-Develops and implements a plan to ensure that all park property, facilities, rides, landscape, and equipment are installed, maintained and, when necessary, repaired in a safe, reliable and cost effective manner. This includes: * inspecting all areas of the parks to identify issues * determining priorities * determining materials needed and negotiating purchase terms * assigning schedules * selecting outside contractors * Installing a preventative/predictive maintenance system so that safety and uptime are maximized. * Ensuring the parts warehouse has the proper inventory levels. Establishing min/max levels to those parts inventories to maximize uptime. * Ensuring all maintenance employees are properly trained to perform maintenance on the rides. This includes specialization, preventative maintenance and timely repairs of good quality.

The General Superintendent is responsible for field operations on the project(s) assigned to achieve safe, quality, and profitable projects completed in a timely manner. This position must demonstrate strong leadership, organizational and time management skills, as well as have strong communication and client service skills.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
Safety
Promotes Cantera's culture of “Safety First”
Project safety implementation and management in accordance with Cantera's Safety Program
Participate in all incidents/accidents, including going to the occupational medical facility with the co-workers
Interacts with the Cantera Safety Coordinator to ensure a safe workplace
Enforces Site Specific Safety Plans created by enforcing Cantera's rules, this includes your workers, other crews, and any trade on site
Operational
Be familiar with and follow the Cantera Concrete Staff Organization document for managing projects
Follows the information provided for each project, known as “The Greenbook”
Report project man-hours and quantities on a timely basis
Participate in the Job Turnover Process with the Estimator, Project Manager, General Superintendent, plus other members of the Cantera leadership team
Direct day-to-day on-site supervision of field labor force
Maintain good relationships with internal and external clients, including representatives of Owner and Architect/Engineer
Develop and maintain site logistics plan, in coordination with Project Manager
Coordinate site testing and inspection efforts
Monitor costs including labor time and material
Manage schedules and ensure all activities take place on or ahead of scheduled dates and complete a three-week lookahead schedule on a weekly basis
Attending and participating in project meetings, including subcontractor meetings
Maintain and verify as-built drawings are accurate
Mobilizes the site and sets up site utilities
Assures necessary permits are secured and inspections occur
Reviews, understands, documents to drawings, and assist PM with all Requests for Information (RFIs)
Reviews submittals for implementation of the work
Reviews cost reports to assure they reflect accurate quantities and work out of place
Actively coordinate subcontractors, suppliers, vendors, and craft to meet project schedules
Complete Daily Project Reports, Concrete Log, Sign-In Sheets, and other documents
Maintain on-site accurate shop drawings for implementing the work
Coaches and mentors' growth in crews and encourages Foreman and Craftsman to be mentors
Coordinate's location of control for layout with the Customer and Cantera Field Engineering Department

Assures vertical alignment and scope/sequence between the various grade levels and administrative units of the school district are appropriately addressed.
Plans for the scheduled review and revision of the school curriculum. Schedules and preside over meetings related to the development and revision of school curriculum. Some of these meetings may take place during the summer.
Appoints such non-staff members to curricular committees as is appropriate; including students and patrons of the district.
Makes recommendations to the Board regarding the purchase or use of instructional programs and materials.
Provides leadership for positive instructional/educational change.
Organizes staff development activities for the district.
Serves as the administrative representative on the district's Professional Development Committee.
Conducts a yearly survey as to staff wants/needs in the areas of staff development.
Provides support to teacher/building groups in the writing of incentive grants.
Attends grade level and subject area meetings of grades pK-12 as often as possible.
Serves as a community resource for curricular and instructional issues.
Works cooperatively with other directors to implement special instructional programs including programs for homeless children, gifted students, English language learners, migrant children and the Title I program.
Leads the integration of technology in the instructional program with the help of the technology department.
Sets up workshops by scheduling meeting places, providing workshop presenters as well as requesting snacks and materials for teachers in attendance.
Monitors, with the assistance of the Director of Data, Assessment, and Accountability, district-wide student progress toward achievement of instructional objectives.
Stays abreast of current developments in education field (instruction, curriculum, staff development, etc.)
Oversees the PDC to implement the district's professional development plan.
Serves as Summer School Coordinator.
Leads the district's New Teacher Academy orientation program for teachers new to the district.
Directs the district's retention of academic records.
Maintains confidential nature of all school-related matters.
Performs other tasks and assumes other responsibilities as assigned by the Superintendent.

Responsibilities
Client & Stakeholder Management: Establish and maintain strong relationships with clients, building owners, and tenants, ensuring clear communication of project progress and potential changes.
Pre-Construction Planning: Participate in pre-construction activities, including constructability reviews, scheduling, budgeting, and collaboration to establish project goals.
Construction Management: Oversee all daily on-site construction activities, including scheduling, labor management, and coordination of subcontractors. Implement lean construction principles to optimize resource allocation and minimize waste.
Safety Compliance: Lead site safety initiatives and ensure compliance with OSHA standards. Conduct regular safety inspections, enforce safety protocols, and promote worker well-being through Killian's 'Stretch & Flex' program.
Cost & Risk Management: Collaborate with Project Leadership to control project costs, implement cost-effective strategies, and make Value Engineering recommendations. Identify and mitigate on-site risks.
Schedule Management: Ensure project schedules are adhered to, making necessary adjustments to meet deadlines. Administer and oversee the implementation of three-week look-ahead schedules.
Subcontractor Coordination: Lead weekly subcontractor meetings, facilitating smooth collaboration and resolution of any site issues. Mediate between subcontractor foremen to achieve practical, workable solutions.
Quality Control: Ensure all construction work complies with quality standards, actively contributing to the project's QA/QC program. Document quality control processes using the project's image database.
Closeout and Commissioning: Oversee the punch list process, ensure completion of as-builts, warranties, and commissioning. Manage the final inspections and handover processes
Documentation & Reporting: Maintain accurate and timely documentation, including daily reports, safety reports, material logs, and inspection records. Track submittals, material expediting, and milestone completions.
Compliance & Permits: Coordinate with Authorities Having Jurisdiction (AHJ) for permits, inspections, SWPPP documentation, Temporary Certificates of Occupancy, and Certificates of Occupancy.
Asset Management: Manage the safe and efficient use of on-site equipment, vehicles, and materials. Perform hands-on tasks when required.
Training & Development: Stay current with relevant training, including advanced scheduling, OSHA safety programs, and construction software such as Procore and Bluebeam. Mentor and develop Assistant Superintendents and Field Engineers.
Qualifications
Experience:
Minimum of 5+ years as a Superintendent in commercial construction, managing large-scale multi-million-dollar projects.
Technical Skills:
Proficiency in construction management software (Procore, Bluebeam, Microsoft Project) and a strong understanding of construction scheduling and coordination. Familiarity with BIM and CAD is preferred.
Certifications:
OSHA 10/30-hour certification Preferred; First Aid/CPR certification preferred. Knowledge of sustainable construction practices is a plus.
Education:
Bachelor's degree in Construction Management, Engineering, or a related field is preferred.
Leadership & Communication:
Strong leadership and team-building skills, with the ability to mediate conflicts and effectively manage a diverse team of subcontractors and site personnel.
Problem Solving:
Demonstrated ability to solve complex construction problems, negotiate effectively, and make timely, cost-effective decisions.
Working Environment:
Superintendents will work primarily on-site at project locations but will also have desk duties.

About the Role:
The position is responsible for managing daily activities and issues related to completing a construction project, including overall project planning, scheduling, project cost accounting, quality control, contract administration, safety management, labor and equipment resources, and owner and architect relationships.
Oversees construction projects from start to finish using the Crossland Construction pre-planning guide to start each project and developing a Master Project Schedule that is updated monthly and communicated to all subcontractors, suppliers, owners, architects and field personnel.
Develops a Master Variance for accounting of the entire project before the project starts using the CCC master variance guidelines and ensures all bills from subcontractors, suppliers, equipment and labor are coded regularly per the Crossland Company Guidelines.
Manages all contracts, pay requests, change orders, RFI's, ASI's, with the Owner and Architect in a timely fashion. Follows up with owners on unpaid invoices.
Creates and manages all subcontracts and purchase orders per the Crossland Construction Company Guidelines, and ensures all documents are completed and signed.
Checks shop drawings of all items in a timely manner for accuracy and compliance with specifications. Ensures all items are delivered per the contract schedule so as to not slow field progress. Follows up with architects and engineers to make sure they are not delaying progress per internal schedules. Communicates any problems to the Division Manager.
Ensures work put in place is to quality standards of the plans and specifications of the project.
