Job Description:

We are currently seeking an experienced Construction Scheduling Consultant for our Construction Scheduling group. This person will be responsible for development and maintenance of construction critical path method scheduling, primarily utilizing Primavera P6. Candidate will work directly with clients to develop and update schedules. The ideal candidate will have a minimum of 3 years of construction CPM scheduling experience with titles as Scheduler, Project Scheduler and/or Project Engineer. Candidate will have the ability to read construction plans and understands the critical path method of schedule as it applies to project planning and scheduling. Basic understanding of schedule delay principles and techniques is a plus.

Job responsibilities:

• Interface with clients and project representatives
• Development and maintenance of construction CPM schedules
• Evaluation of schedule impacts and delays
• Support and assist team members as necessary
• Provide requested work product and communication with clients and team
• Represent JS Held and its clients in a professional manner
• Travel is required as necessary

Attributes and background:

• Minimum 3 years of CPM construction scheduling experience.
• Bachelor’s degree from accredited college or university in engineering, construction management or a construction-related field is a plus.
• Strong understanding of construction processes of commercial construction projects.
• Must have excellent verbal and written communication skills.
• Proficient with Primavera P6.
• Proficiency with Microsoft Projects, Acumen Fuse, or other related software is a plus.
• Ability to travel overnight and out-of-state may be required.
• Strong analysis, critical thinking skills and detail oriented.
• Ability to communicate and work within a team setting.
• Ability to work on multiple projects and assignments concurrently.

**About this role:**

Wells Fargo is seeking a **Lead Construction Consultant** to join the Real Estate Valuation Services (REVS) commercial real estate department.

**In this role, you will:**

+ Responsible for complex technical construction cost estimates and consulting with Relationship Managers

+ Evaluates and reviews technical construction contract documents to determine the soundness of the project and conformance with industry standards

+ Responsibilities includes reviewing project drawings, specifications, soil engineering reports, budgets, contracts and other project documents

+ Performs Document Reviews and Full Cost Analysis for complex commercial construction projects

+ Evaluates and reviews third party consultant technical reports for adequacy, conformance to industry standards, and how to mitigate risks - e.g., Property Condition Reports, Seismic Risk Assessment Reports (PML).

+ Reviews and approves inspection reports and draw requests for adequacy, potential issues and determines if there are sufficient funds remaining in the budget to complete the project

+ Conducts construction inspections in local market and approves draw requests

+ Makes recommendations to Relationship Managers regarding potential issues and funding of draw requests

+ Acts as a construction consultant to Relationship Managers

+ Manage vendor panels to ensure geographic coverage and knowledge specialties

+ Provides the highest level of engineering consulting by reviewing project drawings, specifications, soil engineering reports, budgets, contracts, Property Condition Assessments, Seismic reports and other project documents

+ Reviews technical data to identify potential construction risks

+ Conducts peer reviews and provides training to lower level consultants

+ May assist in the development of policies and procedures

**Required Qualifications:**

MAJOR JOB RESPONSIBILITIES:

•Initiate and develop relationships with customers/developers to collaboratively facilitate their natural gas infrastructure projects from project initiation through construction installation completion

•Provide a single point of contact for a customer during the complete onboarding process from project initiation through construction installation completion

•Utilize rigorous project management and technical skills to develop and execute new business designs in a timely and efficient manner, as well as optimize designs such that they are both cost-effective and meet corporate policies and standards

•Ensure all customers are extended service in as timely and cost-effective manner as possible, by managing the planning, design and coordination for the construction of underground natural gas utility infrastructure for residential, commercial, and industrial customers

•Work with customers to obtain and evaluate essential project information such as natural gas load requirements, delivery pressure requirements, plats, site plans, etc.

•Formulate the most efficient routing of new gas mains and services to serve new residential, commercial, and industrial developments; recognize job site opportunities and propose alternative natural gas main and service designs for system reliability and cost effectiveness; advise potential residential, commercial, and/or industrial natural gas customers of constructability issues during the planning process

•Work collaboratively to drive a project with technical staff and other internal departments to ensure timely design and implementation of natural gas infrastructure projects while providing a superior customer experience though the sales and customer onboarding process

•Prioritize and manages multiple projects simultaneously to optimize overall customer demand portfolio.

•Generate budgets for new business projects and run feasibility models; reconcile past payments to the original customer commitment as directed by tariff.

•Responsible for negotiating and completing contracts, commitments, or agreements with the customer

•Identify and drive opportunities for growth through conversions utilizing a consultative sales approach, promoting the benefits of natural gas over other energy sources

•Provide excellent customer service through timely and thorough communication with individual customers, municipalities and other governmental agencies at on-site planning meetings and throughout the entire onboarding process
