Job Overview: The Parking Lot Asphalt/Concrete Sealcoat Technician is responsible for applying sealcoating to asphalt and concrete surfaces in parking lots, driveways, and other paved areas to protect and extend the lifespan of the pavement. The technician will perform surface preparation, apply sealcoating materials, and ensure the work meets quality standards. This role requires expertise in handling sealcoating equipment, knowledge of asphalt and concrete maintenance, and an ability to work efficiently and safely.
Key Responsibilities:
Prepare surfaces for sealcoating by cleaning, sweeping, and removing debris, dirt, or oil stains.
Fill cracks and minor surface imperfections using appropriate crack-filling materials.
Mix and apply sealcoating materials using sprayers, rollers, or other equipment, ensuring an even and consistent application.
Maintain and operate sealcoating equipment, including cleaning and performing basic maintenance tasks.
Monitor and ensure proper curing time for applied sealcoat, and maintain smooth traffic flow or proper site closure as needed.
Inspect work areas for any defects or issues and address them as they arise.
Ensure that the work area is properly barricaded and that all safety measures are in place to protect pedestrians and vehicles.
Assist in maintaining records of materials used, job sites, and work completed.
Work efficiently and effectively to meet project timelines, minimizing disruption to parking lot usage or business operations.
Follow safety procedures and regulations, wearing necessary protective equipment (PPE) such as gloves, goggles, and respirators.
Provide high-quality customer service by addressing client questions or concerns and ensuring satisfaction with completed work.
Skills & Qualifications:
Experience with asphalt or concrete sealcoating and maintenance, including the use of sprayers and rollers.
Knowledge of materials and techniques used for asphalt and concrete surface preparation and sealing.
Familiarity with safety protocols and ability to work in compliance with OSHA and local safety regulations.
Ability to perform physical labor, including lifting, standing, kneeling, and working outdoors in various weather conditions.
Strong attention to detail and ability to deliver high-quality results.
Basic troubleshooting skills for sealcoating equipment and materials.
Good communication skills to work effectively with team members, supervisors, and clients.
Ability to follow directions and work as part of a team.
Education & Experience:
High school diploma or equivalent required.
Previous experience in asphalt or concrete repair, sealcoating, or maintenance is preferred (1-3 years).
On-the-job training may be provided for those with limited experience.
Physical Requirements:
Ability to lift and carry materials and equipment up to 50 lbs.
Ability to stand, kneel, and crouch for extended periods.
Ability to work in various weather conditions, including heat, rain, and cold.
Working Conditions:
Full-time position with possible overtime, depending on project demands.
Work is primarily conducted outdoors, with exposure to outdoor elements and environmental conditions.
Occasional evening or weekend work may be required to meet project deadlines.
Travel to job sites within a designated area may be required.
Flexible work from home options available.
Compensation: $18.00 - $25.00 per hour
