**Job Title** Senior Assistant Property Manager (CRE) Under the supervision of the Property Manager, the Senior Assistant Property Manager is responsible for assisting in all areas defined as a part of the Property Manager . This is a management role that will directly and indirectly supervise individuals, building staff, operations, and coordinate the various functions. Primary responsibilities include ensuring client facilities generate a satisfactory cash flow, the property is maintained in accordance with client standards and requirements and customer satisfaction.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Manage the building staff in the absence of the Property Manager or General Manager. Includes all managerial functions, which are included in the Property Manager and General Manager s, or as directed by the manager
- Responsible for all building correspondence to and from clients, tenants and vendors as directed by Property Manager or General Manager
- Ensure all property files are prepared and maintained in an orderly and logical manner, including leases and contracts
- Obtain aging report on behalf of Property Manager or General Manager and follow up on all delinquencies, utilizing C&W or client-directed policies
- Ensure invoices are processed in accounting with appropriate back-up and according to established procedures
- Prepare lease abstracts for all tenants and monthly rent roll for management review
- Coordinate tenant move ins and move outs, including furniture delivery and pick up
- Coordinate tenant requests for above standard work. Obtain estimate, provide proposal, release work, and invoice tenant for such work
- Oversee maintenance of work order and purchase order systems
- Responsible for aspects of development and maintenance of a comprehensive Tenant Service Package, including tenant handbooks, tenant anniversaries, holiday gifts, park events, quarterly newsletters, and training meetings or programs for tenants. Also responsible for ensuring tenant information within data base is current and up to date
- Update and maintain office procedures in the property Operation's Procedure Manual
- Ensure Certificates of Insurance for tenants and vendors are up to date
- Oversee the processing of management and maintenance staff hours, expense reports, check requests for review and approval
- Ensure that above standard tenant bill-backs for electrical usage, after hours HVAC, and other similar charges are processed in a timely manner
- Responsible for aspects of annual budgets preparation, CAM reconciliations, and monthly financial reports, as well as preparation of bank deposits, if processed at on site management office
- Responsible for leading regular inspections of properties with janitorial and landscape providers and any other service provider as directed by management
- Participates in performance oversight of all service contractors who perform contract services
- Oversee aspects of tenant improvement work with management oversight

What Will I Be Doing?
Here are just a few things you can expect to do daily:
Team member must be able to work in a team oriented and safety conscious environment. “Safety First” expectations include, but are not limited to, PJHA process, Observation process, and compliance with all company / site safety guidelines and procedures.
This position may require moderate supervision and follow-up.
Must be able to use hand tools on a daily basis such as power tools
Willing to work all shifts including holidays and weekends when demanded by the job.
Work from elevated areas (ladders, platforms, scaffolding, and others as required) utilizing fall protection equipment when needed.
Must be able to adhere to the published work schedule while being flexible in hours based on workload
Work without direct supervision on daily assigned work.
Maintain compliance with all company & customer regulations, policies, and procedures
Must be able to utilize industrial powered vehicles (RTFL, Forklift, Aerial Lift, Scissor Lift)
Electrical Electrician: must have a working knowledge and proficiency with installing, repairing and maintaining industrial electrical components and equipment. Lighting, electrical protective devices, motors, inverters, soft starts, wye-delta systems along with hard wired and ethernet based control; Must have a working knowledge of schematics, mathematics, preventive/predictive technologies, basic computer literacy, safe electrical test and measurement best practices
Instrumentation Electrician: must have an awareness and be able to perform calibration and documentation of functions pertaining to the key elements of: Flow Measurement, Level Measurement, Pressure, Temperature, Analytical Instrumentation; Must be able to troubleshoot process control loops - using key elements and specialized testing equipment
Wire Pull Electrician: Must have an awareness and be able to perform functions pertaining to: Terminating motor starters, control & power wires; Cut, thread, bend and install raceway (conduit) and cable trays in an industrial setting; Install wire through raceway and cable trays to be tested by MCA; Must be aware and able to follow standards laid out by NECA 101
Ensures compliance with all company / customer regulations, policies, and procedures.
Achieve performance expectations set forth as part of performance appraisals to include employee development planning.
Communications with all team members to assist the development of short- and long-range planning in assist of the company's goals and objectives
Maintain personal tools required for your job to include an up to date documented personal tool lists. Required tool listing to be supplied as part of employment.

What Makes Me Qualified?
Electronics or Industrial Electricity preferred, but not required. Ability to obtain State Journeyman Electrical License upon meeting state required qualifications; ability to obtain ISA's CCST Level 1 Certification.
Experience: 2-5 years of mechanical experience and/or 1-2 years of education in Electronics or Industrial Electricity preferred.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
May be responsible for one or more of the following:
Provide full administrative support, including phone support, typing reports, filing and distribution of correspondence

* Sweep, mop, and wash floors, and other surfaces (inside buildings).
* Use light and heavy (commercial type) floor (buffers) and shampoo machines including attachments.
* Vacuum rugs in offices and public areas. Spot clean daily and shampoo when directed rugs. Clean and dust furniture, exhibit cases, pictures, chairs, door trim, light fixtures, and all other horizontal surfaces including periodic high dusting.
* Wash windowsills; glass in interior doors, partition, and specified windows.
* Wash glass and trim at entrance doors, interior/exterior- Wash/spot clean interior walls as appropriate daily.
* Clean bathrooms and restock paper supplies daily. Standard bathroom procedures are to damp wipe glass surfaces, empty waste baskets, service soap and toilet paper dispensers, dust sills, clean tile walls, shelves, stall partitions, sweep/mop/scrub floors, etc.
* Monitors possible defects such as clogged urinals and lights out, and reports to supervisors.
* Collect building trash daily placing it in approved container and place in designated collection area for subsequent removal.
* Replace liners in waste baskets and trash containers per specs.
* Sweep or shovel snow from steps and walkways at building entrances and connecting walkways/sidewalks as directed.
* Performs periodic work: High dusting, leather and wood surface, polishing, wall washing.
* Any and all other duties as assigned.
REQUIREMENTS:
* Basic cleaning responsibilities requires no previous experience
* Must be able to take direction, to work with minimal supervision, and to function cooperatively as part of a team
