The Position:
Terra is currently seeking an experienced Senior Project Manager (SPM) with a background in commercial construction to join its Team. Healthcare and/or tenant interiors experience is preferred.
Position Summary:
The SPM is responsible for leading, planning, directing, and coordinating activities of multiple complex construction projects or a project portfolio, ensuring successful delivery aligned with Terra's standards and client expectations. Responsibilities include preconstruction leadership, strategic budgeting, team oversight, and client management, from estimating through closeout.
Essential Duties and Responsibilities:
Lead all phases of construction projects-from preconstruction through completion-across multiple job sites.
Prepare budgets, detailed cost estimates, bids and proposals to ensure project and client goals are achieved.
Complete pre-bid site inspections and lead proposal strategy for competitive advantage.
Draft and negotiate owner and subcontractor contracts; oversee submittals, RFIs, and other key documentation.
Strategically procure trade contractors, suppliers, and materials, balancing quality, cost, and schedule.
Prepare and lead meetings with internal and external stakeholders; ensure meeting notes and actions are documented and executed.
Track and drive progress against construction schedules; implement corrective action as needed.
Apply Lean Construction principles to promote efficiency and reduce waste.
Ensure timely inspections, permitting, and final approvals; secure Certificate of Occupancy.
Review and analyze project reports (progress, financials, risks, forecasts); make strategic decisions to optimize performance.
Serve as the primary liaison for client communication; foster long-term relationships built on trust, service, and results.
Oversee project teams, including PMs, APMs, engineers, and superintendents; mentor and develop junior team members.
Lead change management process, including negotiation of cost and time impacts.
Ensure compliance with Terra's Safety and Quality programs and policies.
Drive project closeout and client satisfaction; prepare turnover documentation and facilitate final walk-through.
Support business development and preconstruction pursuits, including interviews and proposal input.

10+ years of related experience managing commercial construction projects, including leadership on complex projects with a proven record of successful outcomes.
Preferred Knowledge, Skills, and Abilities:
Proficient in Procore and familiar with CMIC software.
OSHA 10 or 30 training.
First Aid and CPR certified.
PMP Certification.
Experience with Lean Construction and continuous improvement methodologies.

Our Project Superintendent's manage and coordinate all on-site construction activities of subcontractors, suppliers, and Rice Companies personnel, to ensure highest quality control, safety practices, maintain on-time scheduling and budgeting. Position Responsibilities:
* Records and submits daily project report of all subcontractors, suppliers or Rice Companies assigned work. Consult Daily Reporting SOP for more info/direction.
* Maintains construction schedule to include four (4) week look ahead, identifies and solves problems, maintains estimated budget, insures quality workmanship conforming to original project plans/specifications, identifies risks and resolves within guidelines established by Rice Companies and Project Managers.
* Orders incidentals and stores or stages proactively to have ready for Rice Companies labor.
* Schedules and documents inspections, as necessary, in collaboration with Project Manager and subcontractors.
* Builds and maintains effective relationships with owners, customers, inspectors, subcontractors, suppliers, and other Rice Companies employees.
* Promotes job site safety, encourages safe work practices, documents and rectifies job site hazards immediately.
* Maintains a clean and organized job site, including job site construction office.
* Verifies current drawings are being utilized by Rice Companies labor and all subcontractors.
Qualifications:
* Five (5) years of progressively responsible, broad-based, commercial construction experience including pertinent demonstrated construction leadership experience
* OSHA 10 Certification
* SWPPP Certification
* Equipment certifications (scissor lift, forklifts, boom lifts, skid steer, etc.)
* Demonstrated proficiency of construction tools and equipment, including but not limited to saws, drills, levels, transits, hand tools, etc.
* Demonstrated ability to read and interpret plans/prints
* Self-starter, highly motivated and goal-oriented individual with leadership skills

Job Title: Assistant Project Manager-Project Superintendent Reports To: The President FLSA Status: Exempt Contracts to perform specified construction work by performing the following duties personally or through subordinate supervisors. Essential Duties and Responsibilities
include the following. Other duties may be assigned.
Inspect work at sites for compliance with terms and specifications of contract on a regular basis and confers with the Project Manager regularly to assist in scheduling and problem solving.
Thoroughly read and understand the drawings, specifications and subcontract agreements as furnished. During the project, review each subcontractors work to ensure compliance with drawings and specification. Notify the Project Manager of any discrepancies between documents and work, either prior to, during, or after installation. At the Project Manager's direction, take steps to correct such discrepancies.
Produce job duration and weekly schedules, and schedule each subcontractors work far enough in advance to give them time to perform and to complete the project on schedule. Promptly notify the Project Manager if a subcontractor is not performing this work on a timely basis so that a three (3) day notice can be issued to them. You may refer to General Conditions and Special Conditions of Miller Architects & Builders subcontract agreement. Order procurement of tools and materials to be delivered at specified times to conform to work schedules.
Enforcement of quality control is the first priority on the project. Refer subcontractors to General Conditions portion of Miller Architects & Builders subcontract agreement.
Immediately check all delivered materials for defects and quantities prior to signing any delivery tickets. Send all damaged material(s) back and adjust quantity discrepancies on the delivery tickets. The driver must sign a Purchase Order or some form noting the returned material(s). DO NOT let the driver leave before this is done.
Purchase materials as directed by the Project Manager. Call at lease two (2) places for quotes before buying.
Has signed Change Orders with subcontractors before allowing any work or changes to be performed.
Process bills.
Thoroughly track Job Cost. Maintain a clean and organized (safe) jobsite and job trailer at all times. Utilize the Warning/Dismissal Notice to issue a written notice to subcontractors who fail to follow your verbal order to place their debris in the area provided.
Notify subcontractors verbally of unsafe acts or situations and follow it up in writing on the Warning/Dismissal Notice form. See the Special Conditions of Miller Architects & Builders Subcontract Agreement.
At times, you will be required to perform physical tasks common to a Carpenter position. A requirement of hands-on construction.
Getting your tool belt on.
Record all daily information and photos using the mobile reporting, using the app or online site. Always notify your Project Manager immediately of pertinent information and photos. Below is what should be included in the daily information:
A. Weather conditions
B. Subcontractors at the jobsite. The number of workers, when they arrived and left for the day, and describe what was completed at the site and describe what part of the building the work was completed in.
C. Names of all visitors and inspectors.
D. Any disputes with subcontractors.
E. Record all meeting notes.
F. Any comments from delivery drivers regarding payment of goods. See Paragraph 1 of the General Conditions of Miller Architects & Builders. Also record what was delivered.

H. Include all your photos, attach the ones that pertain to a note and all others include in the Category, Photos.
Monitor all personnel on the jobsite. Do not hire or allow any personnel to be on site that is not a direct employee of Miller, without properly filling out forms, or personnel that is not in a subcontractor's direct employment and control. All Subcontractors must have proper insurance certificates in the Miller Architects & Builders office.
Confer with supervisory personnel and labor respresentatives to resolve complaints and grievances within the work force.
Inspect work in progress to ensure that workmanship conforms to specifications and adhere to construction schedules.
Direct workers hired for major maintenance or reconditioning projects for existing installations.
Construction trade skills will be required to be performed after all supervisory, office, and other tasks are completed.

Requirements

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
Pre-design through completion of large, high profile, complex precast structures
Lead Assistant Project Managers and Project Managers as needed
Collaborate with design teams such as architects, engineers, contractors and owners in project development and construction
Evaluate construction documents and identify constraints and constructability concerns to the design team.
Construction knowledge and comprehension of all trades required on a project and their effect on precast components.

Assist in review of contracts through execution.
Preparation and/or review of subcontracts and change orders.
Risk identification, management, and resolution with internal and external team stakeholders.
Manage changes to the project scope and costs.
Development of project schedules in alignment with contracted deliverables. Communicate deliverables to all departments.
Weekly evaluation of cost reports, aging, and billing forecasts. Develop action plans if necessary.
Generate billings or pay applications to be submitted to the general contractor. Champion accounts receivable for payment
Assist in procurement of production and erection materials.
Collaborate with erection superintendents to develop and maintain daily operations and execution of the erection plan.
Analyze Piece Tracking reports, Production Schedules, and Delta Reports to ensure contracted schedule dates are adhered to.
Participate weekly in onsite sub-contractor meetings. Also participate in monthly safety and quality audit of field erection and grouting crews.
Attend sales meetings, conventions and award functions as needed.
EDUCATION, SKILLS, AND ABILITIES REQUIRED
Bachelor s degree in construction management, or related degree preferred.
8+ years of Project Management experience and related precast experience required.
Must have interpersonal communication skills to interact with co-workers, customers, and contractors.
Ability to train and coach other employees if necessary.
