There is no option for a hybrid or remote work schedule. Candidates must have two to three years of Infection Control Risk Assessment (ICRA) and American Health Care Association (AHCA) knowledge as well as ground up experience.
Essential Duties & Responsibilities:
All of these duties below are generally supervised and managed closely by a higher-level Superintendent/President and/or works on a smaller sized job as the Superintendent Tier II gains experience.
This position frequently requires “hands-on” work, meaning while having the additional responsibilities of the below items, they are also working as a Carpenter.
Supervising and coordinating subcontractors and daily project scope.
Responsible for on-the-job training, overseeing and supervision of employees.
Ensuring compliance with all safety regulations.
Preparing and implementing requirements and scheduling to meet all inspection and permit specifications.
Managing project cost and schedule, including but not limited to: Assisting and preparing cost and schedule analysis. Ensuring estimating costs are obtained in field and production.
Responsible for considering, evaluating and compiling job change orders and the impact to cost, schedule, and scope of work.
Responsible for researching and compiling requests for information of design, schedule, cost, material inquiries, unforeseen conditions, purchasing and providing analysis for materials needed.
Determination of manpower requirements on a daily basis for our client's employees including schedule and hours worked.
Reviewing, enforcing, and ensuring all parties abide by contract documents.
Analyzing and documenting daily progress and communicating pertinent information to owners/clients/project managers.
Attends weekly progress meetings with all parties on-site to discuss quality control, safety, work coordination, schedule, concerns, etc. Presents when needed.
Attends and presents information in OAC meetings (OAC=Owner/Architect/Contractor).
Managing the job performance of our client's employees, including performance reviews, merit-based compensation recommendations, disciplinary action, including hiring recommendations and ability to remove from jobsite for policy violations, termination and lay-off authority of temporary employees.
Determining/Establishing means and methods of the day-to-day constructability on each project.
Supervisory Responsibilities:
This position has supervisory responsibilities ranging from 0-10 employees at any given time. In total, the subordinate supervisors/subcontractors can reach upwards of 150 depending on the size and type of project.
Education and/or Experience:
This position requires 10+ years of related experience and/or training; or equivalent combination of education and experience.
Language Skills:
This position requires the ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively when needed.
Mathematical Skills:
This position requires the ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply basic algebra and geometry concepts and fractions.
Reasoning Ability:

Requirements and/or Experience
· Registration as a Professional Engineer (PE) / Registered Architect (RA) is highly desirable but not required.
· Sound understanding of the overall supervision of construction operations. Sound understanding of engineering concepts, principles, and practices applicable to construction.
· In conjunction with the Engineering Technician (ET), review Activity Hazard Analyses (AHAs) and ensure these are discussed by the construction contractor and their respective subcontractors prior to beginning each work activity or when a new work crew is to perform the work in accordance with the three phases of QC.
· Communicating at multiple levels of authority to obtain decisive action from all affected parties, including the Construction Contractor (Contractor), Supported Commands, and other Agencies.
· Review pre-final contract drawings and specifications (including technical RFPs) with respect to constructability and compatibility with actual field conditions.
· Participate in pre-award contract meetings, such as Functional Analysis Concept Development (FACDs) meetings and constructability reviews.
· Coordinate post-award contract meetings, such as post-award kickoff meetings (as applicable), preconstruction conferences, partnering meetings, schedule acceptance meeting, design review meetings (as applicable and final inspections.
· Review contractor administrative submittals, such as schedules, environmental plan; design (as applicable) and construction quality control plan; health and safety plan; and accident prevention plan and shop drawings.
· Visit construction sites to monitor progress and solicit input from the Engineering Technician/Quality Assurance (ET/QA) representatives, review CQC reports and attend QC meetings.
· Provide project status updates to government staff including record inventory documents and Acceptance of Military Real Property and Disposal of DoN Real Property, in accordance with NAVFAC Business Management System (BMS).
General Knowledge, Skills, and Abilities
· Must be able to do a site reconnaissance and be able to navigate safely on a construction site.
· Can't have record: DUI, fellows, child record, etc. Pass a Government Security Background Check.
· Good oral and written skills
· Must have good professional employment references.
· As reference if candidate can manage multiple projects, has good computer skills, and can complete training and other administrative requirements.
· Has transportation to and from work (valid driver's license, valid vehicle registration, valid vehicle insurance)

Construction Project Superintendent
Responsible for managing large scale improvements on communities in a designated area. Review and recommend authorization of all construction contracts in area. May involve recommended specification changes and/or additional bid solicitations when deemed appropriate. Work with on-site personnel to coordinate and other involved departments to expedite contract authorization. Obtain final decisions on field requests for modification of contract form requirements, including insurance, contract changes, special agreements and payment arrangements. Establish methods for monitoring on-going construction projects and progress reporting.
Essential Duties & Responsibilities
Review all community improvement budgets and reconcile to meet Owner/Community Report recommended changes to appropriate site and Corporate staff.
Identify and monitor all major in-house and contract community improvement work. Provide monthly reports on significant problems and variances to appropriate personnel.
Provide periodic review or inspection of work planned or in progress to ensure conformance to overall goals.
Work closely with the Acquisition Department, providing general information and support for Pre-Acquisition surveys.
Provide construction survey reports on prospective purchase by private partnerships. Provide back-up for Asset Living acquisition surveys.
Assist Pre-Acquisition Department with loan and due diligence inspections for Asset Living.
Work closely with Property Managers and DVP's/SVPs/EVP'S to provide construction related information and assistance.
Travel Requirement: You will be expected to report to the properties that you are assigned to oversee on a daily basis and put in a 40 hour work week. This may entail overnight travel.
