The Opportunity
As a dedicated Capital Project Manager Senior, you'll lead and coordinate construction projects and suppliers, such as developing a new facility, the addition, expansion, or extension of an existing facility, or renovation/alterations to a facility in collaboration with project team, construction site and management. Responsible for ensuring quality project outcomes and providing intent for design standards and overall project requirements. This role is responsible for governance and oversight of a portfolio of projects, often running concurrently, including renovations and remodels; mechanical, electrical, plumbing infrastructure; landscape and hardscape projects.

What you'll do:
Accountable for scope, schedule and budget for moderate to high risk/complexity projects up to $50 million.
Identifies opportunities and facilitates improvements to processes and systems.
Coaches and provides on-the-job training for other team members.
Develops and reviews contract scope and provides recommendations.
Drives architectural design, engineering and construction efforts for capital and expense projects in domestic and international locations.
Provides direction and input to suppliers to eliminate conflicts and support owner interests.
Ensures project design and construction deliverables meet project requirements, goals and objectives and, incorporate USAA and Corporate Real Estate and Workplace Services standards and guidelines deliver intended business benefits.
Ensure compliance in project design and construction deliverables with authorities having jurisdiction, laws and regulations.
Manages exceptions to standards and works through executive business leaders to meet project business goals while maintaining strong fiduciary and scheduling controls.
Develops and maintains communication plan with all stakeholders.
Advanced functional knowledge to produce complex work deliverables in support of departmental initiatives.
Ensures risks associated with business activities are effectively identified, measured, monitored, and controlled in accordance with risk and compliance policies and procedures.
What you have:
Bachelors degree; OR 4 years of related experience (in addition to the minimum years of experience required) may be substituted in lieu of degree.
6 years of program or project management experience in a design, construction, or equivalent capacity, to include experience developing and managing architectural or design consulting contracts and working with corporate clients.
Advanced knowledge of construction management processes.
Experience in Real Estate/Facilities Management/Architectural Design/Construction Management.
Experience with project cost control with a focus on cost reduction; assists in producing cost estimates and preliminary budgets.
Ability to read and understand construction documents.
Knowledge of building compliance and safety regulations.

The Improve Group (IG) Federal Construction Superintendent drives the successful execution and management of diverse construction projects, including cutting-edge modular construction and storage solutions. You will oversee and implement detailed project plans crafted by IG Project Managers, guiding projects from inception to completion. Additionally, you will facilitate effective communication among all stakeholders, including the Project Manager, Director of Project Delivery, and the customer, to ensure alignment and project success.
This role involves continuous site operational support, thus 100% of time worked is to be based wherever the assigned construction project is located. Based upon current project load & pipeline, our ideal candidate will be located in San Antonio, TX. Project duration and location will range based upon project. Project duration is dependent on overall project complexity and locations can vary. Work schedules will fluctuate based upon project needs and may consist of weekends and overnight shifts.
As a Federal Construction Superintendent for Improve Group it is crucial to be strategic, resourceful, and excited by the opportunity to problem solve in the field.
Key Responsibilities:
o Participate in necessary pre-construction meetings:
Informational meetings with Project Managers.
Site-visit and kickoff meeting with key stakeholders (as applicable).
o Site Support:
Coordinate and conduct project site activities as needed. Prepare necessary reports related to such visits.
Responsible for coordination of activities, ensuring proper quality of service/product, and timely completion of deliverables from all vendors and subcontractors.
Prioritize, enforce, and document safety protocols ensuring the well-being of both internal and external personnel at the construction site.
Oversee the job closeout process, including punch list items.
Document and communicate potential changes to scope, conditions, or direction from inspector/client to the Project Manager on project.
o Logistics Management:
Communicate with Project Managers in terms of product orders, deliveries, and related logistics.
Communicate relevant deliveries received to Project Managers.
o Project/Strategic Management:
Meticulously track the status of every project.
Strategically guide projects to completion.
Provide timely status updates to Project Managers on areas that can have an effect on delivery or overall budget.
Coordinate daily check-ins with all on-site contractor supervisors and/or implementation teams.
Participate in weekly status meetings with internal Project Manager and Director of Project Delivery.
Prepare weekly status reports for Project Manager and Director of Project Delivery.
Effectively problem solve, and communicate any risks, delays, or injuries that may arise.
o Closeout successfully completed projects:
Coordinate with the Project Manager/Director of Project Delivery, to ensure all necessary reports, photographs, etc. are collected to prepare and execute project closeout packages.
Required Skills/Experience:
Employment is contingent on the successful acquisition and retention of a security clearance.
Prior security clearance (secret or top secret) with the ability to attain DoD clearance; required.
Prior security clearance with the DoD, highly preferred.
Must have the ability to gain access to DoD facilities.
3 years experience of commercial construction experience preferred. If candidate is a US Military Veteran, we will consider any Construction/Security PM experience.
Bachelor Degree Preferred.
Ability to follow project schedules and update PM/Director of Project Delivery, on any potential real roadblocks that will affect the projects schedule.
Ability to drive daily project activities.
Ability to creatively adapt to managing projects ranging beyond traditional construction scope.
Ability to travel to job sites for extended (Duration ranges based upon project need) ensuring the project progresses smoothly and on schedule.
Experience working in secure government environments is preferred.
Prior Military experience highly preferred.
Must be proficient with MS Suite applications including Outlook, Teams Excel, Word, PowerPoint.
Experience using a Customer Relationship Management system (CRM).
Knowledge of construction processes, techniques, and industry best practices.
Ability to communicate and work effectively with other IG teammates and external customers in a variety of time zones.
Strong business communication acumen (written and verbal).
Clean driving record with proof of insurance and valid driver's license.
Compensation Structure:
Competitive Base Salary ($75,000-$87,500)

Job Description:
A Senior Superintendent (Supt.) directs the work flow of the project on site consistent with the project schedule and HITT safety and quality standards. The Senior Supt. provides leadership and serves as the liaison between project team members to promote the interest of both the business and clients in all matters, as well as demonstrate the characteristics of a mid-level leader. Senior Supt.s communicate project priorities to site staff and all subcontractors, serving as the primary leader on site for the construction project.
Responsibilities
* Understanding and administering the HITT safety program to include all subcontractors, ensuring that all accidents/incidents are promptly reported and investigated, and assisting in safety inspections by outside agencies
* Maintain HITT quality standards for all aspects of the project
* Serve as the leader for all on site safety, managing a safe jobsite for all involved
* Maintain daily log of all activities and site conditions, while managing the punch list and closeout process through owner/architect acceptance
* Work with the project manager in formulating project schedule, ensuring that the proper methods and sequence of installation are followed, making and following through with schedule commitments, and maintaining HITT quality standards
* Maintain good working relationships with all subcontractors on the project, developing relationships within the community which enhance business opportunities, and ensuring subcontractors are treated fairly

* Collaborate with the project manager and site operations team throughout the life of the project
Qualifications
* A four-year degree from an accredited university with a concentration in construction, engineering, or business is strongly preferred.
* In lieu of a degree, additional work experience is acceptable.
* 8-10 years' experience in commercial construction, including experience with a commercial general contractor
* Tenant renovations, service work, work in occupied spaces, weekend work, fast paced project experience all a plus
* Mastery of building processes and best practices
* Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results
* Project lead experience preferred Previous experience in a superintendent or project lead experience preferred
* Ability to master sector/project-specific software systems including but not limited to: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), ProCore, Adobe, BlueBeam,
