Purpose
This position inspects existing construction for rehabilitation requirements including housing code violations.
Essential Job Functions
* Interfaces with project management on capital improvement projects; works with annual and bid contractors on scheduling, inspections, change order negotiations, quantities verification, and contractor payment processing.
* Maintains journal of daily project activities, prepares updated status reports; maintains documentation and identifies potential legal concerns.
* Enforces construction plans and specification requirements; records prior conditions, work in progress, and completed projects with still camera.
* Reviews construction plans and specifications for private development, requests necessary revisions to ensure code compliance; maintains copy of plans on file and enters data into computer plan review database to log approvals, revisions, and inspection reports.
* Attends site review team meetings, attends pre-construction meetings; conducts interim inspections of jobsites; conducts final inspections and utility warrant inspections.
* Receives, investigates, and resolves residents' complaints and requests for information; approves right-of-way permits.
