Responsibilities include:
Assist Land Acquisition and Entitlement Managers with procurement of due diligence work as well as requesting and preparing all necessary paperwork for vendors and company executives
Assist the land team with community planning process, including site analysis, yield studies, land planning, landscape design, signage, and monumentation, amenity programming and planning, and common open space planning.
Act as the Land Team representative to transition all communities to vertical construction post development
Act as the company respresentative for all HOA matters including communicating with Legal Council to create HOA Governing Documents, and coordinate with Association Management Companies to establish Proformas, participate on HOA boards for each community.
Assist with vendor set up, invoice processing, and approval of draw submittals for land acquisition, land entitlements, and land development vendors
Track and manage deadlines on multiple projects and milestones
Track and manage lot takedown requirements with local Division managers and the corporate land team
Facilitate agreements and contracts with third parties and maintain accurate records
Facilitate communication with multiple departments within the company
Maintain spreadsheets for tracking purposes and regularly disseminate information to multiple people inside and outside the organization, as well as following up as needed to ensure each project stays on track through completion
Maintaining general records and other assignments as needed
Qualifications
Bachelor's or associate degree in architecture, Environmental Design, or a related field.
Knowledge of residential plans and land development construction drawings
Real estate development or homebuilding experience preferred
Must be able to learn software quickly in order to conduct market research and analysis. Prior use of MLS and Zonda preferred
Highly proficient in MS Excel, including the ability to use various tools for tracking and timelines along with general MS Office proficiency, Smart Sheets, and Microsoft Projects
Experience reading and comprehending legal real estate legal documents like deeds, plats, HOA documents, contracts, and closing statements preferred
Excellent written and verbal communication and strong active listening skills
Proven attention to detail and organization
Ability to follow-up on a variety of tasks simultaneously and switch from task to task while maintaining focus and priority

Essential Duties and Responsibilities
Oversee the receipt of a file from a Loan Officer through Final Approval
Review the file for correct stacking order, AU findings for initial determination, and appropriate documentation. Input any changes into the computer systems and re-run for a correct AU determination. Provide the status of a file to all parties
Submit all files to a DHI Underwriter at your Regional Underwriting Center, and review conditions when received from underwriting. When all conditions are received, make any changes necessary to the computer system and resubmit to the AU system
Read updates and comply with all Quality Control policies, attending QC meetings as scheduled. Review all files for DHI Mortgage required checklists, and respond to all QC write-ups within 10 calendar days
Review Loan Processor, Project to Close, and Timeline Exception reports daily. The Loans in Process Report should be reviewed on a weekly basis
Review the Loan Officer's "needs list"
Maintain an accurate communication log

Valid driver's license and reliable transportation.
Strong communication, organizational, and customer service skills.
Proficiency in Microsoft Office and ability to use sales tracking tools.
Self-motivated with a positive attitude and strong work ethic.
Physical & Office/Site Presence Requirements:
Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. This is primarily an active position, involving office/phone work and walking in all weather conditions, and uneven surfaces, to and within homesites in the community. Must have a valid state driver's license in order to take customers throughout the neighborhood and community, visit realtor offices, and to various other meetings in the process of self-generating sales. Finger dexterity is required to operate computer keyboard and telephone equipment. Must be able to lift and carry supplies and materials up to 25 pounds.

Manage the review and follow-up of insurance documents with third parties and ensure that Preferred Partners maintain up-to-date data and insurance; place partners on hold as needed
Communicate and collaborate with Local Purchasing and Legal Teams to resolve any insurance issues that may delay approvals or cause Preferred Partners to be placed on hold due to expired insurance
Work with Accounting Team to set up Preferred Partners
Work with Corporate Legal Team to maintain current contract documentation for each market in the region
Store signed Preferred Partner Agreements, Statements of Work (SOW), and ensure contract documents from Local Teams are complete and properly filed
Qualifications
Experience working in purchasing, starts, permitting, and/or vendor management preferred
Strong professional communication skills, with the ability to effectively interact with team members and Preferred Partners
Proven ability to hold team members and partners accountable to established policies and requirements
A professional understanding of insurance lingo is a plus
