Review, approve and/or dispute T&M sheets daily, as they are turned in by the subcontractors.
Coordinate Tenant Openings with Property Management.
Expedite material and equipment orders in a timely fashion to ensure “just in time inventory."
Study contract drawings and specifications in detail. Check all dimensions and bring all discrepancies and omissions to the attention of designers and Project Managers.
Promote and ensure job site safety.
Monitor progress of construction and review schedule status with Project Manager weekly.
Evaluate the effectiveness and evaluate the performance of field personnel/ subcontractors and their crews.
Plan, coordinate, and direct efficient use of all labor, equipment, materials, subcontractors/ material suppliers to achieve the highest quality.
Inspect subcontractor work to verify quality and conformance to the construction documents. Review the construction drawings, documents, and contract scopes of work.
Assist management in the selection of contractors for the right job at the right price.
Obtain a Certificate of Occupancy and/or Certificate of Compliance for each project.
Coordinate construction activities with tenant representatives to minimize the impact on their operations while obtaining a high degree of construction efficiency.
Qualifications
Commercial, new construction experience required; industrial or retail construction experience highly preferred.
Minimum of 5 years experience in the construction industry as a Superintendent.
Highly motivated, with a demonstrated passion for excellence and taking initiative.
Must have an active driver's license.
Professional with the ability to effectively communicate with all levels of the organization.
Must be willing to drive to job sites within a 1-2 hour radius of Wildwood, FL.
Experience overseeing ground-up structures and tenant buildouts strongly preferred.
Physical Requirements
Much sitting and driving for extended periods of time to get to locations, and walking to perform an inspection of locations.

Key Responsibilities:

JOB SUMMARY

JOB RESPONSIBILITIES

Key Responsibilities

Set times for the weekly site meetings and monthly progress meetings
Set-up the internal project hand-off meetings
Process and execute change orders
Overall project review throughout the project on budgets and schedules
Update budgets bi-monthly
Update project schedules weekly
Verify all testing/inspections have been completed and meet specifications
Prepare project meeting agenda and meeting minutes
Work with the AP/AR Manager to process owner and subcontractor billings, approve codes and their amounts, and release subcontractors after owner payment
Final punch and close-out preparation for final billings, O & M Manuals, punch out completion, substantial completion signed, final inspection, occupancy certificates with the City and/or State
Minimum Qualifications
A degree in Construction Management or Construction/Civil Engineering/Architecture strongly preferred
5+ years of experience in construction renovations / rehabs preferrably in Healthcare/Hospital setting

JOB OVERVIEW:
As a Wire 3 Construction Manager, you will be the Manager in charge of the assigned market segment areas. Your Team will be the face of Wire 3 in the communities that we intend to serve and responsible for providing the homeowners with the best experience possible working in or around their property.
The Construction Manager will be responsible for all aspects of multiple operating units in their respective areas of responsibility overseen by the OSP-E. Main liaison between the VP of Construction and Filed Operations. The ideal candidate will have prior experience and will be familiar with business processes including Safety, production generation, cost containment and implementation of and adherence to standard operating procedures.
RESPONSIBILITIES:
Ensure safe work practices and implement company safety programs for all subordinates within the designated area of responsibility.
Oversee OSP-E direct reports and manage the day-to-day operations of construction projects.
Utilize established company tracking systems to measure and report crew productivity, identifying and addressing low productivity issues.
Coordinate with the Utility Coordinator to schedule utility locates, ensuring a continuous workflow and minimizing downtime for OSP placing crews.
Manage relationships with internal utility locating teams, third-party private locate firms, and local Department of Public Works Directors to maintain an efficient workflow.
Develop and maintain business relationships with local governing agencies, subcontractors, and vendors to meet or exceed production goals.
Conduct site surveys, prepare estimates and proposals for underground-to-aerial placements, develop budgets, and ensure quality assurance as needed.
Provide documentation, reports, and relevant project information to Regional Management as required.
Supervise and manage office administrative and operational staff, including conducting performance appraisals.
Review and approve weekly payroll and equipment reports submitted by OSP-E within the regional operating unit.
Manage the equipment fleet, optimize utilization, and coordinate maintenance schedules.
Oversee the procurement, use, and application of tools to ensure efficiency and cost-effectiveness.
Perform additional duties as assigned.
