We are looking for a Controls Superintendent that can manage the data to project and manage vendors conducting Retrofits and Modernization for Equipment upgrades and integrations within active Critical Facilities that are running 24/7/365. Scopes vary from minor BMS / EPMS / BAS upgrade projects to major multidisciplinary projects involving various subcontractors and trades. They will lead action-oriented weekly and monthly meetings with team members while maintaining open communication across projects with internal and external stakeholders.
Responsibilities:
Plan, Organize, Coordinate and Support internal and external subcontractor teams on mission critical renovation / upgrade projects that include: BMS, EPMS, BAS, mechanical, electrical, and structural
Manage data center construction projects (2-10mm)
Follow Critical Facilities Construction Project plans - scheduling , timeline, and implementation / go live
Coordinate and conduct site surveys and assessments to ensure project feasibility and compliance with design specifications.
Coordinate and manage the development of client submittals, site logistics plans, MOPs, SOPs, Daily logs, project schedules, change orders, RFIs, RFQs, Bid submittals, and documentation
Attend bid walks with client and subcontractors
Maintain and promote a positive relationship with primary client, A/E firm, Owner's Rep firm, Contractors and other vendors to facilitate construction activities that impact the delivery of critical facilities construction projects
Follow project objectives, policies, procedures and performance standards within boundaries of corporate policies.
Maintain a commitment to organized and accurate documentation
Partner with key stakeholders by gaining feedback from clients, attending meetings, and submitting reports
Evaluate and incorporate lessons learned from all sites to enhance current and future data center construction successes
Supervise, lead, and mentor team members on the project controls team
Regularly update upper management with reports on Project Controls activities
Manage planning efforts for manpower and project integration timelines on customer sites
Drive uniform Company Standards for Project Delivery across all projects

Qualifications:
Experience managing Data Centre Construction Projects
Solid understanding of MEP, Structural, architectural trades and construction methods and how this impacts the Data Centre Design Process of Building Control Systems
3-5 years + of Mission Critical Data Centre Turnkey Construction Projects
Extensive design of BMS / BCS / EPMS ( Building Monitoring Systems / Building Control Systems / Electrical Power Monitoring Systems) - SCADA, Cimplicity, ALC, Niagara, Tridium, Carel, Metasys, etc.
Familiarity with construction management software and tools
Thorough understanding of construction methods and safety practices
OSHA30 Certificate
Ability to read / interpret blueprints, technical drawings and one-line diagrams
Knowledge of building codes and regulations
Client Facing /Client relationship / Client Management skills
Business Development experience; previous experience creating and responding to RFPs and RFIs

The Superintendent shall have a minimum of 10+ years' experience with heavy civil utility, treatment plant and pump station projects. Strong knowledge is required in the coordination and management of mechanical, electrical and plumbing trades (MEP). Experience in underground utility installation is preferred. Overall knowledge of heavy equipment capabilities, labor rules and other regulations is required. DUTIES AND RESPONSIBILITIES
Knowledge of contract and subcontracts to execute the work accurately and efficiently.

Develop work plans for major activities with trade labor foreman and ensure the work is carried out in accordance with the plan while maintaining a safe work environment.
Efficiently manage and utilize equipment while understanding both capabilities and limitations. Prepare weekly labor and equipment reports. Verify that all equipment is in working order. Notify the shop of all issues impacting the performance of equipment on the jobsite.
Manages trade labor efficiently with a working knowledge of union collective bargaining agreements (CBA's)
Knowledgeable of cost, payment and production targets, understand approach, crewing and production rates used at the time of bid, monitors production and compares with as-bid goals. Adjusts the operation as needed to improve production and efficiency and track quantities and assemble monthly estimates in coordination with Project Manager, check and prepare daily reports and timesheets.

REPORTS TO: Director Construction Management
SUMMARY: Provide leadership and direction in construction policies, vendor relationships, accountability, training and employee development, subcontractor and supplier relationships. Manage project and group predictability and profitability. Will work closely with Director Construction Management in adopting best construction management best practices, policies, and tools.
Travel may be required to support additional projects and pursuits. Projects are expected to be throughout North America and could extend into LATAM, South America, and EMEA.
Responsible to direct day to day operations of construction projects.
Projects will be large, fast moving, complex, and require a high degree of coordination and proactive leadership.
Responsibilities:
Provide guidance and project leadership including ground up construction, remodels, renovations, etc. ensuring projects are meeting or exceeding company expectations
Organize and lead cross function work groups, including design, procurement, operations, IT/Network, and finance as needed to achieve construction management best practices.
Direct as many as 25+ external vendors per project comprising General Contractors, A&E design teams, commissioning agents, equipment suppliers, etc.
Implement company and departmental processes and best management practices within areas of responsibility.
Ensure effective contract administration including generation, review, management, and monitoring of prime contracts, subcontracts, change orders, cost forecasts, and other pertinent documents and documentation. Assure that internal controls are in place at each step of the process.
Inspect work in place and work in progress to ensure same meets or exceeds quality, specification, and schedule requirements
Maintain strong working relationships with internal and external team members including staff, subcontractors, vendors, architects, and other industry professionals

Requirements:
Bachelor's degree or equivalent in engineering, construction management or a related field.
5+ years progressive experience in successfully managing commercial construction projects or programs
Strong working knowledge of building construction and project management processes and procedures at a national scale.
Strong working knowledge and experience of the design of data centers in various geographies in North America.
Ability to analyze and evaluate construction documents including drawings, specifications and contracts
Competency in CPM scheduling methods, construction cost estimating, proposal generation and development, document management and contract administration
Proficiency in Microsoft Office, Microsoft Project, and other industry computer applications.
Exceptional leadership, communication, written and verbal presentation, and team-building skills proven in multiple international regions.
