipper and cleans area of limbs
Operates truck, transports and works with crew engaged in semi-skilled repair maintenance and custodial activities
Performs the work of a laborer or semi-skilled laborer as assigned when not engaged as driver including rough carpentry and concrete work painting and related tasks
Possession of valid appropriate driver's permit issued by the Commonwealth of Virginia is required.

* Perform troubleshooting, repairs, alterations and installations to the electrical and electronic systems in sanitary sewer and water pumping stations throughout the City of Virginia Beach in accordance with all applicable codes and regulations
* Assist in the review of electrical plans/blueprints and specifications for new and alteration of city buildings; prepare and submit electrical specifications for electrical work
* Direct and complete work orders for new construction and station rehabs in the electrical bureau
* Diagnose electrical problems and ensure the proper method, tools, equipment, and materials are available to complete the repairs
* Complete work orders and repair parts in a timely manner
* Build, program, and maintain PLC programs
* Troubleshoot radio and cellular communication issues
* Will complete purchasing requests
* Will act as an Inspector's consultant for pump station projects

Job Responsibilities
The MaintenanceTechnician performs general maintenance skills in the trades of HVAC, appliance repair, plumbing, electrical, drywall, and carpentry in a professional manner with 100% resident and supervisor satisfaction for the apartment property.
* Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate.
* Perform maintenance tasks such as carpentry, painting, plumbing and electrical repairs to ensure that the building is properly maintained.
* Performance of general maintenance skills as assigned.
* Completion of required paperwork daily.
* Communication with all relevant supervisors.
* Phone use and public relations.
* Use of private vehicle.
* Use of own tools necessary
Position Type and Expected Hours of Work
This is a full-time position. Normal work hours are Monday through Friday, 8:00 a.m. - 4:30 p.m., with a half hour provided for lunch, hours may vary dictated by the workload. Weekend hours possible as weather demands.
Travel/ Driving
May need to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotation "on-call" status may occasionally require expedient travel to assigned property at moment's notice. Pick up and deliveries to the office. Must have valid driver's license and automobile insurance coverage.
Required Education and Experience
* High school graduate or possess equivalency.
* At least one year of prior apartment maintenance staff experience is required or equivalent work experience.
* The ability to obtain a CFC card or HVAC training.
