Role Overview

Role Overview
As the Vice President of Construction, will oversee all aspects of construction management for both our in-house development team and our New Construction projects. This leadership role is accountable for the successful delivery of multifamily developments in major U.S. markets-ensuring operational excellence, financial performance, and brand-quality standards across every build.
The ideal candidate brings deep expertise in construction management, particularly in garden-style, wrap/podium, and core residential product types. You will lead a high-performing team, manage department-level P&L, and serve as a strategic partner across Development, Capital, and Executive Leadership to help drive Cortland's long-term growth.
Lead the selection and management of external contractors, vendors, and subcontractors, ensuring compliance with Cortland's quality, safety, and performance standards.
Drive innovation and continuous improvement in construction processes, safety standards, and best practices across all projects.
Foster a culture of teamwork, accountability, and excellence within the construction teams.
Develop and maintain strong relationships with key stakeholders, including developers, architects, engineers, local government officials, and contractors.
Ensure compliance with all regulatory requirements and industry standards.
Monitor and mitigate risks associated with construction projects, taking proactive measures to resolve issues as they arise.
Report regularly to senior leadership on the status of construction projects, performance metrics, and P&L results.
Qualifications
Bachelor's degree required in Construction Management, Civil Engineering, Architecture, or a related field preferred.
Minimum of 10 years of progressive experience in construction management, with a proven track record in leading teams and delivering successful residential construction projects.
Proven expertise in garden-style, wrap/podium product, and core residential buildings.
Strong background in managing both the technical and financial aspects of construction projects.
In-depth knowledge of construction processes, scheduling, budgeting, and contract management.
Strong understanding of safety regulations, quality control, and risk management in construction.
Excellent communication, negotiation, and interpersonal skills, with the ability to collaborate effectively with internal and external stakeholders.
Ability to thrive in a fast-paced, dynamic environment while balancing multiple projects and priorities.
LEED certification and PMP are a plus.

Role Overview
As the Screening & Applications Manager, you manage the centralized application process and a team of Screening & Applications Specialists who carry out all functions and duties related to the prospect to applicant journey, including application screening, document collection, employment and rental history validation, applicant touch points, follow-up, and lease document execution for multiple multimillion dollar, multifamily apartment home communities across the company. Here are the roles you'll play:
The Go-Getter
* Hire, train, motivate, and supervise a team of Screening & Applications Specialists responsible for processing applications across multiple Cortland communities
* Contribute to cultivating an excellent applicant-to-resident experience by establishing check-ins with applicants to ensure they are receiving timely responses to pending questions
* Ensure the timely generation and delivery of applicant and move-in documentation and confirm they are completed according to company standards
* Drive conversations and collections on all pre-move-in items, working to ensure that there are proper insurance coverages, bonds, utility updates, and lease signer agreements
* Schedule and complete appropriate follow-up to discover wants and needs prior to move-in date, discuss any objections, and address concerns
* Engage with communities to provide scheduled reports
* Partner with Community managers and onsite teams in resolving disputes or concerns hindering move-in
The Organizer
* Confirm proper execution of lease forms and that documents are uploaded to OneSite
* Follow established processes and guidelines in accordance with rental qualifications and criteria
* Collect, review, and verify all supporting documentation needed for approval for all lease signers, including proof of income, rental history, photo ID, employment history, and further examination of credit or criminal history as needed
* Send adverse action letters to denied applications
* Analyze screening and application data to identify trends and make updates or adjustments in response with the goal of reducing evictions and bad debt
* Adhere to processes and guidelines for reviewing any screening disputes
* Maintain Funnel CRM for tracking pertinent dates and tasks
