Connectivity Point is seeking a detail-oriented Structured Cabling Estimator to support our low-voltage and structured cabling projects. This role is responsible for developing accurate and competitive cost estimates for structured cabling systems, including copper, fiber, and related infrastructure. The Estimator will work closely with Sales, Engineering, and Operations to ensure proposed solutions meet customer requirements while supporting profitability and operational execution.

Key Responsibilities
Prepare detailed cost estimates for structured cabling and low-voltage projects, including labor, materials, equipment, and subcontractors
Review bid documents, drawings, specifications, and scopes of work to ensure completeness and accuracy
Attend site-walks with Account executive and client to capture accurate Scope of Work
Perform takeoffs for copper and fiber cabling systems, pathways, racks, cabinets, and related components
Collaborate with Sales Engineers and Project Managers to develop compliant and cost-effective solutions
Identify project risks, assumptions, exclusions, and value-engineering opportunities
Maintain pricing databases for labor units, materials, and vendor quotes
Support proposal development, including scope narratives and clarifications
Participate in handoff meetings to Operations to ensure accurate project execution
Track and analyze historical project data to improve estimating accuracy
Required Qualifications
2-5 years of experience in structured cabling or low-voltage estimating, design, or project coordination
Strong knowledge of TIA/EIA standards, structured cabling systems, and installation practices
Ability to read and interpret construction drawings and specifications

Qualifications:
Bachelor's degree required
Ideally seeking 5+ years of working knowledge of commercial real estate debt transactions/multifamily underwriting
Extensive prior underwriting experience pertaining to large/big-ticket/complex transitional multifamily transactions will be key (bridge, structured, mezzanine, preferred equity, etc).

Collect and analyze transaction due diligence and assist in the underwriting of pipeline transactions, identifying and communicating deal strengths and risks/mitigants
Produce short and long-form Investment Memoranda and financial models for active presentations at Investment Committee meetings
Support the Fund's existing investment asset management functions by analyzing performance, credit and market conditions across the seasoned loan portfolio
Collaborate with origination, underwriting, and senior management (CEO, CFO, COO) internally
Interact and communicate with borrowers to address sensitive and non-routine matters in addition to risk related items
Assist in business development and fund marketing, with significant external exposure to existing investors, prospective equity partners and clients

Understand the purpose and how to work with different types of test projects (E-run, H-run, Q-run, Characterization of new model, Application test request, FA test request, verify production failure, etc.).
Knows basic parameters for all Mini-Circuits models, how to find and read specifications.
Knows how to test with Network Analyzer, Spectrum Analyzer, Power meter, Power supply, Oscilloscope, Noise Figure Analyzer, Signal Generator
Prepares most test setups per 50 page on Network Analyzer and Spectrum Analyzer.
Understands how to verify the test setup.
Tests passive and active devices for standard parameters without supervision by using company's test programs.
Under supervision, tests RF components for non-standard parameters (using pre-amplifier, testing of high power amplifiers, custom modules, engineering prototypes).
Reviews test data after completion the test, prepares summary and customized reports, and block diagrams, if needed.
Reports hardware and software issues to Supervisor or Manager.
As assigned by manager or supervisor, assists with completion of various test assignments such as HTOL, Burn-in, ESD, IV Curve, etc.
