Essential Functions
Establish project objectives, policies, procedures, and performance standards to mitigate risk and ensure project success and profitability
Make difficult decisions regarding projects and the allocation of project resources
Assume ultimate responsibility for the outcome of projects
Effectively supervise a team in the day to day management of projects
Train a project management team in CSI company philosophy and systems
Effectively supervise the maintenance of project required logs and tracking systems and take corrective measures as necessary
Supervise the preparation of all change orders on the project and assist in negotiating for an overall
profitable outcome
Maintain all logs required to track the progress of the project
Function as a liaison between the field and the client(s) to facilitate effective construction activities
Monitor construction activities in conjunction with the General Foreman and/or onsite Foreman to ensure the project is being built on schedule and within budget
Investigate any potentially serious situations and implement corrective measures
Represent company/project in meetings with client, subcontractors, etc.
Manage subcontractor activities including associated costs, schedule, and related change orders
Estimate projects as needed
Prepare for and attend monthly financial reviews and accurately project profitability to upper management
Manage financial aspects of contracts to protect the company's interest and maintain strong relationship with the client
Engage in and promote business development
Perform Project Manager duties and responsibilities, as needed

Qualifications
A Bachelor's degree in a construction, engineering, or business related field from an accredited college or university preferred (*)

Manage POs, vendor tracking, and releases

Assist with electrical take-offs and project estimating of large jobs
Estimate small jobs and change orders and complete and maintain change order estimates and CO
logs, and track and price EWOs
Work with the lighting department on an as-needed basis to manage light fixtures, controls, and
switchgear tracking logs
Work with the pre-fab department on an as-needed basis
Provide field foremen with information, material tracking, and other administrative functions
Summarize and track time and material paperwork
Take ownership and accountability for assigned tasks
Manage and track subcontracts

Fulcrum Construction is a nationwide commercial general contractor specializing in the retail sector. Projects assigned can vary in size from $1M to $10M, and may include site work, ground up store/facility construction, tenant improvements and open store remodels. Specific consideration will be given to candidates with ground-up construction and site work experience. The Successful Candidate will independently manage the day-to-day operations of the project in the field. He/she must provide steady leadership and strong direction to all field staff as well as maintain timely essential communication with project managers and owners to ensure the successful completion of onsite construction. The Superintendent is responsible for all onsite quality assurance, project safety and schedule implementation.

Essential Duties and Responsibilities
Solely responsible for, and will be held accountable for, the timely completion of the project and ensuring that the project is constructed in strict accordance with plans, specifications, and local codes.
Manage all aspects of the on-site construction project from project start to punch-list completion.
Manage all on-site personnel to ensure project is completed in sequence, per the contract documents/local codes and within projected timeline.
Develop and communicate 3-week look ahead schedules based off master schedule.
Ensure that subcontractor is fully executing and complying with his contracted scope of work.
Identify conflicts in construction progress and communicate same to project team for resolution.
Manage/lead all weekly subcontractor meetings.
Be an integral part in the subcontracting process.
Be an integral part in issuance of Owner Change Orders.
Initiate / Submit RFIs - as applicable to field conditions.
Develop a project site logistics plan and lead site orientation meetings with all workers to review.
Review and understand materials budgets.
Negotiate and execute POs for onsite trailers, storage containers, dumpsters, and other site needs.
Approve invoices for specified job cost codes.
Document and ensure quality control and safety standards.
Track material deliveries and change orders.
Develop, manage, and implement job specific safety programs and procedures.
Coordinate jobsite meetings/visits with owners, subcontractors, and Fulcrum team members.
Onsite leader of safety programs - including providing weekly toolbox talks
Interpret, review, and approve all subcontractor submittals and shop drawings.
Document all job site activity via daily reports.
Minimum Requirements
At least 10 years or more of experience in commercial construction field, at least 5 of those years serving as the project superintendent in charge of running jobs the size and scope of Fulcrum's projects.
Proven/previous experience on projects with complex site work and ground up construction.
Proficient in plan reading, construction design and overall building regulations/laws.
Ability to read, comprehend and process construction documents (plans, specifications, soil reports, safety manuals, etc.)
Proficient with typical construction software applications.
Mastery of building processes and best practices.
Proficient in estimating and scheduling practices.
OSHA-30 certification
First Aid/CPR Certification.

ABOUT US:
We are a respected Commercial TI general contractor based in Orange County, looking to add an experienced Superintendent to our team. WHAT TO EXPECT:
As a Superintendent, you will play a crucial role in the successful execution and completion of construction projects. This position requires the application of construction methods and techniques. The ideal candidate will have extensive experience in managing subcontractors on commercial construction projects up to $20M in revenue, along with a deep understanding of construction and building processes.
Key Responsibilities:
Oversee all work performed by subcontractors, ensuring compliance with scope, quality standards, and completion methods.
Communicate and seek approval for project scope changes from the Project Manager or Project Engineer.
Maintain adherence to current building codes and safety regulations.
Ensure complete safety compliance, making sure that PPE is worn and that subcontractors, visitors, vendors, and employees follow OSHA regulations.
Keep the job site clean at all times.
Monitor project schedules to ensure completion on or before the delivery date, providing frequent updates and coordinating any changes or delays with the Project Manager and Project Engineer.
Have a thorough understanding of project plans, specifications, shop drawings, contract terms, schedule commitments, goals, and objectives.
Develop and maintain a two-week lookahead schedule for all trades.
Document daily progress using a construction management system by uploading photos and notes.
Strive to achieve zero punch list items at job completion.
Ensure that the quality of work is of the highest standard and that finishes, furniture, and property are protected and kept clean throughout the project.
Provide excellent customer service by attending OAC meetings and offering project status updates.
Ensure that all necessary signage is prominently displayed on the job site.
QUALIFICATIONS:
A minimum of 5 years of experience as a Superintendent in the TI space
Experience safely using construction tools, machinery, and equipment.
Some familiarity or experience with standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.
Competency with Microsoft Office Project.
Ability to work independently and as part of a team.
Proficiency in the English language.
Strong communication skills.
Customer service-focused mindset.
Detail-oriented with strong organizational skills.
Ability to lift, push, and pull up to 75 lbs. and perform physical tasks such as standing, climbing, and bending frequently.

Project Coordination
