Projects are at varying stages of completion, and the client requires a disciplined, highly present Superintendent who can drive day-to-day site activity, enforce standards, and ensure flawless execution.
The environment includes both internal owner's representatives and third-party consultants, requiring a Superintendent who commands respect onsite and maintains tight control over schedule, coordination, and craftsmanship.
Role Overview
We are seeking a hands-on, assertive, boots-on-the-ground Site Superintendent who can function as the true quarterback on site. This individual must be present five days per week (starting at 7:30am) and act as the central authority ensuring progress, sequencing, and luxury-grade quality.
This role covers the full lifecycle of construction-from pre-construction planning through punch list-with a heavy emphasis on commercial office delivery and high-end finishes.
Scheduling ability is non-negotiable. The successful candidate must have prior experience building schedules from scratch and managing trades toward critical paths.
Key Responsibilities
Site-Based Leadership
Lead daily onsite activity with a consistent presence (Monday-Friday, 7:30am start).
Serve as the authoritative “boots on the ground,” driving momentum and ensuring clarity among all subcontractors and partners.
Act as the main enforcer of safety, sequencing, site readiness, and quality expectations.
Trade & Stakeholder Coordination
Coordinate closely with internal owner's reps and external representatives.
Oversee subcontractors and GCs, ensuring alignment with project standards and timelines.
Maintain assertive, direct communication - challenging underperformance immediately.
Scheduling & Progress Control
Create, maintain, and manage detailed construction schedules.
Anticipate upcoming work (e.g., knowing a wall must be ready for drywall in two weeks) and sequence trades accordingly.
Identify risks early, initiate corrective action, and keep the site advancing without delays.
Quality Assurance & Finishes Oversight
Uphold strict standards for luxury interior fit-out, ensuring flawless finishes.
Conduct ongoing inspections, ensure craftsmanship consistency, and manage punch list execution.
Protect the integrity of design intent and project specification.
Lifecycle Project Involvement
Participate in pre-construction planning and early-phase coordination.
Drive execution through rough-in, framing, MEP, drywall, and finishing.
Manage commissioning, closeout documentation, and handover compliance.

Required Background
5-10+ years as a Site Superintendent for a General Contractor.
Strong history delivering high-end commercial office or luxury interior projects.
Full lifecycle experience from pre-construction to punch list.
Demonstrable ability to build and manage schedules independently (mandatory).

About the Role
We're seeking a capable and motivated Construction Manager to join our Owner's Representative team. This role is ideal for a construction professional with several years of experience who's ready to take on more ownership, coordination, and leadership responsibility. You'll manage multiple active projects - from ground-up construction to high-end tenant fit-outs - ensuring each is executed with precision, efficiency, and accountability.
This position offers hands-on exposure to every facet of construction and development: field supervision, project controls, consultant coordination, and client management. You'll work directly with ownership and senior leadership to help deliver projects that meet our firm's high standards for quality, schedule, and cost performance.
Key Responsibilities
Project Controls & Reporting
Monitor and analyze the construction schedule versus baseline; identify risks and propose mitigation strategies.
Prepare monthly cost and progress reports, including contingency and budget tracking.
Review and markup change orders, evaluate backup documentation, and track financial impacts.
Review monthly draw applications, confirm progress accuracy, and provide recommendations for payment approval.
Documentation & Technical Review
Review construction drawings, shop drawings, RFIs, and submittals for coordination, constructability, and design intent.
Identify discrepancies or field issues early and collaborate on resolution strategies.
Manage permit tracking, assist with permit submissions, and coordinate city inspections and approvals through project completion.
Support coordination and installation of Owner-provided FF&E and specialty equipment.
Construction Oversight & QA/QC
Conduct regular site visits to monitor construction activities, quality, and compliance with the Contract Documents.
Lead and document OAC and coordination meetings with the General Contractor, design team, and Ownership.
Manage and track punch list completion, ensuring timely resolution of outstanding items.
Support inspections and testing coordination with local building departments and consultants.
Closeout & Turnover
Manage and verify closeout documentation including as-builts, O&M manuals, warranty letters, and final certifications.
Participate in final inspections and coordination with local agencies to achieve occupancy and turnover milestones.

Qualifications:
