As a Commercial Appraiser with HCA, a typical day might include:
Inspecting commercial buildings and collecting data on structure characteristics
In-office pricing using collected field data and industry-standard methodologies

Conducting field inventory of client movable equipment and assets

Principal Responsibilities:

Job Summary:
Under the general direction of the Appraisal Unit Supervisor, this position provides direction to appraisal unit staff and consultants, as well as timely, accurate and comprehensive appraisal review to ensure compliance with USPAP, federal, state and ADOT statutes, regulations, policies and procedures, and ensures the appraisal analysis supports and documents the appraisals.

Position Overview: Reports to the Chief Lending Officer. Servicing the counties in the communities we service (Erie, Huron, Ottawa and Sandusky). Responsible for the overall performance of the bank's commercial loan portfolio and for developing new and maintaining existing commercial business. Analyzes loan requests and approves or prepares materials for loan decisioning based on all laws, regulations and bank policies and procedures. Provides guidance and directions to existing lending personnel to develop skills and knowledge.
Primary Responsibilities:
· Develops new business by contacting prospects and existing clients; and cross-sells other bank services.
· Interviews loan applicants and collects and analyzes financial and related data to determine the general creditworthiness of the prospect and the merits of the specific loan request.
· Establishes, and negotiates where necessary, the terms under which credit will be extended, including the costs, repayment method and schedule and collateral requirements.
· Monitors commercial loan repayment activities and takes necessary action to collect delinquent accounts.
· Develops material for and makes loan presentations concerning commercial loans to the Chief Lending Officer, President and/or Board of Directors Loan Committee
· Advises and assists department officers, and staff in their respective functions associated with the areas for which he or she has direct responsibility.
· Counsels with and assists in the training and development of other lending personnel.
· Ensures the protection of the bank's interest in matters of adequate documentation and adherence to bank policy and the various laws and regulations applicable to departmental operations as well as the exercise of sound credit decisions in the credit department.
· Analyzes the allowance for bad debts in conjunction with other lending personnel and presents analysis to the Chief Lending Officer, President and/or Board of Directors on a quarterly basis.
· Collects and analyzes information which reflects the current creditworthiness of clients and the current merits of existing loans by information obtained by direct inspection of the applicant's business and/or collateral, review of interim financial reports, personal interview, etc.
· Supports bank management during business, offering solutions and recommendations positively and professionally to the appropriate personnel for review and possible implementation.
· Takes all steps necessary to meet excellent customer service demands whenever and wherever necessary in the credit area.
· Participates in community affairs and organizations to increase the bank's visibility and to enhance new business opportunities.
· Keeps abreast of local and national economic, financial, political, and legislative events and climates which could impact bank lending activities.
· Closes loans and is responsible for proper documentation.
· Maintains commercial loan files, including required filing.
· Maintains extensive contact with clients, the public and the community to enhance the overall marketing effort of the bank.
· Maintains and protects confidentiality of client's information.
· Maintains regular, on-time attendance.
· Remains current in assigned training and continuing education for designation retention (online, video, in-house emails, telephone seminars, etc.)
· Complies with all regulatory requirements including Bank Secrecy Act and all others specific to their position.
· Assumes other responsibilities and duties as may be assigned at the discretion of the Chief Lending Officer and/or President.
Requirements:
Education and Experience: Three or more years of commercial lending experience or 5 years of banking and/or lending. A.B.S. or B.A. or B. S. degree in a related field of study preferred. Thorough knowledge of current lending and loan review regulations and banking regulations, procedures, and operations; ability to analyze and interpret financial statements; visual and auditory skills. Outstanding communication and interpersonal abilities. Proficient reading, writing, grammar, mathematics skills and word processing and spreadsheet skills. Excellent interpersonal relations and oral and written communicative skills. Excellent organizational and multi-tasking skills.
Physical Requirements: This position requires a high degree of mobility. May be subject to prolonged sitting/standing, frequent use of hands and upper body to manipulate/grasp objects/branch equipment, ability to communicate face to face and on the phone with clients, occasional bending and lifting from floor height, frequent forward reach, lifting of 1 - 15 lbs. Must have a valid driver's license and be able to travel by vehicle to customer locations/branches/meetings/seminars, and so forth.

The Opportunity
WSDOT is currently seeking a highly skilled Review Appraiser (Property & Acquisition Specialist 5) to serve as a technical expert and leader within the Appraisal Division. In this role, you will develop scopes of work, evaluate consultant appraisers, provide expert guidance, and ensure compliance with state and federal requirements for Right of Way acquisitions. As an authority in eminent domain appraisal, you will perform complex valuations, conduct reviews, and mentor appraisal staff to support statewide project delivery. This position plays a vital role in advancing WSDOT's mission to provide safe, reliable, and cost-effective transportation solutions while fostering a respectful, inclusive, and equitable work environment.
What to Expect
Among the varied range of responsibilities held within this role, the Review Appraiser will:
* Review real estate appraisals and appraisal waivers to ensure compliance with state and federal eminent domain laws and WSDOT R/W Manual standards.
* Conduct desk and field reviews by inspecting properties, verifying valuation techniques, and confirming adequate market support for appraisals.
* Prepare scoping estimates, project funding estimates, appraisal waivers, and just compensation determinations in support of Right of Way acquisition and property management activities.
* Collaborate with staff and consultant appraisers to resolve deficiencies, request revisions, and ensure quality and accuracy of appraisal reports.
* Perform fieldwork by inspecting sites, taking reference photographs and measurements, and conducting research using property data services and public records.
* Assist the Appraisal Division Supervisor by facilitating assignments, processing consultant contracts, and mentoring WSDOT staff and consultants on valuation practices.
* Provide expert appraisal advice and guidance to internal groups such as the Attorney General's Office and engineering teams regarding property impacts from project designs.
* Support the Real Estate Services program through incidental duties and special assignments as needed to advance WSDOT's mission and objectives.
Qualifications
To be considered for this opportunity, the following are required:
* Appraisal Knowledge and Experience: Knowledge in business or public administration, real estate, economics, accounting, or a related field, and advanced experience valuing and appraising complex vacant and improved properties; or equivalent professional experience as outlined in the position requirements.
* Right of Way Appraisal Expertise: Demonstrated experience preparing valuations and appraisals for complex Right of Way (ROW) acquisitions, ensuring accuracy and compliance with federal and state standards.
