THE WORK:
You'll support the work of project managers and senior project managers in planning, budgeting, scheduling and contract administration in owner's representative assignments.

Construction Activities

Lead in preparation and distribution of bid packages; review and evaluate bids and proposals; and assist in contract development, negotiation, approval.
Review and recommend change orders or amendments to plans and specifications.
Oversee total project supervision effort to ensure appropriate personnel, budget, and schedule are met in coordination with Project Manager, including procurement of tools and materials to be delivered at specified times to meet work schedules.

Lead daily communications with subcontractors, field staff, and Project Manager, including submittal of daily logs in Procore.
Complete weekly communication across project stakeholders, including subcontractors, Project Manager, and Director of Construction, among others, to ensure all parties are aware of job progress, issues and resolutions, and update project schedule in Procore in coordination with Project Manager.
Assist in monthly invoicing review and approval of subcontractor and material supplier invoices and pay applications in Procore in coordination with Project Manager.
Lead final punch supervision and administration in Procore and assist Project Manager in closeout policies.
Oversee compliance with the Company's safety standards and applicable codes, ordinances, permit requirements, and other legal and regulatory requirements, including conducting weekly safety meetings and inspections as outlined in the safety manual, conducting stormwater and safety inspections and abiding by all OSHA and Company safety rules and regulations. All accidents/incidents that occur on assigned jobsites must be investigated and documented in their entirety.
Develop and supervise team members by assisting in interviewing, hiring, orienting, and training employees and managing their performance in accordance with Company policies, values, and business practices.

The Area Superintendent manages and coordinates all aspects of smaller construction projects ($8mm - $20mm) or assigned area(s) within a larger ($20mm - $120mm) construction project. Working under the guidance of the Project or General Superintendent participates in communications with owners, architects, designers, and sub-contractors with regards to project cost, staffing, quality, and scheduling.
Compensation Range
: $95,000-$125,000 annually
What Milender White expects from an Area Superintendent:
Responsibility for coordination of a designated project to include safety, project scheduling, quality control, and staffing
Ensure compliance with Milender White safety requirements for all stakeholders, to support and achieve zero injuries, incidents, or accidents
Hold subcontractors accountable to established schedules.
Measure and report on projected vs. actual baseline schedule throughout a project
Responsible for overall Quality Control on the project (in conjunction with Project Superintendent)
Effectively communicate project changes and their implementation
Maintain a clean and safe physical environment
Financial monitoring and reporting responsibilities, in conjunction with the Project Manager.
Management reporting of labor and supervision costs
Coach, mentor, and lead project personnel in matters of construction practices and techniques
5+ years of experience managing commercial construction projects with scheduling, quality, safety, and field experience

**Turner & Townsend Heery** is looking for an **Assistant Construction Manager** to support a large construction project. The Assistant Project Manager will assist the Project Manager with our CM responsibilities, with direct accountability for project and document controls. The focus of work will include oversite of construction for government facilities, project management for individual projects, and other duties as assigned
**Responsibilities:**
+ Participates in all facets of project management (budget, schedule, procurement, quality & risk) for individual projects including planning, design, construction, occupancy and closeout.
+ Demonstrates capability to read, understand and apply standard documents affecting projects, including but not limited to:
+ Agreements/contracts
+ Project design standards
+ Programming requirements
+ Design and construction contract documents
+ Surveys and drawings
+ Schedules and cost estimates
+ Budgeting and financial reports
+ Public procurement requirements
+ Interfaces directly with clients to assist in defining and documenting project requirements.
+ Assists with planning and programming of projects.
+ Assists with preparation of scope of work, project delivery resource requirements, cost estimates and budgets, work plan schedule and milestones, quality control, and risk identification.
+ Identifies project delivery resources from pre-qualified lists.
+ Conducts simple request for proposals.
+ Completes bid analysis with management support.
+ Recommends resources to manager and clients.
+ Is an integral part of the project delivery resources/team to achieve project goals.
+ Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed.
+ Facilitates project meetings when appropriate.
+ Implements project documentation governance aligned with company and client requirements.
+ Ensures project data integrity and documentation is accurate, timely and coordinated.
+ Tracks progress of each project against goals, objectives, approved budgets, approved timelines, reports status and variances.
+ Assists in creating action plans to meet objectives, budget and schedule.
+ Participates in change management routines to assess change requests, make recommendations, secure Client approvals, and issue change orders.
+ Assesses change requests to determine impacts to scope, budget, schedule, quality and risk with management support.
+ Implements standard risk management routines with management support, to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
+ SOX control responsibilities may be part of this role, which are to be adhered to where applicable.

**Qualifications**

**Education and Experience:**
+ Bachelor's degree (BA/BS/BEng/BArch) from College or University in relevant field and/or equivalent related experience.
+ Prior Construction Project Management experience is preferred.
+ CMIT and/or LEED certification preferred.
**Additional Information**
**The salary range for this full-time role is** **$100K-$110K** **per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate's experience and qualifications.**
