Position Overview
Steel Peak is seeking an Acquisitions Director to lead sourcing, underwriting, and execution of IOS acquisitions across multiple U.S. markets. This role requires a driven and relationship-oriented professional who can manage the full acquisition lifecycle from deal sourcing and broker engagement to underwriting, diligence, and leasing support. The ideal candidate has acquisition or brokerage experience in IOS or industrial, strong broker relationships, and the ability to operate both strategically and tactically within a fast-growing investment platform.
Key Responsibilities
Source and evaluate IOS and low-coverage industrial opportunities across multiple markets
Build and maintain relationships with brokers, owners, and local market players
Underwrite acquisition opportunities, prepare and present IC memos
Lead negotiations on deal terms, letters of intent, and purchase agreements in coordination with executive leadership and legal counsel
Participate in leasing calls with brokers and collaborate with asset management on tenant negotiations
Track market data, lease comps, sale comps, availabilities, and deal pipeline
Report on pipeline activity and performance metrics to executive leadership
Travel regularly to target markets for property tours, broker meetings, and on-the-ground market research
Maintain accurate pipeline, deal, and relationship data within the company's CRM to ensure visibility and accountability across the acquisitions team
Qualifications
Bachelor's degree in Business, Finance, Real Estate, or related field
5+ years of experience in industrial real estate acquisitions or brokerage, preferably value-add, IOS or industrial-focused
Established broker and owner relationships in Western U.S. industrial markets
Strong underwriting and analytical skills, with experience using financial modeling tools
Demonstrated ability to lead deals independently from sourcing to close
Entrepreneurial mindset with excellent communication and relationship management skills

POSITION SUMMARY
The Director of Human Resources is a visionary and strategic HR leader responsible for fostering a culture of excellence, collaboration, and inclusion at the San Diego Center for Children. Reporting to the Chief Administrative Officer, the Director of HR will shape and execute HR strategies that align with organizational goals, drive employee engagement, and ensure compliance with all applicable regulations. This leader will oversee all aspects of Human Resources, including talent acquisition, performance management, leadership development, employee relations, compensation and benefits, compliance, and HR operations. The Director of HR will have regular direct interaction with the Senior Leadership Team and CEO, serving as a trusted advisor and thought partner. Additionally, they will have access to the Executive Committee of the Board of Directors, especially in relation to executive compensation and culture related matters. They will also build and lead a high-performing HR team with a focus on service excellence, process improvement, and measurable impact.

SUPERVISORY RESPONSIBILITIES
Directly supervises the Human Resources Team which includes HR Managers and HR Generalists. Carries out supervisory responsibilities in accordance with the organization's values, policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Qualifications
MINIMUM REQUIREMENTS:

The Director of Human Resources is responsible for managing the company's HR plans in ways that support our mission and overall strategy in the People and Culture department at San Diego. This position will be responsible for:

10+ years of prior extensive experience managing all functional HR disciplines for 300+ employees, preferably in the food and beverage and/or hospitality industry.
Expert knowledge of state and federal employment law, including technical knowledge of all California laws such as FEHA, CFRA, PAGA, CA Wage and Hour and unemployment laws as well as federal laws governing the employment relationship such as Title VII, EEO, AA, FMLA, ADA, ACA, and OSHA. Ability to interface with outside employment counsel in any matter involving a potential legal issue.
Proven experience in unemployment and workers compensation claims, investigation processes, compensation practices, benefit programs, and current state and federal Human Resources legislative policies/laws.
Prior experience updating and implementing key HR processes and procedures.
Experience with confidential collection and assessment of sensitive data.
Bilingual Spanish/English preferred.
Essential Duties and Responsibilities:
The Human Resources Manager will manage activities in the following functional HR disciplines:
Manage all HR Functions in the Company.
Manage support staff.
Facilitate a diverse and inclusive culture based on Company values/standards.
Direct recruiting, training, orientation, onboarding, and performance management.
Manage benefits administration in coordination with the Controller.
Know and practice federal and state labor law compliance.
Receive, process, and resolve all associate questions/concerns/complaints.
Lead and conduct multiple investigations.
Manage coordination with legal counsel.
Respond to and process unemployment and disability claims.
Write annual policy, procedure, and HR manuals and handbooks.
HRIS Management.
Coordinate with payroll and accounting compliance.
Support all safety policies and procedures.
Any other duties assigned by Controller and COO.
