Coates Field Service, Inc. is seeking an experienced Right of Way of Agent for day-to-day right of way duties for a pipeline project in Northeast, OH. The successful candidate will be experienced in pipeline projects, acquiring linear right of way for private landowners, and able to adapt to tight deadlines to meet project deliverables.
Primary Job Duties & Responsibilities:
Obtains right of entry and survey permission from private landowners.
Negotiates and acquires property rights (including Easements and Temporary Work Space) required for pipeline.
Documents all communication and correspondence with landowners including in-person meetings, email, phone, and mail.
Responds to internal and external stakeholder inquiries in matters related to property rights.
Investigates, negotiates, and acquires temporary right of way areas for driveways, construction lay down areas, and other temporary construction needs.
Serves as legal witness as necessary for condemnation or other proceedings.
Other job duties and responsibilities as assigned.
Strong ability to organize and manage multiple projects
Knowledge, Skills & Abilities:
Working knowledge of drafting and negotiating property rights documents including rights-of-way, easements, leases, purchases, and sale agreements.
Excellent organizational, email management, written and verbal communication skills.
Strong negotiation and interpersonal skills.
Ability to utilize multiple forms of technology including: Project Databases, Microsoft Office Suite, Google Earth, etc.
Ability to plot metes and bounds descriptions of property and read a variety of maps, electronic and paper.
Ability to evaluate, interpret, and analyze land rights documents (including blanket easements), engineering and right-of-way drawings
Ability to interpret and research (abstract) legal documents.
Skilled in property rights research methods, including courthouse searches for recorded documents and internet research of same.
Ability to determine valuation of crops, timber, etc. for damage settlement.
Ability to travel regularly.

Primary Job Duties & Responsibilities:
Locate properties that meet certain criteria that either are currently for sale or could possibly be purchase from willing seller.
Perform online title research to verify ownership, any title flaws, major encumbrances, liens, etc. that may negatively impact our planned use for the property.
Obtain contact information for the property owner, contact owner to discuss selling, facilitate communications between seller and the client
Provide weekly progress updates that correlates with a map of each potential property
Investigate, negotiate, acquire, defend, and ensure legal recording and enforcement of property rights required for electric, gas, or communication infrastructure
Utilize existing and future software and physical files to document all communication with landowners including in-person meetings, email, and phone in addition to capturing project updates and progress on each affected parcel
Engages landowners to mitigate encroachments on rights of way
Prepare or assist in preparing and securing specific state, highway, railroad, County, Town, City, Village permits for use of lands owned by governmental agencies, the public or other utilities including tree-clearing permits.
Investigate, negotiate, and acquire leases, licenses, and permits for Networks infrastructure, staging areas for storm or construction lay down areas, railroads & canals crossing permits
Responsible for document management involving legal documents filing, recording, parceling & indexing and retrieval
Coordinate and process payments to landowners for certain property rights through internal workflow
Investigate electric and gas franchise agreements and boundary lines
Obtains right of entry and survey permission from private landowners.
Potentially negotiates and acquires property rights required for transmission and distribution projects.
Responds to internal and external stakeholder inquiries in matters related to property rights.
Reviews and processes executed documents according to client requirements; may include requesting payment remittance, recording, etc.
Serves as legal witness as necessary for condemnation or other proceedings.

Required:

Overview

The annual salary for this role is USD $18.25 - $31.00 plus any applicable bonus (Actual salaries will vary and will be based on various factors, such as skill, experience and qualification for the role.)

The Customer Experience Representative (CER) serves as the frontline of our organization and is an essential part of our overall customer experience. In this role, the CER has daily, direct interaction with customers - delivering essential information about products and services, addressing customer complaints, handling emergency calls and a wide range of other inquiries over the phone. The ideal candidate will possess a deep understanding of customer service policies and best practices, stellar verbal communication skills, and have experience in high-volume contact center environments.
What you'll do:
Customer Interaction: Answer calls from customers, understand and address their needs, concerns, or issues with products or services.
Problem Resolution: Respond efficiently and accurately to callers, offering workable solutions and ensuring customers feel supported and valued.
Active Listening: Engage in active listening with callers, confirming or clarifying information and diffusing difficult situations as needed.
Relationship Building: Build lasting relationships with clients and call center team members based on trust and reliability.
Utilization of Tools: Appropriately utilize software, databases, scripts, and tools.
Performance Metrics: Understand and strive to meet or exceed call center metrics while consistently providing excellent customer service.
Product Recommendations: Make recommendations for products or services that may better suit client needs.
Continuous Learning: Participate in training and other learning opportunities to expand knowledge of the company and position.
Policy Adherence: Adhere to all company policies and procedures.
Additional Duties: Perform other duties as assigned.
What you bring:
Education: High school diploma or GED.
Experience: 1 year of Experience in a call center or fast-paced environment.
Customer Focus: Strong customer-focused approach.
Attention to Detail: Detail-oriented with exceptional organizational skills.
Communication Skills: Exceptional customer service, active listening, and verbal and written communication skills, with a professional phone voice.
Technical Proficiency: Proficiency with computers and web-based programs like Microsoft Office Products
Problem-Solving: Ability to ask probing questions and diffuse tense situations.
Time Management: Strong time management and decision-making skills

The hourly rate for this position is $18.00 - $22.00 per hour.
