What this job involves - The BMS Controls Engineer is responsible for management and execution of engineering design reviews of HVAC building automation systems across the client portfolio sites, including network topology and architecture, controls strategy and logic, and adherence to client standards and accepted best practices. The BMS Controls Engineer works with a team of engineers, technicians, and contractors to ensure implementation of best practices and to implement continuous improvement across the installation infrastructure and associated processes in support of projects ranging from individual components, comprehensive tenant improvement and facilities HVAC infrastructure, and new construction projects. This role interacts with all members of the facilities manager organization, including senior management, projects, operations, technicians, and client representatives. Previous experience in the design and commissioning of building management systems for HVAC systems will be beneficial to this role and is highly desired.
Responsibilities:
Design and Engineering:
Conduct design reviews for infrastructure and tenant improvement HVAC controls projects to ensure compliance with relevant standards, design guidelines, best practices, and stakeholder expectations.
Perform technical review of control sequences of operation, program logic, and associated functional performance test plans.
Conduct field inspection throughout project implementation to verify compliance with scope and best practices, and to proactively identify implementation risks and deviations from approved design.
Coordinate with project teams and represent client on the project team to ensure stakeholder requirements are appropriately addressed and all issues are effectively resolved within the project design and implementation schedule.
Collaborate with clients, consultants, and contractors to ensure project requirements are met.
Project Management:
Manage multiple projects simultaneously, ensuring timely completion and budget adherence.
Coordinate with project teams and stakeholders to ensure project success.
Provide regular progress updates and reports.
Support mechanical engineering team with controls-specific guidance as appropriate.
Proactively identify process deficiencies and other issues, and develop and implement improvements.
Ensure internal records and databases are verified via ongoing quality assurance / quality control.
Prepare and present reporting to stakeholders as appropriate to drive effective solutions.
Recommend new processes, and changes to existing processes, to demonstrate continuous improvement.
Implementation and Commissioning:
Oversee the installation and configuration of BMS and/or BOS hardware and software.
Develop and execute comprehensive commissioning plans.
Troubleshoot and resolve system issues during commissioning and operation.
Perform controls program "clip-in" to transition new control systems onto in-operations servers.
Evaluate operating trends, alarms, and other data from the BMS system subsequent to clip-in to validate performance of control systems is consistent with design.
Monitor system performance and identify opportunities for optimization.
Qualifications required:
Bachelor's degree in mechanical engineering or a related facilities engineering field with relevant controls experience. (Associates degree with additional relevant experience may be considered.)
7+ years of experience in facilities HVAC and control systems
Experience with HVAC building automation systems, including development and/or review of operating sequences for equipment and systems.
Strong knowledge of control theory, HVAC systems, and building automation protocols (e.g., BACnet, Modbus).
Experience with major BMS platforms (e.g., Tridium, Johnson Controls, Siemens).
Demonstrated ability to organize and manage multiple simultaneous projects
Demonstrated experience in HVAC engineering fundamentals, including trend analysis
Strong problem-solving and troubleshooting skills
Excellent written and verbal communication skills
Ability to work independently and as part of a team
Preferred Qualifications:
Engineering and/or Industry certification (i.e. P.E., PMP)
Previous experience in project management, including scope development, planning, managing deliverables and deadlines, and reporting
Previous experience in design, commissioning and operational support of HVAC systems
Previous experience with building management systems (BMS), including logic/programming, points configuration, alarming and trending. Automated Logic Controls (ALC) preferred

Electrical design experience

Registered Professional Engineer.

Education:
