Join our team as a Resident Maintenance Specialist, where you'll play a crucial role in maintaining the quality and comfort of our properties. You'll be tasked with overseeing tenant maintenance requests, ensuring they are addressed promptly and effectively. Your role will involve balancing cost control, customer service, and asset preservation.
Responsibilities:
Oversee a portfolio of maintenance work, ensuring progress from initiation to completion. Some work orders may be complex.
Assist in managing Capital Improvement Projects and vendors.
Collaborate with the Supervisor of Market Maintenance/Director of Property Operations, Field Schedulers, and Vendor Performance Specialist to meet service order metrics.
Receive, review, and document maintenance requests in company systems. You'll have the authority to assign work orders to internal or external resources, following company guidelines.
Approve vendor bids and manage change orders when necessary. You'll also provide recommendations to leadership regarding vendor utilization and pricing.
Diagnose maintenance problems accurately and determine appropriate solutions.
Determine the cost of proposed solutions using company guidelines.
Dispatch clear and timely instructions to vendors for resolution of maintenance problems.
Requirements:
High School Diploma/GED required.
Minimum one year of experience in construction/maintenance, property management, logistics scheduling/dispatching preferred.
Basic understanding of single-family home systems and components (appliances, HVAC, etc.).
Bilingual (English/Spanish) verbal and written skills are preferred.
Intermediate knowledge and experience in Microsoft Office and PC skills.
Intermediate knowledge and experience of Customer Service Software Applications, VOIP phone systems, CRM, InContact, and Balto.
Excellent verbal and written communication, problem-solving, time management, and conflict resolution skills.
Flexibility to work weekends and evenings if assigned
Compensation
The anticipated pay range/scale for this position is $23.19 to $27.83 Hourly. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.
Additional Compensation
This position is eligible to receive quarterly bonus payments.

As a Facility Technician, you set the foundational stage to our Service Promise of ensuring a clean, friendly, and well-maintained club. How you will spend your days
Conducting a daily walk-through of the facility, identifying repair/service needs, and maintaining the club's Maintenance Log
Partnering with the General Manager and Assistant General Manager to discuss club maintenance needs
Maintaining, or overseeing outside service provider maintenance of, the pool/spa/steam/sauna to ensure proper chemical balances, draining, and general servicing
Procuring repair parts, materials, tools, and equipment
Performing routine preventative maintenance, including upkeep of associated logs and history files
Performing monthly OSHA safety checks as required on the OSHA / Preventative Maintenance Guidelines, and modeling all OSHA, company and Facilities department safety guidelines on a daily basis
Connecting with members while on the floor to help maximize their club experience
What you bring
General experience in repair/maintenance of equipment and physical building
General knowledge of HVAC and/or electrical equipment
2 years' experience in operations/maintenance preferred
Excellent organizational, multi-tasking, analytical problem solving, and communication skills
Demonstrated success in priority management and agility in responding to shifting priorities
General understanding of computer skills, including email
Previous experience in health club maintenance strongly preferred
Availability for overtime work

Physical Requirements/Work Environment
Must be able to work in an environment with occasionally high noise levels. The sound of weights clinking, feet flying across treadmills, and the laughter of lives changing can get loud.
Regularly exposed to moving mechanical parts.
Daily duties include lifting weights, squatting, bending, reaching, remaining in a stationary position for prolonged periods of time, and moving for prolonged periods of time.
Frequently moves fitness equipment weighing a minimum of 50 pounds.
Regularly exposed to pool chemicals, cleaning supplies, and grease/oil from cardiovascular equipment.
Travel/Availability
Travel between clubs to service multiple facilities may be required

Position Overview:
This position is primarily responsible for maintaining electrical infrastructures and providing electrical services, supporting the need to rearrange furniture and equipment, performing general clean-up and janitorial duties, maintaining plumbing infrastructures and providing plumbing and carpentry services. Primary Responsibilities:

Maintains plumbing infrastructures and provides plumbing services by changing float valves, replacing vacuum breakers and totally rebuilt complete Sloan valves for urinals and toilets. Also installs hot water tanks according to established codes and safety regulations an in a timely and courteous manner.
Provides carpentry services by installing computer keypad trays, hanging pictures and banners on various exterior materials, installing and adjusting door closures, etc. according to established codes and safety regulations.
Performs other related duties and projects as assigned.

Rebuilds valves Catalogs replacement parts in/out of valves per API standards Creates damage sheets for rebills to customer Inventories valve parts.
Repairs frac vales on client work sites.
Assists in all facets of equipment maintenance, preparation, testing and appearance as directed and as specific to Flowback operations.
Responsible for maintenance and operation of the support equipment necessary to prepare the pressure equipment for storage or job prep. (Steam Cleaner, Forklift, Crane, Pressure Test Unit, Torque Units, Paint Booth Apparatus).
Keeps working area and facility in an organized and neat condition.
Available to workdays and times necessary to complete required work.

Perform pressure testing utilizing certified test equipment and complete all QA/ QC documentation as required by the QHSE program (if skilled).

Ensure work and used materials follow manufacturer specifications.

Key Responsibilities

Responsibilities
Electrical MaintenanceTechnician Responsibilities:
Perform minor electrical building repairs as necessary
Perform mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of facility machinery
Troubleshoot production equipment controlled by PLC controllers, using the troubleshooting tools supplied by a PLC software, preferably Siemens S7 or TIA.
Troubleshoot VSD, preferably Siemens VFD's.
Read and interpret equipment manuals and work orders to perform required maintenance and service
Diagnose problems, replace, or repair parts, test and make adjustments as needed
Perform regular preventive maintenance on machines, equipment, and plant facilities
Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties
Detect faulty operations, defective material, and report those and any unusual situations to proper supervision
Comply with safety regulations and maintain clean and orderly work areas
Perform preventative maintenance on electrical systems and components
Demonstrate teamwork and high-level communication skills

Electrical MaintenanceTechnician Qualifications:
5+ years of manufacturing experience; strong electrical, and electrical controls knowledge. Good hydraulic, pneumatic, mechanical, and industrial knowledge.
5 years experience in industrial electrical field
PLC and VFD experience. Siemens preferred.
High school diploma or equivalent
Ability to perform electrical tests, read results and diagnose and repair electrical problems.
Required to supply initial tools and toolbox for basic troubleshooting and repairs. Company will replace damaged tools as requested.
Proficiency in using multimeters and other measuring equipment to diagnose electrical problems in industrial equipment.

The role of MaintenanceTechnician is to provide proper maintenance for the community, along with providing excellent customer service to all residents and prospects. MaintenanceTechnicians must wear complete uniform with I.D. badge when working on any Titan Corp. property at all times, including nights and weekends.
Essential Duties include the following (other duties may be assigned):
1. Complete all service requests within 24 hours, unless it requires extraordinary parts or labor.
2. Keep maintenance shop in a clean and orderly manner.
3. Monitor and operate compactor.
4. Help maintain grounds and streets free of litter.
5. Keep uniform and personal appearance clean and neat.
6. Maintain all amenity areas.
7. Assist Community Director with unusual projects as necessary to maintain smooth property operation.
8. Maintain all project directional signs, making sure they are clean, painted, and straight.
9. Monitor recycling containers. Keep them clean and items separated.
10. Call Community Director or Maintenance Supervisor before you are going to be out of work for any reason.
11. Monitor guidelines for vacant, office, and common areas.
12. Responsible for checking and replacing any defective or burned out light bulbs or security lights. Light inspections to be done one or two times per week.
13. Serve maintenance "on call" as necessary.

While performing the above responsibilities and assignments, you may be required to perform tasks that will require a great amount of physical exertion. Listed below are common requirements for your duties as MaintenanceTechnician for Titan:
· Use various hand tools and test equipment; these items may vary in weight from a few ounces to 40 pounds.
· Use a 30-pound can of refrigerant for servicing of air-conditioners.
· Hand-carry and use a 70-pound refrigerant recovery unit.
· Hand-carry and install air-conditioning compressors weighing from 40 pounds to 120 pounds, depending upon the size of the condensing unit
· Hand-carry and install air-conditioning condenser units weighing 100 to 250 pounds.
· Hand-carry and install furnace / forced air unit weighing up to 90 pounds.
· Hand-carry and install hot water heaters weighing between 70 and 90 pounds.
· Hand-carry and install commode/closet combination weighing 40 to 50 pounds.
· You will be required to climb ladders in order to clean leaves out of gutters and do roof repairs. Ladders required to perform this task will range from 16 to 40 feet in length and range in weight from 20 to 125 pounds. You will be required to lift and transport these ladders.
· Make sure preventative maintenance is done on all weight room equipment.
· Use of a ladder is required to change light bulbs in breezeways and on buildings. These ladders could range in weight from 10 to 125 pounds.
· Changing panels of glass ranging in weight from 10 to 40 pounds is require and may require the use of a ladder to accomplish the task.
· Pool maintenance is a big responsibility and often requires you to lift and / or transport 100-pound drums of granular chlorine, 50-pound drums of stick chlorine, and 50-pound bags of soda ash or bicarbonate of soda. You are responsible for replacing pool pump room motors and pumps. These pumps and motors could range from 25 to 200 pounds, depending on the size required.
· As part of your daily maintenance routine, you may be required to move appliances from one apartment to another apartment on opposite ends of the community. The appliance may have to be transported by means of a hand truck up one to three flights of steps. These appliances will range in weight from 75 to over 200 pounds.
· Our commercial laundry rooms are equipped with single washing machines and / or stacked (double) clothes dryers, which you will be required to move in order to repair and perform preventative maintenance. These machines range in weight from 120 to 150 pounds.
· On occasion, you will be required to move furniture from one model unit to another or move furniture items in a resident's apartment to accomplish certain repairs or to correct flood damage. This would require that you move items weighing several pounds to several hundred pounds.
· During the course of your job, you may be involved in repairs to the building structure. You may be required to move or transport a number of different building type materials weighing several pounds to several hundred pounds
· At certain times you will be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All of these functions require different physical exertion and their weight depends on the particular equipment (usually in excess of 100 pounds)
· You will be required to perform certain resident service functions or make upgrades to the apartment. An example would be to install track lighting or ceiling fans. Both duties would require the work to be done using a stepladder and require lifting with two hands.
In addition to the above, you will be required to lift and transport other items pertaining to maintenance (weighing up to 200 pounds) for the smooth operation of the property.
