This individual will be responsible for portfolio lease management and other tasks relating to lease administration, reconciliation, and property management for Qdoba. This role will require substantial interaction with Landlords and effective cross-functional communication within our Development (Real Estate, Facilities, and Construction), Legal, and Accounting departments. KEY DUTIES/RESPONSIBILITIES: Leadership and Skillset * Provide hands-on guidance and development, while also actively managing a subset of assets. * Ensure decisions align with brand priorities and real estate objectives. * Serve as an escalation point for complex negotiations. Portfolio & Lease Management * Managing the existing portfolio of 180+ company restaurants and 150+ franchise leases. * Protect the long-term health of the lease portfolio by proactively managing key real estate terms. * Extend lease option periods to preserve site control and future flexibility. * Lead negotiations for rent reductions, early renewals, tenant improvement allowances or strategic lease restructures. * Monitor lease expirations, renewal windows, and risk exposure across assigned geography. * Reading and interpreting commercial real estate leases and other related documents * Complete and stay current on lease software user training (Lucernex); and maintain competence with system reports necessary for job responsibilities * Abstracting lease documents into leasing software; and billing Tenant Improvement Allowance. * Review invoices and process escrow changes (Rent, Operating Expenses, Utilities, etc.). Ensure all charges are permitted per the Lease. Request and review backup documentation to reconcile accounts, resolve any discrepancies, and negotiate for maximum cost savings while maintaining a healthy Landlord-Tenant relationship. * Processing Estoppels, SNDA's , and Change of Ownership requests. Obtaining pertinent supporting documentation necessary. Process New Vendor forms for Landlord entity changes, acting as Liaison between Landlord and Accounting to obtain and verify required documentation (W-9, ACH, Landlord Contact Form). Cross-Functional Collaboration * Act as a liaison between Real Estate and internal groups including Operations, Legal, and Accounting. * Review and interpret financial models related to store performance, rent-to-sales ratios, and return on invested capital. * Provide strategic input into closure analysis, lease workouts, and portfolio rationalization. * Review and approve DealPath requests prior to formal leadership escalation. * Support compliance with internal real estate controls and approval processes. * Collaborate with Legal and Lease Administration to ensure lease terms and amendments are accurately reflected in systems. QUALIFICATIONS: * 8-10+ years of experience in asset management, real estate, or lease administration, preferably in the restaurant, retail, or franchise industries. * Proven experience negotiating leases, extensions, or rent relief. * Strong financial acumen and comfort reviewing P&Ls and return models. * Ability to communicate with senior leadership and franchisees in a clear and professional manner. * Bachelor's degree in business, Real Estate, Finance, or related field required. The Franchise Business Consultant, Non-Traditional (FBC-NT) serves as a strategic field leader responsible for protecting and elevating the QDOBA brand across smaller traditional franchise systems and non-traditional operating environments. This role supports traditional franchisees typically operating three or fewer restaurants, as well as non-traditional operations, including QDOBA restaurants located on college and university campuses, military bases, airports, stadiums, travel centers, hospitals, and other licensed or venue-based environments. The FBC-NT performs the same core functions as a Franchise Business Consultant, with added complexity related to venue constraints, contract requirements, and partner operating models. This role partners closely with franchise owners, license partners, contractors, and venue stakeholders to ensure operational excellence, organizational health, and sustainable brand performance. The FBC-NT is accountable for reinforcing QDOBA brand standards, procedures, and systems, while driving disciplined execution of the operations strategy with focused emphasis on People, Hospitality, Culinary, and Off-Premise excellence. Acting as both coach and consultant, the FBC-NT balances support with accountability, while respecting joint-employer boundaries, to deliver consistent guest experiences and long-term partner success.
