Coordinate construction activities with tenant representatives to minimize the impact on their operations while obtaining a high degree of construction efficiency.
Qualifications
Commercial, new construction experience required; industrial or retail construction experience highly preferred.
Minimum of 5 years experience in the construction industry as a Superintendent.
Highly motivated, with a demonstrated passion for excellence and taking initiative.
Must have an active driver's license.
Professional with the ability to effectively communicate with all levels of the organization.
Must be willing to drive to job sites within a 1-2 hour radius of Wildwood, FL.

Monitor the detailed master construction schedule, create a three-week look-ahead schedule that coincides with the master schedule, forecast required manpower, track critical dates of all activities affecting the project completion, document delays, and habitually communicate updates as required.
Initiate a project quality plan in collaboration with project management. Proactively monitor initiatives, document associated observations, and enforce subcontractors/vendors to ensure quality of work.
Provide technical assistance and direction to clients as required (e.g., interpretation of drawings, recommended construction methods and equipment, planning, scheduling, and engineering functions as required).
Actively participate/facilitate and/or lead pre, weekly and post construction meetings. Prepare and distribute meeting minutes, as required.
Review construction documents for constructability and conformity. Compare shop drawings and submittals to contract documents and coordinate among various trade activities.
Generate pre-punch and punch lists, determine responsible subcontractor for each item and follow up with subcontractor(s) to ensure timely completion.
Build, strengthen and maintain relationships with owners, architects, developers, owner's reps, and subcontractors/vendors.
Verify actual field conditions by conducting jobsite walkthroughs.
Mentor, train and become a trusted advisor for less-senior field operations staff, interns and other staff members as required. Lead the training of newly hired Superintendents and participate in peer-to-peer mentoring and knowledge sharing.
Maintains professional and technical knowledge by attending educational symposia; reviewing professional publications; establishing personal networks; participating in professional societies, etc.
Satisfactory completion of appropriate corporate training as related to the position and/or department.

JOB SUMMARY
The Superintendent is responsible for overseeing all field-related activities, including jobsite safety, cost control, quality assurance, and schedule management across one or more projects, depending on the scope and scale of the work. This role works closely with the management team to ensure project success and maintains regular communication with the Senior Superintendent and/or Project Director. The Superintendent also fosters strong relationships with clients, architects, consultants, and subcontractors. All daily responsibilities are carried out in alignment with the companys vision, mission, and core values.

Must have a valid drivers license.
5 years experience as a commercial construction Superintendent.
Experience with AHCA and healthcare commercial construction is required.
Experience with ICRA (Infection Control Risk Assessment)is preferred.

JOB RESPONSIBILITIES
Understands and enforces contractual documents, including contracts, schedules, and pay applications.
Coordinates and leads the project team, assisting with business development and preconstruction efforts.
Proactively anticipates potential issues and takes corrective action to prevent project complications.
Continuously develops leadership, mentoring, and coaching skills.
Creates, implements, and monitors the site logistics and management plan to ensure efficient operations and OSHA compliance.
Plans and coordinates daily and weekly work activities, including sequencing and interaction of trades, and leads weekly progress meetings and daily trade huddles, maintaining accurate records.
Monitors and maintains the construction schedule, including look-ahead schedules, and adjusts as necessary.
Holds primary responsibility for jobsite safety, site separation, and enforcement of the quality control plan.
Maintains complete and organized site records, including daily progress and delay logs, tool inventory, and punch lists, ensuring timely creation, distribution, and completion.
Manages subcontractor performance, enforcing compliance and taking corrective actions when necessary.
Coordinates material procurement and delivery with subcontractors according to the schedule.
Assists management in developing bid scopes, reviewing shop drawings and submittals, monitoring approval timelines, and identifying long-lead items.
Supports project staff with RFIs, and ensures proper coding of timesheets, material invoices, and Comdata charges; regularly reviews job costs with management.
Understands and utilizes company policies, procedures, best practices, and the Master Forms Library.
Participates in ongoing training efforts to improve knowledge and skills.
Ensures workplace safety, promptly reporting any issues to the project team.
Delivers exceptional client service, exceeding expectations throughout project delivery.
Performs additional duties as assigned to support project success.

Verdex Construction is looking for a Lead Construction Superintendent to add to our Operations team to assist us in our mission of "Building Something Better." Must have multifamily experience.
The Lead Superintendent's primary responsibility is to manage, in collaboration with the Project Manager, the successful completion of assigned projects. The Lead Superintendent is the lead for jobsite safety, quality control, and project schedule.
Essential Functions:
Manages the field and project team successfully and collaboratively.
Establish and maintain positive and effective relationships with clients, project team, consultants/architect/engineers, subcontractors, adjacent community, and governmental agencies.
Responsible for the project set-up, job site logistics, field coordination, and project schedule.
Review all project documents for constructability and content, including shop drawings.
Coordinates with building inspections, subcontractor inspections, and agencies.
Manages the delivery of commercial outcomes by ensuring subcontractors are clear about the performance expectations for their role and effectively addressing any performance issues in a timely manner.
Is accountable for raising any concerns relating to compliance implications for the team or project.
Delivers to quality expectations by understanding the deliverables, consistently test quality of work in progress to minimize rework through daily monitoring of resources including manpower, materials, and temporary works against project plan.
Develops project sequencing logic, identifies and manages associated temporary works.
Adheres to timelines and manages workflow according to demand. Can develop well-structured and realistic work plans with clear breakdown of tasks. Allocates own time and resources effectively.
Has a solid understanding of the skills and expertise of the broader team and harnesses the relevant professionals to maximize success.
Maintains a robust understanding of safety requirements for all aspects of the site, including pre-planning, monitoring of construction activities and site conditions, and taking corrective actions to non-compliant work. Driving the company's initiatives on a daily basis with the trades/subcontractors.
Seeks out knowledge of specific construction trades and an awareness of their technical capabilities. Applies this awareness to problem solving.
Conduct and/or attend project staff meetings.
Use project management and scheduling software effectively.
Maintains professional and technical knowledge by attending educational symposia; reviewing professional publications; establishing personal networks; participating in professional societies, etc.
Satisfactory completion of appropriate corporate training as related to the position and/or department.
Contributes to overall achievement by accomplishing related tasks and demonstrating characteristics that exemplify team building and support.

Requirement & Qualifications:
Minimum 10 years of experience as a Superintendent, or equivalent role, in the commercial construction industry

Excellent communication skills, including writing and active listening.
