The Facilities Mechanical Technician is primarily responsible for maintaining all building, utility and operations equipment. Traces and locates electrical defects in motors, fixtures, fire alarm systems, etc. Repairs and or replaces such items as electrical motors, wiring systems, electrical heating systems, relays, contactors, regulators, rectifiers, transducers, magnetic door holding devices, staff appliances, furnaces, exhaust fans, and duct boosters. Removes, replaces, tightens, splices, solders and insulates defective wiring, controls, equipment, and fixtures such as broken and bare wiring, burned out switches and relays, loose connections and fittings, damaged light fixtures, etc. Troubleshoots and repairs emergency switching gear and motor control centers; and, replaces worn or bad switches, relays and outlets. Locates broken, worn, damaged or unsafe, fixtures, controls, and equipment through visual checks or with a variety of test equipment such as test lamps and multi-meters. Installs or rearranges light fixtures, switches, and outlets. Trains the maintenance workforce in the preventive maintenance and servicing of all electrical systems and equipment which includes but not restricted to electric motors for pumps, fans, electrical distribution and service lines, circuit panels and control devices. Installs, modifies, monitors, troubleshoots, loads, tests and repairs as necessary, all electrical lines, systems, fixtures, circuits, controls and equipment requiring an electrician's certification. Exercise and tests the generators on a monthly basis, logging voltage, current, frequency and hours; and, observes and corrects abnormal operation of switching gear. Installs, recognizes the cause of faulty equipment and makes repairs on commercial and industrial refrigeration, air conditioning systems and heating systems of various types. Operate and monitor a computerized Building Automation System (BAS) to keep all of the building climates within a specified range; monitors system performance and device failures and provides malfunction alarms (via email and/or text notifications) to building engineering/maintenance staff. Maintains systems by checking performance, diagnosing problems, and making necessary repairs or adjustments or by replacing defective parts. Troubleshoots entire systems, repairs or replaces fans, pumps, thermostats, humidistats, motors, compressors, valves, gauges, pneumatic and electric controls, filters and other related elements. Tests systems for leaks and proper/safe operations, maintains logs relating to equipment, nature of repair, preventative maintenance frequency schedules, etc. Properly installs refrigeration and air conditioning systems by positioning compressors, motors, condensers, humidifiers, dehumidifiers, evaporators, heaters, and other components.
