JOB DESCRIPTION: Arnett Construction, a premier builder of high-end custom luxury homes and remodels, is seeking a dedicated and experienced Custom Homes Superintendent to lead our prestigious projects. We are looking for an individual with a proven track record in construction management who excels in delivering exceptional customer service and high-quality results. RESPONSIBILITIES: Lead the planning, scheduling, and execution of quality custom homes from development through punch-out, ensuring timely completion. Provide managerial oversight of home construction projects, maintaining adherence to high-quality standards and client specifications. Review and analyze subcontractor and owner-directed change orders to ensure project alignment with budget and timeline. Coordinate, manage, and supervise all aspects of construction, including personnel, materials, budgets, and schedules. Monitor progress across multiple concurrent projects, ensuring compliance with building codes, safety regulations, and quality standards. Maintain safe, clean, and compliant job sites while fostering positive relationships with all stakeholders. Oversee subcontractor scheduling, delivery, and performance to ensure timely project completion and customer satisfaction. Complete homes and address customer walk-through items prior to closing, ensuring a seamless handover. Maintain detailed project documentation, including schedules, budgets, reports, and communications. QUALIFICATIONS: Must have 5+ years experience as a Residential Custom Homes Superintendent. Proven ability to establish positive relationships with diverse stakeholders, including homeowners, upper management, designers, trades, and vendors. Strong leadership skills with the ability to motivate teams, resolve conflicts, and maintain customer satisfaction throughout the building process. Effective time management, multitasking, and prioritization abilities to meet project goals and deadlines in a fast-paced environment. Excellent problem-solving skills with a proactive approach to analyzing and resolving issues. Proficiency in construction practices, blueprint interpretation, and project management software. Attention to detail, persistence in follow-up, and a strong sense of urgency to deliver high-quality results. Physically capable of performing job duties, including occasional lifting and extended periods of stationary work. Strong communication skills for interacting with customers, co-workers, and higher-level managers in face-to-face and electronic settings.
