This role is responsible for managing the full project lifecycle once a deal is sourced and approved by the Development Partner - including entitlement coordination, design management, budgeting, pre-construction, bidding, construction oversight, and reporting. DUTIES & RESPONSIBILITIES Pre-Development & Entitlement Manage entitlement processes including permitting, and city approvals. Maintain a clear link between design decisions and cost/schedule impacts. Construction Oversight Act as owner's representative with the General Contractor (GC) and consultants. Lead monthly OAC (Owner/Architect/Contractor) meetings; monitor schedule and cost reports. Review and approve RFIs, submittals, change orders, and pay applications at the appropriate level. Conduct site inspections, QA/QC reviews, and progress evaluations. Track long-lead procurement, schedule risks, and contingency usage. Financial Management & Reporting Develop and maintain project budgets, forecasts, and draw schedules working with accounting department. Prepare and submit monthly lender draw requests with supporting documentation. Provide monthly project reports to internal leadership. Work closely with accounting to reconcile costs and monitor cash flow. Project Close-Out & Turnover Oversee project close-out, punch lists, and delivery of O&M manuals and warranties. Ensure smooth handoff to property management and asset management teams. Track project performance against original underwriting and document lessons learned. Qualifications 5+ years' experience in real estate development, construction management, or design management. Proven track record managing projects. Strong technical knowledge of building systems, construction means & methods, and design processes. Skilled in project budgeting, scheduling, and financial reporting. Excellent communication skills with consultants, city officials, GCs and lenders. Proficient in project management and construction software (Procore, MS Project, Bluebeam, or similar). Commercial Construction Senior Project Manager Job Description: The Senior Project Manager's role is to effectively manage both small and large scale projects from discovery and design to development and implementation. The Senior Project Manager is responsible for all of the duties performed by the Project Manager as well as the following: Responsibilities: * Maintains adherence to HITT's standards of safety * Ensures the all job processes are followed in accordance with HITT policies * Negotiates terms and conditions of contracts with clients * Monitors the progress of each project through updated schedules * Ensures that the project Quality Control Plan is followed * Assists that project staff in resolving scope problems with subcontractors * Ensures proper assignment and evaluation of field personnel both within the project team and throughout the company * Identifies and negotiates time extensions where justified and allowed * Acquires new work as well as maintaining existing clients * Maintains positive relationships with the subcontractor community * Ensures timely completion of closeout process * Leads the preconstruction and RFP package effort with the help of the Preconstruction Department and/or other company resources * Delegates responsibility when necessary to ensure that the project/tasks run smoothly Qualifications: * 10+ years of experience with a commercial general contractor * A four-year degree from an accredited university with a concentration in construction, engineering, or business is strongly preferred. * In lieu of a degree, additional work experience is acceptable. * Has successfully acquired and/or contacted at least one new client * Ability to execute multiple project management efforts * Proficient in Microsoft suite HITT Contracting is an equal opportunity employer.
