    MGR FACILITIES MGMT & HSE This position is to serve as the primary contact for the management and delivery of multiple functions of building operations and maintenance for both corporate and banking center locations (470 leased and owned properties in all markets including banking centers). The work will align with the overall CRE strategy, goals, and objectives partnering with Key Business Stakeholders, CBRE, and Property Managers. Facilities work includes items like painting, repairs, cleaning, landscaping, HVAC, electrical, plumbing, fire safety, parking lots, roofs, grounds maintenance (grass cutting, shoveling), etc. This role is responsible for negotiating contracts with service providers, inspecting facilities to meet safety regulations, coordinating renovations to ensure a clean and safe working environment. This includes oversight for Health, Safety and Environmental (HSE), critical facilities, energy/sustainability, business continuity, workplace satisfaction and outsource provider performance. Role will be accountable for annual budget objectives and performance. This role will work with key business stakeholders and interface with executive leadership to present project updates and status on key deliverables. This includes responsibility for all executive level presentation and setting/achieving all metrics/SLA's. Position Responsibilities: Facilities Management * Accountable for vendor performance managing all day-to-day operations of the facilities, to include but not limited to Critical Facilities environments, energy /sustainability, business continuity plans and workplace satisfaction. * Accountable for vendor performance coordinating and delivering preventative maintenance activities, repair, and maintenance work performed by technicians, third-party vendors, and contractors, leveraging industry best practices and safety protocols. * Manages vendor partnership to deliver workplace experience services. * Partners with vendor sourcing to negotiate contract services and ongoing third-party relationships in support of CMA facilities operations. * Establishes Facilities Management standards across all asset types, KPIs, metrics, and SLAs. Reviews CMA strategic plans and maintains appropriate staffing levels to meet goals and objectives. * Reviews capital and operating budget reports for portfolio & aligns with vendor on action plans to improve financial positions & reducing operational risks. * Responsible for oversight of facilities project completion, timing, and budget adherence. * Manage negotiations for contract services. Health, Safety & Environment * Oversee environmental, health and safety issues that impact the well-being of our colleagues and customers. * Partner with LOB and third-party relationships to mitigate HSE findings and incidents. * Develops, implements, and manages HSE programs and initiatives, in partnership with CMA HSE lead, to meet all regulatory requirements and HSE needs of CMA. * Responsible for developing & maintaining HSE playbooks and procedures in partnership with CMA HSE Lead. * Reviews and oversees all work processes and conditions to ensure HSE protective measures are optimized. * Develops and recommends preventative and improvement measures to ensure the enhancement of HSE programs. * Partners as needed, with CRE, HR, Legal, Business Unit(s) Executive Leadership, Third Party Providers, Corporate Security, Business Continuity and Communications. Financial and HR Management * Accountable for financial performance of Facilities Mgmt/HSE delivery, including Critical Environments. * Reviews capital project and operating budget reports for multiple properties. Create action plans to improve financial position. * Reviews and approves functional inputs to annual CRE budget. * Responsible for selecting, motivating, and retaining high performing talent, cultivating a spirit of teamwork and continuous improvement with shared goals and objectives. * Other duties as assigned. Position Qualifications: * Bachelor's Degree from an accredited university or 4 years of relevant experience Business Administration, Accounting, Finance, Facilities Management, Real Estate, Environmental Science, Management, or related field * 8 years of Facilities management and maintenance of building systems, including HVAC, electrical, plumbing, etc * 6 years of Health, Safety and Environmental experience including regulations, risk assessments and safety protocols * 6 years of Managing vendor relationships * 6 years of Project management skills Licenses & Certifications: * Certified Facilities Manager preferred Work Best Category: Category C - Days in the office will either be designated days or will vary week to week from 2-5 days Hours: 8:00am - 5:00pm Monday - Friday Salary: To Be Determined Based on Individual Experience About Comerica We know our employees are critical to our overall success and we are dedicated to investing in their future.
