Responsibilities

Confer with project staff to outline work plan and assign duties, responsibilities, and scope of authority
Examine estimates of material, equipment and production costs, performance requirements, and project schedules to ensure completeness and accuracy
Review status reports prepared by project personnel and modifies schedules or plans as required
Prepare bids, process specifications, test and progress reports and other exhibits that may be required
Review bid from other firms for conformity to contract requirements and determines acceptable bids
Award and administer subcontracts, including final approval of payment
Prepare project reports for management, client, or others
Advise superintendents and construction manager of contractual rights and obligations
Maintain subcontracts and subcontractor status databases
Act as liaison between company, client and subcontractors
Aggressive collection through invoicing on time, demanding payment within terms of contract, and using best judgement with schedule of values
Maintain thorough documentation of all events, discussions and issues
Provide monthly projections of the status of the project
Coordinate project activities with activities of government regulatory or other governmental agencies when applicable
Assist other craft workers as needed
Qualifications
Physical
Must be able to lift up to 25 lbs., but may occasionally lift up to 50 lbs.
Hearing and comprehension is necessary for giving and receiving directions
Will need to perform sedentary to heavy work
Will operate office equipment of all types
Climb and maintain balance on steel/wood framework, stairs, ladders and scaffolds

What YOU will do:
· Studies Project Manual, job specifications and construction drawings to ensure timely start and finish, safety, quality of work and subcontractor performance for each phase of construction.

· Ability to operate equipment such as Forklifts and Scissor Lifts

What YOU will do:
· Studies Project Manual, job specifications and construction drawings to ensure timely start and finish, safety, quality of work and subcontractor performance for each phase of construction.

Responsibilities
30% - Full Lifecycle Project Management
* Lead projects from programming → design → construction → closeout. Lead multi-phase programs ($>25M)
* Manage SD → DD → CD development and resolve design conflicts in alignment with market needs.
25% - Stakeholder & Team Management
* Run O/A/C meetings and maintain weekly project summaries.
* Direct the work of A/E teams, general contractors, and specialty consultants.
20% - Budget & Cost Control
* Manage owner budgets including IS, Biomed, Security, and FF&E allocations.
* Develop medical equipment scopes and budgets with internal stakeholders and external consultants where needed.
* Review payment applications, POs, and invoices; verify construction progress vs. percent billed.
* Complete monthly budget reconciliations and project cash-flow analyses.
15% - Regulatory, ICCRA/PCRA, Life Safety
* Ensure compliance with healthcare regulatory requirements.
* Maintain ICCRA/PCRA documentation and support life-safety coordination.
10% - Reporting & Logistics
* Maintain stakeholder reports, dashboards, and project goal matrices.

Experience: 5 years Commercial Project Management (Commercial construction experience required, Healthcare experience strongly preferred but not required.) History of Project Management
Education: Bachelor's Degree or 5 years of Commercial Project Management experience plus min exp met (total 10 Years CPM exp without degree)
Equivalent Construction PM experience is defined as experience as project manager/owner's PM/consultant on commercial or healthcare projects.
