Role Summary
This role is directly responsible for oversight of the General Contractor and a key internal interface between the Engineering, Project Management & Construction Teams. The successful candidate will have the experience, knowledge and leadership skills to lead the construction teams and activities at a hyperscale data center campus to a safe and successful delivery, with quality, on time and on budget. It is required to have a deep understanding of all facets of the building process, from the initial planning and foundational work through to project completion and turnover.
The ideal candidate will possess exceptional project management skills, strong technical expertise, and the ability to work cross-functionally with various teams and stakeholders. Furthermore, the ability to thrive in a fast-paced, high-stakes environment is crucial. Travel & Location: This role will be 100% onsite in Frederick, MD, with occasional travel to Rowan Office locations for team gatherings.

Essential Responsibilities
Lead the end-to-end construction for data center projects, from development to final delivery
Responsible for actively monitoring the safety of all site infrastructure, substation and core/shell construction
Responsible for interface management (suppliers, GCs, AHJ, community impact)
Stewardship of site permits
Manage logistics across multiple sites
Develop and manage project schedules, budgets, and resources to ensure projects are completed on time and within scope
Ensure all site personnel follow OSHA safety requirements and stop all unsafe operations
Oversee contractors, subcontractors, and consultants to ensure quality control, safety, and compliance with project requirements
Work closely with Rowan's Development, Engineering, and Procurement teams to ensure seamless project handoff and operational readiness. Sr. Construction Manager
Monitor and report project progress to senior leadership, identifying potential risks and proposing mitigation strategies
Develop trusting relationships with clients, JHA's, GC's, sub-contractors to aid in the successful delivery of the project
Conduct weekly/daily delay surveys to maintain CPM schedule and work with PMs to update schedule in real-time
Drive continuous improvement initiatives, evaluating construction processes and implementing best practices
Work with Rowan team members as we approach substantial completion to assemble all close out documents, O&M manuals and warranty, preventive maintenance agreements-etc
Education, Skills, and Experience
Bachelor's degree in Construction Management, Engineering, or a related field; a combination of education and relevant experience will also be considered
9+ years of experience in managing data center construction projects or large-scale infrastructure and/or mission critical projects
Strong understanding of construction methodologies, scheduling software (such as Primavera P6 or MS Project), and project management tools like Procore or similar
Knowledge of construction methods and technologies and an ability to interpret technical drawings and contracts
Proven experience managing large teams of contractors and subcontractors, with a focus on delivering projects on time and under budget
Knowledge of building-code requirements and scheduling method
Ability to manage multiple projects simultaneously
Knowledge of construction worksite safety practices
Professional certification including CCM (Certified Construction Manager), AC (Associate Constructor), or CPC (Certified Professional Constructor) preferred
OSHA 30 is required
Proficient in Procore and other construction management software
Working knowledge of green building practices
Excellent communication, organizational, and collaboration skills
Strong analytical and problem-solving skills, with the capability to make critical decisions under pressure

The Assistant Superintendent (Assistant Supt.) supports managing work flow consistent with the project schedule, communicates project priorities to field staff and subcontractors, maintains daily log/report of all activities and site conditions, and manages the punch list and closeout process through owner/architect acceptance. The Superintendent provides leadership and serves as the liaison between project team members to promote the interest of both the business and clients in all matters, as well as demonstrate the characteristics of a mid-level leader. The Superintendent communicates project priorities to site staff and all subcontractors, serving as the primary leader on site for the construction project.
Responsibilities
* Understanding and administering the HITT safety program to include all subcontractors, ensuring that all accidents/incidents are promptly reported and investigated, and assisting in safety inspections by outside agencies
* Maintain HITT quality standards for all aspects of the project
* Serve as the leader for all on site safety, managing a safe jobsite for all involved
* Maintain daily log of all activities and site conditions, while managing the punch list and closeout process through owner/architect acceptance

* Ensure complete, accurate daily documentation of work orders/tickets, understanding subcontractor scope of work to avoid unnecessary change orders, and identifying problems early and act immediately to provide solutions
* Develop and organize the site team, arranging for temporary facilities/utilities for the site, and identifying long lead items that need to be expedited
* Collaborate with the project manager and site operations team throughout the life of the project
Qualifications
* A four-year degree from an accredited university with a concentration in construction, engineering, or business is strongly preferred.
* In lieu of a degree, additional work experience is acceptable.
* 5+ years' experience in commercial construction, including experience with a commercial general contractor
* Tenant renovations, service work, work in occupied spaces, weekend work, fast paced project experience all a plus
* Mastery of building processes and best practices
* Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results
* Project lead experience preferred Previous experience in a superintendent or project lead experience preferred
* Ability to master sector/project-specific software systems including but not limited to: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), ProCore, Adobe, BlueBeam,

+ Manages and oversees company staff, subcontractors, suppliers and programs such as Safety, Quality and EEO for a small project or a major portion of a larger project.
+ Develops work plans for subcontractors and self-performed work.
+ Coordinates and manages the care, custody and control of the project site.
+ Leads various meetings including daily standup and weekly trade meetings.
+ Attends, manages and participates in appropriate progress and/or project OAC meetings.
+ Creates, manages, changes and implements the project's schedule as needed, in conjunction with the Project Manager.
+ May be responsible for tracking and monitoring project budget and costs by using the project management system's cost reports and data from the project manager.
+ Communicates key project information to owners, design team, governing authorities, subcontractors, suppliers and other departments.
+ Follows the project filing and documentation organization system as dictated for the project. Updates drawings, logs, diaries and inspection notebooks.
+ Approves and/or records unit cost information for weekly reports and completes daily reports, logs and tracking reports.
+ Evaluates progress on self-perform work and make adjustments as needed.
+ Manages material and equipment needs for the project.
+ Supports the MOC (Material and Other Costs) and DLSC (Dunn Logistics Service Center) procurement and approval processes.
+ Assists in the selection of the formwork, tools and equipment necessary to complete self-perform operations.
+ Manages timecard approval process to ensure reporting of accurate hours and proper cost codes.
+ Ensures quality compliance through use of specifications, setting quality standards, in-house QA/QC and outside resources.
+ Supports the project closeouts by supervising pre-punch activities and coordinating activities with the owner, architect and governing authorities.
+ Gains understanding of the project pursuit process and methodology.
+ Participates with the field operations leadership and the project team to put together a project pre plan; implements, monitors and adjusts as needed throughout the project lifecycle.
+ Partners with field leadership to establish field staffing for their assigned project.
+ Partners with project management to identify schedule and costs associated with project changes.
+ Participates in the negotiation process with the owner and architect to gain agreement for project changes.
+ Participates with the project team in preparation and presentation for all project review meetings, including the monthly review process and other key project meetings.
+ Participates in the project buy out meetings with subcontractors and vendors.
+ Understands and applies the terms and conditions of the owner and subcontractor contracts for the project.
+ Responsible for identifying and recruiting top talent.

Commercial Construction Assistant Project Manager - Mission Critical
Job Description:
An Assistant Project Manager (APM) obtains, evaluates, coordinates and distributes the information and authorizations necessary to construct projects on time, within budget and to the quality specified. The APM is responsible to protect and promote the interest of both the business and client in all matters as well as demonstrate the personal characteristics of a beginner-level leader. While learning paths, growth and promotional opportunity vary, most team members are APMs for two to six years.
Responsibilities
* Maintain adherence to HITT's standards of safety
* Ensure that required documentation is filed
* Assist in creating and managing project budget for all assigned projects
* Develop pre-construction RFP package
* Assist in conducting project meetings, setting milestones and formulating monthly owner report
* Establish job processes (RFIs, submittals, and pay applications) including approving pay applications and negotiating subcontract change orders
* Update project schedule; ensure project quality control and establish overall project logistics
* Assist in managing the closeout process
* Collaborate with the project superintendent and site operations team throughout the life of the project
Qualifications
* High school diploma required, four-year degree from an accredited university with a concentration in construction, engineering, or business is strongly preferred
* In lieu of a degree, additional work experience is acceptable
* 2-5 years' experience in commercial construction, including experience with a commercial general contractor
* Previous experience on commercial job sites strongly preferred
* Passion for construction and our industry; ability to recognize and seek quality
* Ability to master sector/project-specific software systems including but not limited to: Microsoft Office suite (ex. Project, Excel, Word, Outlook, PowerPoint, etc.), ProCore, Adobe, BlueBeam, JD Edwards
* Must demonstrate a strong ability to:
* Communicate clearly, concisely, and professionally, with a strong focus on audience appropriate business writing and verbal skills
