Job Description
The perfect fit for this position requires previous experience and the ability to manage all aspects of overseeing commercial construction projects. We are looking for a smart working individual with strong determination, who takes pride in their work and is always looking for ways to improve. Attention to detail and knowledge of all permits, procurement, vendor and sub-contractor oversight, construction schedules, quality control steps and end finishes is required.
Superintendent Responsibilities
Maintain a daily log for the job site's operations, reporting to management as necessary
Make changes in the operation as necessary to best meet construction deadlines
Reviews and drives project schedules during site visits, highlighting potential challenges
Collaborate with clients, Project Managers, other constructionmanagement to determine budget and timeline
Provide leadership in responding creatively to challenges to bring projects in on schedule and under budget where feasible
Ensure jobsite safety and quality on all project sites
Performs all other related duties and assignments as required
Qualifications and Skills
Bilingual Spanish/English
Commercial Superintendent experience 3+ years (Preferred)
Must be ok with travel

Key Responsibilities

POSITION SUMMARY:
The Project Superintendent is responsible to manage a project by leading all crews and subcontractors to get the project completed safely, on time and on budget.
RESPONSIBILITIES:
Safety:
• Responsible for overall job safety as per the safety manual for the particular job.

Planning:
• Accurately plan for upcoming project operations utilizing varying techniques such as securing site plans to office walls for productivity tracking, 4-week look ahead schedules.
• Review the Estimate Cost Report to determine required manpower and productivity per operation to accurately schedule.
• Meet regularly with Project Manager and/or Project Engineer to review and coordinate upcoming work and needs such as equipment, material, and subcontractors.
Supervision:
• Supervises and ensures that all tasks are carried out by labor forces.
Qualifications
B.S. Degree in Civil, Environmental Engineering or related field with 3 to 5 years of related experience. Prefer at least 3 years' experience in a superintendent role on a contract with a value of $10M+.
Experience supporting excavation and piles or sewer or waste plants; or in Heavy Construction (site-work, roads or environmental).
Strong knowledge of bridge construction methods, structural repair techniques, falsework, formwork, concrete work, and steel retrofits.
Familiarity with TXDOT specifications and standards.
Must be capable of meeting deadlines, self-motivated, detail oriented; have above average interpersonal skills and have excellent follow-through capability.
Verbal and written communication skills are essential to this position.
Ability to performed effectively in a fast paced environment; able to accurately process written documents, perform duties in a timely manner, be highly organized and able to interface; communicate effectively with company, clients and field personnel at all levels.

Under the direction of the Deputy Regional Director, this position is responsible for complex (journey-level) park/historic site management work and the preservation, protection, administration, operation and maintenance of Resaca de la Palma State Park. • Responsible for overall job safety as per the safety manual for the particular job.
• Insure that test holes are dug where required and marked out and proper protocol is continuously taken to avoid utility strikes.
• Report any damage or incidents on site to the Project Manager.
• Ensure that jobsite meets all OSHA standards including cleanliness.
• Ensure that everyone on the site is following all mandated safety protocols - AHA's and Tool Box Talks.
Administrative:
• Submits daily time sheet each and every workday by 9am the following day.
• Ensure accuracy of time sheets and equipment logs.
• Assist Estimating department in developing estimates for future work.
Scheduling:
• Coordinate all work with Sub-contractors
• Coordinate all Utility requirements with providers.
• Schedule Labor and Equipment with Project Manager and Dispatcher each day by 1:00PM for the following day.
• Submit rolling two week look ahead, updated weekly to Division Manager & General Super
• Determine material needs for upcoming operations and complete take-offs for orders.
Planning:
• Accurately plan for upcoming project operations utilizing varying techniques such as securing site plans to office walls for productivity tracking, 4-week look ahead schedules.
• Review the Estimate Cost Report to determine required manpower and productivity per operation to accurately schedule.
• Meet regularly with Project Manager and/or Project Engineer to review and coordinate upcoming work and needs such as equipment, material, and subcontractors.
Supervision:
• Supervises and ensures that all tasks are carried out by labor forces.
Qualifications
B.S. Degree in Civil, Environmental Engineering or related field with 3 to 5 years of related experience. Prefer at least 3 years' experience in a superintendent role on a contract with a value of $10M+.
Experience supporting excavation and piles or sewer or waste plants; or in Heavy Construction (site-work, roads or environmental).
Strong knowledge of bridge construction methods, structural repair techniques, falsework, formwork, concrete work, and steel retrofits.
Familiarity with TXDOT specifications and standards.
Must be capable of meeting deadlines, self-motivated, detail oriented; have above average interpersonal skills and have excellent follow-through capability.
Verbal and written communication skills are essential to this position.
Ability to performed effectively in a fast paced environment; able to accurately process written documents, perform duties in a timely manner, be highly organized and able to interface; communicate effectively with company, clients and field personnel at all levels.

Duties and Responsibilities:
Manage safety compliance of all work performed at the facility by all staff, vendors/contractors
Develop and oversee project and vendor bidding per government requirements
Maintain a positive culture and create a culture of quality, safety and teamwork.
Plan and coordinate the preventative maintenance schedule/calendar for all critical assets and equipment and ensure full compliance and execution.
Execute corrective, unplanned and emergency maintenance in accordance with specific remediation/repairs, in compliance with all performance metrics and response times.
Analyze and mitigate risks associated with all daily work
Serve as primary point of contact to government and the corporate management team
Manage and maintain all inventory levels and records for all critical assets; ensuring that all documentation and CMMS records are current, accurate and reflect the state of the equipment and overall environment consistent with agency goals.
Manage employee work schedules, shifts, overtime demands, leave and other time off, ensuring adequate support for all technical work performance.
Enforce professional and safety regulations while communicating all internal personnel issues directly to HR and management staff
Ensure client satisfaction by providing timely, accurate reporting of events and solutions. Develop strategies for soliciting feedback, analyzing inputs and strategies for corrective action or performance recognition
Facilitate and ensure outstanding inter-departmental communication across all trades, skillsets and vendors/ subcontractors

Requirements
A Bachelor's degree in a relevant discipline is preferred; however, equivalent work experience will be considered in lieu of formal education.
A minimum of ten (10) years of working on and support of Operations and Maintenance/ Facilities Management in a government or large commercial facility.
At least five (5) years of recent (within the past 7 years) experience in successful contract management and supervision of building mechanical operations and maintenance for buildings of approximate size, complexity, and characteristics to be covered by this role. This shall include Multi-story, and Multi-tenant Building of 160,000 sq or greater, and Multi-Building Campuses.
Strong understanding of all applicable building MEP, fire protection and life safety systems and equipment, and other systems such as BAS, HVAC/R and Electrical.
Prior experience managing support activities such as office moves, custodial services, and grounds maintenance.
Prior experience in Service Request Desk Operation to include NCMMS or similar operating and data tracking systems.
Proven leadership and team management skills.
Excellent written and verbal communication abilities.
Proficiency in managing contracts, budgets, and schedules.
Desired Qualifications:
Experience managing operations and maintenance of a federal facility
Knowledge and experience with BAS and BMS platforms and workflows (JCI, Honeywell, Siemens, Niagara, Automated Logic, Alerton, Tridium).
Experience and familiarity with CMMS platforms, preferably Maximo
Licenses and Certifications:
A valid state's driver's license (with no major infractions) is required
Project Management Professional (PMP) desired
FMP, CFM or other certifications from recognized industry organizations (BOMA, IFMA, etc.) desired
OSHA 30 Training
Professional Licenses in occupational trade preferred but not required
EPA Section 608 Universal Refrigeration Technician preferred but not required.

Security Clearance:
