Position Summary We are looking for a powerhouse General Manager who is a "builder" and a "leader of leaders." This is the senior on-site leadership role responsible for overseeing all day-to-day operations. This is not a standard hotel management role; America's Outdoor Adventure Park is a complex, asset-heavy resort featuring race tracks, vehicle fleets, and adventure-based amenities. We need a GM who arrives with an established "Rolodex"-someone who has a proven network of high-performing managers and specialized staff they can bring with them to hit the ground running. As Odyssey Resorts expands to multiple properties over the next 18 months, this individual will be groomed to transition into a Regional General Manager role. The ideal candidate is a hands-on, guest-centered hospitality leader who partners closely with corporate leadership while maintaining total direct ownership of park operations. Key ResponsibilitiesOperational Leadership & Asset Management Asset-Heavy Oversight: Direct responsibility for high-value physical assets, including an ATV/UTV rental fleet, race tracks, and specialized outdoor infrastructure. Manage maintenance schedules, safety protocols, and asset longevity. Daily Operations: Oversee all park amenities, including lodging, retail, private event management, food & beverage, vehicle/pool rentals, and off-site attractions. Standardization: Develop and maintain the "AOAP Playbook"-standard operating procedures (SOPs) that ensure the flagship property can run autonomously as you transition into regional oversight. Team Leadership & Recruitment Network-Driven Recruitment: Leverage your existing professional network to quickly staff key positions with trusted, high-level talent. Development: Lead, develop, and hold accountable department managers and supervisors. Foster a culture of hospitality, safety, and teamwork. HR Partnership: Partner with the corporate HR Director on hiring, onboarding, performance management, and employee relations. Strategic Growth & Execution Regional Scaling: Execute strategic initiatives from ownership and provide on-the-ground insight to inform long-term planning for future resort acquisitions. Qualifications & Requirements The "Asset-Heavy" Expert: 5+ years of hospitality leadership with direct experience in experiential or destination-based resorts (adventure parks, campgrounds, or multi-amenity resorts). Candidates with only standard hotel experience will not be considered. Proven P&L Mastery: Demonstrated success in managing complex budgets and driving profitability across multiple departments. This role is responsible for accurately picking and preparing items based on bills of materials (BOMs) or customer orders. The ideal candidate will possess strong organizational skills, a commitment to accuracy, and the ability to work effectively in a fast-paced environment.Key Responsibilities1. Order Picking Review bills of materials (BOMs) or customer orders to determine required items Locate and retrieve materials from designated stock locations Verify part numbers, quantities, and accuracy of picked items 2. Inventory Management Update records to reflect picked inventory Report any inventory discrepancies or shortages Assist with regular inventory cycle counts 3. Packaging and Labeling Package picked items securely in accordance with company standards Apply shipping labels and required documentation 4. Quality Assurance Inspect parts for defects or damage before packaging Report quality issues to supervisor or quality control personnel 5. Safety and Compliance Follow all safety protocols and warehouse procedures Maintain a clean and organized work area Qualifications High school diploma or equivalent Previous experience in warehouse or stockroom operations preferred Strong attention to detail and organizational skills Ability to lift and carry heavy items Basic computer skills; familiarity with inventory systems is a plus Excellent communication and teamwork abilities Ability to prioritize and work independently Willingness to work overtime as required Work EnvironmentThis position operates within a production warehouse environment. Job Duties Project / Engineering * Reporting to the Sr. Projects Portfolio Manager at the LSB Pryor facility in Oklahoma, the position will provide project engineering oversight from project conception through commissioning and startup. * Have a working knowledge of LSB's plant processes and understand how the projects will interface with the existing units. * Lead the technical interface between the project, operations, maintenance, engineering, and EH&S groups to ensure all operational and regulatory requirements are incorporated into any project design. * Develop Equipment & Project Scopes, identify & document project deliverables, develop work plan, and execute project work plans. * Work with the LSB Estimator to generate project cost estimates for project and equipment scopes to support project economics. Detail level of accuracy based on AACE international or other similar estimating practice. * Develop a project schedule and maintain/track details to ensure the schedule is updated and accurate to the level of available information. * Develop and manage engineering and construction budgets to support the project milestones. * Work with Procurement to support generating RFIs/RFPs/RFQs, Bidtabs, Contract Documentation, logistics and transportation and other elements, for POs * Review and update forecasted spend on routine (e.g., monthly) basis. * Participate in budget, status, and management team meetings to provide input and resolve issues. * Manage day-to-day operational aspects of a project. * Apply LSB project methodology and enforce project standards. * Prepare for LSB leadership phase gate reviews and adhere to LSB project phase gate process. * Minimize LSB exposure and project risk by developing and monitoring risk register and ensure risks are appropriately addressed throughout project development, detail design, estimating, and execution. * Manage Project Deliverables and Documentation - Ensures project documents are completed, reviewed, accepted, current and stored appropriately. Upon Project completion the project documentation package will be handed over to the PSM Engineer. Financial Management * Follow the LSB Project control measures for projects that monitor, report and control project scope, schedule, costs, and overall risk management. * Have working knowledge of project economic models and comparing projects based on NPV and IRR to report and compare capital projects. * Assures project legal documents are completed and signed. Communication * Develop strong working relationships with all LSB groups as well as contractors and technology suppliers. * Holds regular status meetings with project team and effectively facilitate team and client meetings. * Effectively communicates relevant project information to leadership. * Delivers informative and well-organized presentations. * Resolve and/or escalate issues in a timely fashion. Technical Understanding * Capable of traveling to equipment sites, performing fit-for-service inspections, reporting, and utilizing information to develop project scope of work and facilitate cost estimating of existing equipment. * Working knowledge of industry codes including ASME piping specifications, Boiler & Pressure Vessel Code, National Electric Code, and similar codes used for equipment specifications, design and installation of industrial equipment. * Ensures that all design-specifications conform to the latest national and local codes, rules and regulations. * Create request for equipment quotations for project cost estimates using equipment specifications. * Familiar with supply chain and procurement policies and work with purchasing agent to solicit and evaluate bids. Leadership * Demonstrates safety leadership in the field. * Inspires coworkers to attain goals and pursue excellence, acknowledge team member contributions, and exhibit good teamwork skills * Identifies opportunities for improvement and makes constructive suggestions for change. * Manages multiple projects and associated budgets, schedules, and resources. * Acts as technical resource for engineers with less experience. * Supports company safety programs and initiatives.
