About the role

About the Role
Pacaso is seeking a Director of Home Integration & Design to lead the end-to-end delivery of homes from acquisition through Pacaso Stay Ready / Delivered. This role owns the operating model, teams, and systems that enable homes to be delivered on brand, on time, and on budget.
The Director manages the teams responsible for design, sourcing, procurement, logistics, onboarding, and portfolio programs, and serves as the connective leader ensuring these functions operate as a single, coordinated engine. In addition to new home onboarding, this role oversees furniture and OS&E replacement programs across the existing portfolio and supports special initiatives.
This is a senior leadership role focused on scaling the business-by strengthening teams, improving processes, implementing systems, and driving clarity, accountability, and performance across home integration.
Own End-to-End Home Integration
Lead the teams responsible for the full home integration lifecycle, from acquisition through Pacaso Delivered
Establish priorities, sequencing, and standards across design, procurement, logistics, capital coordination, installation, and inventory reconciliation
Partner with Market Operations, Acquisitions, Capital Projects, and third-party development teams to ensure capital work is completed prior to FF&E installation
Serve as the senior point of accountability for home readiness, ensuring teams deliver against Pacaso brand, quality, operational, and timeline standards
Design & Scalable Operating Capacity
Lead the design organization responsible for supporting a variable onboarding pipeline across U.S. and international markets
Establish scalable design processes that balance internal production with external design partners
Ensure design teams consistently deliver outcomes aligned with Pacaso brand standards, regional requirements, and operational constraints
Support the development of designers' business and operational acumen
Procurement, Logistics & Inventory Leadership
Lead procurement team responsible for FF&E, OS&E, and consumables
Set strategy and guardrails for global logistics execution, including warehousing, shipping, customs, and white-glove installation
Oversee relationships with third-party logistics providers to ensure reliable, cost-effective execution
Drive improvements in inventory accuracy, purchasing automation, and reconciliation across new homes and the existing portfolio
Financial Ownership & Systems Enablement
Lead teams responsible for budgeting, forecasting, and budget-to-actual reconciliation across onboarding, replacement programs, and special projects
Establish financial controls and processes to ensure accurate tracking of home-level and portfolio-level spend
Partner closely with Finance, Accounting, and Operations to improve forecasting accuracy, gross margin, inventory management, and working capital
Oversee the rollout and adoption of Pacaso's procure-to-pay platform (ZIP), ensuring effective transition from legacy systems and compliance with financial controls and audit requirements
Sourcing, Partnerships & Pacaso Store (Ecommerce)
Lead sourcing and partnerships teams responsible for global vendor strategy and performance
Set direction for vendor negotiations, pricing, discounts, and preferred partnerships aligned with Pacaso brand standards
Oversee the development and scaling of Pacaso's ecommerce store featuring products used in Pacaso homes
Ensure ecommerce initiatives drive owner value while supporting Pacaso revenue and margin
Team Leadership, Operating Model & Performance
Build and lead multi-disciplinary teams across Design, Procurement, Sourcing and Onboarding; develop managers, clarify ownership, and support career growth
Own and evolve the operating model, including SOPs, playbooks, and cross-functional handoffs that enable teams to operate efficiently and at scale
Set and review KPIs and SLAs tied to revenue, cost, quality, margin, inventory accuracy, and system adoption, and guide teams through performance improvements and change management
Foster a collaborative, high-performing culture focused on accountability, continuous improvement, and shared outcomes
Requirements
10+ years of experience across design operations, supply chain operations, procurement, logistics, or fulfillment, with ownership of complex, end-to-end programs
5+ years in senior leadership roles within fast-growing, multi-region or global organizations
Proven experience building and scaling multi-disciplinary teams and developing leaders
Experience owning budgets, forecasting, margin performance, and budget-to-actual reconciliation

Position Overview

The Director, Physical Security Design is a newly created, mission-critical leadership role responsible for building, leading, and maturing the Security Design vertical. This leader owns the strategic direction, technical standards, program governance, and operational execution of all physical security designs across Vantage's North American data center portfolio.

Duties
Strategic Leadership & Program Ownership
Develop and execute the long-term strategy for the Physical Security Design program across all North American markets.
Build, scale, and lead a high-performing team of design engineers and emerging technology specialists.
Establish a unified, scalable, and standardized design methodology that supports rapid expansion across multiple simultaneous builds.
Ensure all security design initiatives directly support the Physical Security Vision & Mission and organizational objectives.

Salary Range: $175,000 - $190,000 (this range is based on Colorado market data and may vary in other locations)

KEY DESCRIPTION

KEY DUTIES & RESPONSIBILITIES
Provide enterprise leadership through the design and development of a new, structured approach to RTX Org Design. This work includes defining and operationalizing an RTX OD governance model, defining RTX OD standards, services, service delivery models, key processes, and consistent measurement approaches. Once defined, this leader will be responsible for driving continued maturity across the model, ensuring the resources and support reflect evolving best practices and internal customer needs.
Develop and execute the RTX HR OD capability-building strategy, including the deployment of a comprehensive training program.
Enable strategic investments with approved external vendors, when necessary. Counsel internal customers on recommended vendors to engage, and ensure vendor engagements align to RTX OD standards.
Partner with cross-functional stakeholders to develop and design RTX OD design criteria, aligned to our business' operating model, industry standards and go-to-market requirements.

KEY QUALIFICATIONS
Required Qualifications

Deep org design subject matter expertise - developed through both academic endeavors and a successful track record of practical application.

Own the SysQue environment-build families, manage profiles, maintain standards, and ensure all models are built with constructible content.
Ensure drawings and models comply with internal standards, project requirements, and codes.
Coordinate closely with Project Managers, Field Leadership, Engineers, and BIM Coordination teams.
Manage drawing revisions, file structure, documentation control, and as-built accuracy.
Develop, implement, and enforce CAD/VDC standards, templates, content libraries, and workflows.
Support project schedules by delivering drawings and model updates on time.
Qualifications
Required Knowledge:
Advanced proficiency in AutoCAD, Revit, Navisworks, and related VDC platforms.
Hands-on SysQue experience (minimum 2-3 years) including building profiles, custom parts, creating reports, and modeling for fabrication-level output.
Strong understanding of mechanical, plumbing, and HVAC systems.
Experience with construction sequencing, coordination meetings, and BIM execution plans.
Solid working knowledge of construction codes, standards, and documentation control.
Required Skills:
Ability to model and produce construction-ready drawings using SysQue fabrication-level content.
Ability to coordinate drawing updates with field changes and as-built conditions.
Manage multiple projects and deadlines with discipline and precision.

The Director of Organization & Workforce Design leads enterprise-wide efforts to optimize structures, operating models, processes, and workforce capabilities. This role operates from macro to micro, shaping organization design to job architecture, role evolution, and skill strategy-shaping the future of work. A strategic thinker and systems designer, the ideal candidate partners with senior leaders, HRBPs and cross-functional partners to drive agility and effectiveness.

What you have:
Bachelor's degree; 4 years of related experience (in addition to the minimum years of experience required) may be substituted in lieu of degree

Compensation range: The salary range for this position is: $127,310.00 - $243,340.00.
