Ensuring safe work conditions.
Proven track record of completing jobs under budget and on time.

POSITION SUMMARY: The successful candidate will become an integral member of the Kelley Construction team supervising on-site building activities. Kelley Construction's market to include but not limited to restaurant new construction, renovations and additions, medical facilities, warehousing, office buildings and large design-build expansions.
JOB DUTIES:
Maintain responsible construction schedule and budget
Maintain a safe jobsite for all Kelley Construction and subcontractor employees
Represent the company as Best-in-Class in job meetings with owners, architects, subcontractors and inspectors
Ability to effectively use different computer software to complete daily tasks such as expense approval for receipts, pictures, email, site management, time entry, etc.
Communicate with Kelley Construction office and project manager regarding jobsite requirements to maintain productivity, quality, and schedule
Ability to communicate and coordinate with owner/client vendors when needed
All other duties assigned by Field Operations Director
MINIMUM REQUIREMENTS
5 years of commercial construction experience as a superintendent is strongly desired
Ability to effectively communicate professionally with all personnel, clients, customers, and architects
Strong managerial skills
Experience in concrete, framing and finish carpentry
Familiarity with computers and ability to use company software
Must be able to work in the U.S. and possess a valid driver's license
Team player
Ensuring that safety practices are followed on the job site
Ability to follow instructions, read and interpret instructions
PHYSICAL DEMANDS: Ability to lift and carry up to 90 lbs. Must be able to climb and work from heights. Individual must be able to work in inclement weather conditions. Will be required to work around wood dust and fumes.

The data center engineering team thinks from chip to chiller (or electrical substation), determining configurations and ensuring maximum efficiency of our compute infrastructure.

1. Manage the construction, commissioning, and turnover of a Data Center within a campus program

Our Construction Project Manager role formalizes the Owner's Representative function by providing disciplined documentation, project controls and extensive record keeping. Project Manager
Accountability for the overall project and ultimately responsible for providing project management, creation of project risk management and project controls plans, and participation in all phases of a construction life cycle. Reports directly to the Owner's Project Manager. Main liaison between the customer and project design and operations team. Involved in all construction projects from design and new construction to modifications of existing infrastructures. Reviews and approves all project plans and documents. Owns the pre-construction effort and approves all bid package RFP's, subcontractor pre-qualifications, statements of work, and construction estimates to establish project budgets. Establishes the key date milestones for the master project schedule. Reviews and approve all subcontractor proposals, change orders, estimates for new projects, invoices, project turnover and close-out documents, lien releases and presents to owner for approval. Leads weekly owner meetings and participates in superintendent and QAQC field coordination meetings.

Visit the site at intervals appropriate to the stage of construction to become generally familiar with the progress and quality of the portion of the Work and to determine, in general, if such Work observed is being performed in a manner indicating that such Work, when completed, will be in accordance with the design intent expressed in the Construction Documents prepared by uby the design team. Endeavor by this general observation to keep the client reasonably informed about the (1) the general progress and quality of the portion of the Work; (2) known deviations from the design intent expressed in the Construction Documents; and (3) defects and deficiencies observed by us in the Work. Periodic observation is to be distinguished from the continuous onsite inspection. Your services shall not be construed as obligating the client to determine or supervise the means and methods of construction nor make the client responsible for providing a safe place for the performance of the work or for the performance of safe practices by the General Contractor/Construction Manager, Contractors, Subcontractors or their respective agents and/or employees.
Prepare punch lists based on our observation reports for purposes of facilitating final sign-off of the project scope of work.
