ESSENTIAL DUTIES: Participates in preconstruction overview for assigned & unassigned projects - may include trades, takeoffs, etc., from beginning to end. Prepares and manages master project schedules, utilizing scheduling software. Leads training discussions, on topics as assigned, for Project Managers, Superintendents and All-Staff meetings. Actively participates in business development activities through participation in industry associations. Management, review and sign off all submittals, shop drawings and subcontractor tickets. Manages the general conditions budget (general labor, small tools, etc.). Including estimating and bidding of general contractor items, i.e., trailers, temporary facilities. Makes informed decisions regarding the project budget to recoup and/or accelerate the overall project schedule. Manages expectations and processes for BGE, Comcast, etc., serving as an asset to the owner. Capable of assessment and audit of project schedules and able to proactively develop recovery schedules, as needed. Proactively develops and manages relationships with city inspectors. Creates and manages quality control, site specific and general, checklists. Manages, mentors and coaches all direct reports to help them achieve job duties and professional and personal development goals. Leads and participates in team assessments and personnel reviews as requested. Attends 3rd party inspections - trade, testing, ADA, Green, etc., as needed. Actively engages with the owner and design team, through regular correspondence. Manages the completion of the punch list. Assists in quantity takeoffs as needed - verification, order confirmation, etc. Manages progress updates and hurdles, for all owner meetings. Manages the creation of subcontractor Attachment A scopes. Manages the scope reviews. Works with the Project Manager to create and manage the master CPM (Critical Path Method) schedule. Initiates notices to subcontractors regarding safety, delays, back charges, etc. Initiates RFIs (Request for Information) to any applicable parties Prepares accident reports as needed. Prepares and maintains a three-week look ahead; and works with the Project Manager to ensure it is consistent with the CPM schedule. Maintains daily project photo records, including album creation and labeling. Maintains weekly on-site hard copy as-builts. Manages worksite trailers and temporary facilities, including pricing on procurement. Partners with the Project Manager in defining and managing roles and responsibilities for project team members. Manages purchased deliveries. Prepares and leads pre-install meetings. Leads the daily “stand-up” foreman's meeting to coordinate daily activities. If subcontractors are not present, notify the Project Manager and issues notifications. Leads zero-tolerance safety policy and removes violators from site. Leads safety orientation and logs attendees. Leads safety inspections; assists 3rd party safety inspectors. Adheres to the Company's key values of quality, dependability, and integrity. Responsibilities: Supervise team members in all aspects of mechanical construction operations Coordinate with key internal and external personnel to establish job schedules and priorities Communicate work schedules, job priorities, etc., to on-site personnel Order materials and supplies to facilitate project completion Conduct periodic/spot inspections of assigned projects Complete and submit all required documentation Ensure projects are completed in a timely, efficient manner Coordinate with other departments/organizations to maintain established timelines Passing on to other workers the instructions received from supervisors and getting work started, e.g., by assigning the immediate tasks to be performed by individual members of the group led Work along with other workers and setting the pace Demonstrate proper work methods Ensure that needed plans, blueprints, materials, and tools are available, and that needed stock is obtained from supply locations Obtain needed information or decisions from supervisors on problems that come up during the work Maintain a current knowledge, and answer questions of other workers on procedures, policies, written instructions, and other directives (for example, technical orders) Ensure that there is enough work to keep everyone in the work crew productive Check work while in progress and when finished to see whether the supervisor's instructions on work sequence, procedures, methods, and deadlines have been met Lead other workers to follow instructions received from supervisors, and to meet deadlines Assure that safety and housekeeping rules are followed Report to superintendents and project managers on status and progress of work, and causes of work delays Answer questions of supervisors on overall work operations and problems Ensure assigned Apprentices are receiving training appropriate to skill level Perks of the Trade: Health Benefits Weekly Pay Referral Bonuses Profit Sharing Program 401k Paid Vacation 7 Paid Holidays Years of Service Appreciation Program
