Generates and issues invitations to bid from suppliers and subcontractors.
Generates and submits requests for information (RFI's) pertaining to bid process as necessary.
Computes costs by analyzing labor, material and time requirements.
Develops initial project specific cost estimates and takes lead responsibility with the budgetary management of the various cost components of the project.
Monitors and confirms material procurement by subs throughout project.
Develops, monitors and ensures schedule performance and quality workmanship of construction.
Reviews and processes change proposals, proposal requests, supplemental instructions and other contract documents.
Coordinates with tenant's design, operational and technical providers to ensure accuracy in the development of the tenant's construction documents and build out.
Leads weekly construction progress meetings', including preparing meeting minutes, updates to schedules, change order log, etc.
Holds overall responsibility for working with job general contractor to deliver a smooth project on time and on budget.
Documents and processes all material submittals, shop drawings, finish selections for approval.
Education and Experience:
Associate's degree in engineering, architecture, project management from a four-year college or university, or equivalent experience required. At least 5+ years experience in construction, store facilities, or a design role with a specialty retailer, including leadership experience.

Primary Accountabilities:
Prairie Band Construction is seeking a local Construction Superintendent in the Washington DC/Maryland/Virginia area to help plan, manage, and execute all aspects of assigned projects. This position will be responsible for managing material and equipment, assisting with people management, ensuring documentation is complete and meeting project goals to achieve timely and profitable completion of each project. Makes decisions within defined limits of authority and consults supervisor on other decisions.
This project is for Federal Construction and Commercial Construction and do require US Citizenship. It is an upgrade to an existing facility to add additional backup generators and new distribution panels. Electrical, HVAC and plumbing background is helpful.
Major Duties:
Maintain clear lines of communication between project managers, client personnel, subcontractor and vendor personnel. Communicates key project information to owners, design team, governing authorities, subcontractors, suppliers and others as required.
Issue direction to subcontractor/vendor personnel based off of contract documents
Create and adjust weekly detailed look-ahead schedule as it relates to the overall project schedule
Schedule and attend inspections and walk throughs with client, inspecting authorities, designers, etc.
Provides management of subcontractors and organization of the overall job and workflow.
Manages and oversees company staff, subcontractors, suppliers and programs such as Safety, Quality and EEOC for a small project or a major portion/all of a larger project depending on specific project assignment.
Approves and/or records unit cost information for weekly reports and completes daily reports, logs and tracking reports.
Supports the project closeouts by supervising pre-punch activities and coordinating activities with the owner, architect and governing authorities.
Participates in the negotiation process with the owner and architect to gain agreement for project changes.
Participates with the project team in preparation and presentation for all project review meetings, including the monthly review process and other key project meetings.
Requirements
Required Qualifications:
High School Diploma or GED.
Bachelor's degree in construction management, engineering or related field (highly preferred).
5 to 10+ years of construction experience with at least 5 of those years as a superintendent or similar role, preferably on federal contracts
Experience in and ability to utilize the 3-phase inspection program.
Demonstrated knowledge and track record of contract compliance in government construction.
Must have an instructor-signed OSHA 30-hour training card.
Must be familiar with the requirements of EM 385-1-1 and have experience in the areas of hazard identification and safety compliance.
Must be capable of interpreting a critical path schedule and construction drawings.
First Aid/CPR/AED certified
USACE CQM desired
Ability to apply fundamentals of the means and methods of construction management to projects.
Proficiency in scheduling software desired (Primavera is preferred, but MS Project is also acceptable)
Ability to understand document changes and impact to the project schedule.
Must be able to pass a federal background check.

A Job Superintendent could oversee and perform tasks in multiple job sites, simultaneously, and manage the manpower sometimes with the assistance of a Foreman. The Job Superintendent must always ensure a safe and efficient workplace. This position is responsible for the coordination of tasks for their employees according to current project needs, produce schedules for team members, and supervise the use of machinery.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Coordinate with General Superintendent/Field Superintendent and/or Project Manager to schedule job tasks and equipment.
Coordinate daily tasks and schedules with the Foreman according to priorities and plans, adjusting as necessary due to weather, supply delivery, and personnel.
Continually provide updates to the Field Superintendent and Canyon Management on project status and communicate any needs at the job site.
Must review and comprehend project proposals, scope of work, job schedule and Canyon durations throughout the project, submittals, and continually review all drawings including all RFIs/ASIs and all shop drawings.
Responsible to review both Surveyors layout and Canyon's layout to ensure consistency and identify any potential problems.
Required to write and submit at the jobsite a Daily Report summarizing the day's activities and must submit a daily report in the Canyon internal system with the same information.
Develop and present a two week look ahead for the project at the weekly internal scheduling meeting.
Responsible to place concrete/stone orders to vendors for each job task.
Responsible for ordering slab packages and miscellaneous material orders through Canyon website as necessary.
Responsible to submit paperwork for all material delivery tickets w/cost coding on a daily.
Responsible for having truck maintenance up to date (at Canyon's shop) and maintaining tool inventory and upkeep (repaired/maintenance by Canyon or others).
Ensure weekly safety toolbox talks are held with emphasis on worksite safety and safe use of tools, machinery, and equipment.
Ensure that daily huddles are held each day to include stretch and flex, hazard analysis, daily work assignments and equipment checklists are reviewed.
Required to attend jobsite Foreman meetings prepared to provide input for scheduling and coordination of other trades and be prepared to make timely decisions for jobsite progress.
Develop and oversee safety/ quality standards on the job site.
Perform pre-pour checklist on the job site.
Resolve problems with projects, materials, and employees as they arise.
Resolve conflicts or miscommunication that may happen on-site quickly and amicably.
Attend monthly job production meetings w/General Superintendent/Field Superintendent and PM to review progress of job.
Build and develop trusting relationships with current customers and seek to identify opportunities to grow our customer base and build positive relationships.

EDUCATION AND/OR EXPERIENCE (Include necessary licenses and specialized training.).
7+ years' experience in the concrete construction industry.
Prior experience managing 7 or more employees on a job site.
Ability to read drawings, plans, and blueprints and convey this information to others.

OSHA 30-hour certification preferred.
