This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
* Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
* Oversees and completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
* Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards.
* Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
* Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.
* Maintains adequate inventory of spare parts and maintenance materials and works with Community Manager to order supplies and tools as needed to stay within budgetary guidelines.

JOB DESCRIPTION
KEY RESPONSIBILITIES:
1. Performs all sales and leasing activities to achieve the property's revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, continuing the relationship with prospects, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
2. Collects all pertinent information from prospective residents at move-in and records as appropriate.
3. Stays informed about and collaborates with teams/leadership on current market and competitor conditions that may impact the community's occupancy, market rent, and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
4. Designs and executes marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools and following other property-specific marketing plans, drives, and special programs.
5. Uses the on-site property management software application to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic and other information about existing and future residents, and review and analyze data.
6. Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the tour path and show ready units, communicating maintenance and upkeep needs to the property's maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.
7. Follows-up with prospects and new residents within 24 hours to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew. Documents all follow up and classes leads during the lifecycle of the sales process.
8. Executes and performs activities in support of the property's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time, following the AA renewal playbook.
9. Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).
10. Demonstrates customer services skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints about maintenance services. Interacts with all residents and acknowledges them by name.
11. BASIC KNOWLEDGE & QUALIFICATIONS:

Assist with construction project management tasks such as reviewing contract exhibits, preparing submittal lists, coordinating lien waivers, and maintaining milestone tracking in Procore and/or Workfront.
Support invoice processing by reviewing and uploading invoices to Procore and submitting FF&E invoices through Yardi in coordination with the Construction Project Manager.
Manage documentation by auditing, organizing, and maintaining project records in Procore and Legal Hub, including submittals, RFIs, contracts, change orders, drawings, specifications, and closeout materials.
Help develop and maintain internal systems and databases, including unit cost tracking from change orders.
Perform quantity take-offs and assist with cost estimation for projects and purchases.
Participate in scheduled site walks and meetings with senior construction staff, including OAC meetings, monthly cost issue meetings, and daily/monthly site visits.
Create and manage project punch lists using the Procore Punch List Tool.
Review Operations & Maintenance (O&M) manuals submitted by the General Contractor for completeness and accuracy.

QUALIFICATIONS:
Currently pursuing a bachelor's degree in Construction Management or a related field.

Position Summary:
Manages property (or properties) for stakeholders by performing the following duties personally or through direct reports: Maximize occupancy/collections/physical appearance/resident retention/compliance (as applicable). Establish and maintain a pleasant atmosphere and relations with the residents of the community. Maintain visibility, professionalism, and rapport. Responsible for day-to-day operations of the property.
Essential Functions:
Maintains daily operations and may be expected to fulfill duties of any open position which may include caretaking, housekeeping, grounds keeping, and light maintenance duties to ensure physical curb appeal and cleanliness of the community. Acts as a liaison between corporate staff and on-site management and/or maintenance personnel.
Meets with staff to go over all relevant business, including discussion of occupancy goals, renewals, and projections. Prepares and conducts orientation and training with employees and partners with Human Resources as needed. Prepares and conducts performance reviews for employees and makes recommendations for salary increases and/or advancement. Hires and terminates employees in accordance with company policy/procedure, Federal and State laws and under the direction of the Area/Regional Manager and Human Resources. Maintains employee records for attendance, PTO, employee performance management, etc.
Works with residents in establishing good communication and resident retention programs; and resolves resident issues in a fair and timely fashion.
Follows Dominium purchase order and purchasing procedures. Oversees and adheres to all appropriate company accounting directives. Works within the established budget and notifies the Area/Regional Manager of any possible variations immediately.
Collects rent and all monies due on the first of the month. Maintains very thorough collection procedures including knocking on doors. Sends the files for evictions in a timely manner and ensures files go to collection agency in accordance with policy.
Handles all details of move-ins and move-outs, giving special attention to unit inspection checklists. Reviews move out charges to maximize chargebacks and compares this to the move-out checklist.
Process applicant files for screening and in accordance with property's designated housing program(s) (Section 8, Vouchers, Section 236, Section 42, Bonds, 4D, etc.) in a timely and accurate manner.
Reports accidents and emergency situations immediately. Addresses and corrects all internal and external audit findings in the designated time frames. Maintains and/or documents all community records, files, and reports in property management database. Conducts monthly safety meetings with all staff.
Responds to internet leads and reviews weekly traffic reports, closing ratios by employee, outstanding renewal opportunities, and guest card follow-up procedures. Reviews and signs all lease agreements. Partners with corporate Marketing as needed.
Ensures all maintenance requests are handled promptly, efficiently and in accordance with Dominium's policies and procedures. Continuously inspects the property for improvements, recording deficiencies and taking the necessary action within approved budgetary allocations. Essential Responsibilities:
1. Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.
4. Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards.
5. Distributes notices and communications to residents as necessary.
6. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
7. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
