What We Are Looking For: We are seeking an enthusiastic Leasing Professional to join our team at Parla Apartments in Seattle, WA. In this role, you will be instrumental in achieving our apartment community's leasing goals, maximizing occupancy rates, and enhancing resident satisfaction and retention. You will be responsible for the day-to-day operations related to leasing apartments, conducting property tours, processing applications, and executing renewal strategies to maintain high levels of resident engagement. This is a full-time position with full benefits. Pay range: $26.00 - $28.00 per hour Key Responsibilities: * Leasing & Marketing: Promote the apartment community, conduct tours, and implement outreach campaigns to drive traffic. Manage online listings and social media to increase visibility. * Lease Signing & Move-In Coordination: Facilitate applicant screenings, prepare leases, and ensure smooth move-ins. Maintain accurate lease documentation. * Resident Satisfaction & Retention: Build relationships to encourage renewals, address concerns, and implement retention strategies. * Sales & Lead Generation: Convert leads into leases, meet leasing goals, and generate new prospects through events and follow-ups. * Administrative Support: Maintain accurate records, assist in reporting, and support the Community Manager with lease renewals, resident files, and compliance with regulations. Who You Are: (Requirements of the Position) * You have at least 1-2 years of customer service experience, ideally in a sales environment or leasing property management role. * You have a passion for helping people find their ideal apartment home. * Goal Oriented. * You thrive in a fast-paced environment and can handle multiple responsibilities, including leasing apartments, conducting tours, managing paperwork, and addressing resident needs. * You are proficient in Microsoft Office (Word, Excel, and Outlook), and comfortable learning or knowing property management software like Yardi, MRI, or other leasing and property management systems. * You possess a friendly, energetic, and approachable personality that resonates with both prospective and current residents. * You are available to work weekends, which is essential for meeting the needs of potential residents and conducting tours during high-traffic hours. * You are physically able to lift and carry items weighing up to 25 pounds. Essential Functions and Responsibilities The Leasing Agent assists the Community Manager with coordinating business operations of HUD/RD or Tax Credit properties, providing eligible individuals with unfurnished housing in multi-family dwellings. Essential Duties: 1. Assist Community Manager with overseeing complex operations, ensuring that the highest possible occupancy is maintained through continuous outreach efforts and advertisements as specified by the Affirmative Fair Housing Marketing Plan.* 2. Assist Community Manager to obtain new residents' signature(s) on appropriate paperwork prior to move-in. Orient new residents to community. 3. Complete and submit timely, weekly reports; maintain neat and legible records at all times.* 4. Ensure that prospect completes application and secures deposit in accordance with the company procedures and Fair Housing requirements. 5. Implement Cascade Management Inc.'s policies as found in the operations manual. 6. Ensure compliance with applicable federal and state regulations associated with business operations. Ensure that the Grievances and Appeals Procedure, "Equal Housing Opportunity", "Justice for ALL", and labor posters are posted in the office.* 7. Show apartments, accept applications, and screen applicants (verifying and certifying each resident's income at initial, interim, and annual re-certification) to determine eligibility in accordance with CMI policies and procedures, and applicable regulations. 8. Complete resident move-in sheet with resident; ensure utilities are transferred.* 9. Understand rental agreement and residency policies and be able to explain them to residents.* 10. Update availability report and process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Community Manager for approval. Follow up with applicant regarding status. 11. Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.). 12. Collaborate with the Director of Marketing to ensure that marketing activities are achieved. 13. Follow up on all property inquiries and questions via preferred contact (telephone, email, fax, etc.) 14. Maintain waiting list files of eligible applicants and files of removed/rejected applicants. 15. Collect rents, maintain petty cash, ensure proper accounting of monies collected, and make deposits in a timely manner. Log and collect late charges, NSF, and other charges. Deliver rent increase notices to residents.* 16. File and maintain resident records, keeping an adequate supply of forms and postage on hand.* 17. Prepare budget recommendations and submit to Community Manager for review as part of annual budget process.* 18.
