What you'll do
Preconstruction
Participate in project kickoff meeting with PM to receive plans, specs, sub list, and all documentation prepared in the preconstruction process
Review plans for constructability analysis
Create site logistics plan
Study contract and shop drawings, specs, soils report, and other documentation to fully understand the design and every phase of the project
Contribute to the establishment of controlling budgets and scheduling of construction activities during preconstruction meetings
Ensure that the appropriate building permits are obtained before starting job
Set up and arrange jobsite office including power, phone, toilets, dumpster, drinking water, first aid kit, compliance posters, furniture, etc.
Jobsite Management
Manage project on site during normal working hours and arrange for supervision during off hours and weekends
Ensure proper manpower and equipment are on site, monitor progress schedule and take action to ensure the established schedule is met
Order miscellaneous minor materials as needed per project specs and requirements
Schedule phases of work and subcontractors to effectively sequence activities
Ensure that building inspections are completed at the appropriate time
Maintain construction schedule and aid in project budget adherence
Run all weekly subcontractor coordination meetings
Run all field pre-installation conferences
Provide schedule updates weekly
Safety
Enforce our safety policy and OSHA standards at all times, ensuring all personnel are informed of, and properly use safety equipment as needed to comply
Monitor subcontractor operations and take action to ensure a safe workplace for workers and public
Conduct weekly Toolbox meetings and perform audits as required
Storm Water Management
Ensure state and local permits are obtained before starting work, and maintain files with maps, details, inspection and maintenance
Quality Assurance
Ensure that all work is performed to quality standards per project requirements, specifications and plans to ensure customer satisfaction
Documentation
Ensure accuracy of items like timecards, job diary, logs, and create/maintain RFI's as needed
Take daily photographs
Generate job schedule with 3-week update schedules
Maintain current set of drawings and as built plans
Communication
Clearly delegate authority and maintain productive working relationships with PMs, subcontractors, inspectors, consultants
Lead/participate in routine meetings with subcontractors, PMs, Operations and Preconstruction
Job Closeout
Complete punch list corrections and as-built drawings, and closeout storm water permit
What you bring
5+ years' experience in similar roles with a thorough understanding of OSHA safety requirements and working knowledge of all sub trades
Requires tenant finish experience (industrial, office, retail); also prefer ground-up project experience (commercial, industrial, healthcare, hospitality, senior living)
MS Office Suite, Viewpoint Vista and Bluebeam required. Other relevant software knowledge such as Procore, MS Project experience preferred.
Great communication skills (Bilingual preferred)

The Project Superintendent is a professional with previous experience who is responsible for one larger project or a few small projects at any given time. Once provided with Pre-Start from the Building Inspector, review the schedule, budget, photos, work orders, customer expectations form, and estimate

On Site Management
Be present on the day the project starts to introduce the subcontractors
Walk through work orders with subcontractors and customer
Complete an estimate accuracy assessment
Visit project site as needed to ensure cleanliness and quality of work
Keep the customer informed on status per their preferences
Project Completion
Upload progress photos throughout the project
Ensure draw schedule is followed and that payments are requested and received on time
Upon project completion, perform a final walkthrough with customer
Collect any final paperwork and checks, and inform team of project completion

Treehouse Builders is looking for enthusiastic people with a minimum of 3 years of residential production building management experience to join our Construction Superintendent/Management team in their designated region. Successful candidates will have exceptional communication skills with a commitment to quality and a bias for action.
What You Will Do
The planning, scheduling, implementation & coordination of quality built homes from development through final construction on a timely & economic basis.
Involvement in managerial oversight of homes.
Selection, coordination, oversight & management of people, materials, budgets, schedules & contracts.
Direct & monitor the progress of a variety of projects.
Oversee the scheduling, delivery & use of materials, the quality of construction, worker productivity & compliance with building/safety codes. Maintain safe, clean, and compliant job sites.
Understand contracts, plans, construction methods & regulations.
Track & control construction costs against the budget in order to avoid cost overruns.
Prepare daily, monthly & quarterly reports.
Locate, negotiate pricing, obtain insurance info and scope of work for various labor needs.
Schedule and manage subcontractors and subcontractor relationships in order to build homes on schedule and close on time.
Occasional travel may be necessary as needed.
Perform all other duties and tasks as assigned by management.

+ Responsible for supervision, direction and safety of UICN work crews & subcontractors in all aspects of commercial construction.
